# Public intelligence for gyms and fitness studios.

## The blind spot.

An apartment project near your studio raises practical questions. How many homes are permitted? Has construction advanced? Who should verify when residents could arrive? Which partnership idea fits your current class capacity?

A drive past the site cannot answer all of them. Public permit records can supply project identifiers, unit counts, issue dates, and recorded status. Your staff supply the local checks and the decision about what to do next.

The [fitness industry page](/for/fitness) covers membership inquiries, timetable replies, and office follow-ups. The intelligence function described here adds evidence about the neighborhood around that office.

## The flagship tool: nearby housing development watch.

**Your question:** “Which big apartment projects near my studio are permitted, and how close are they to move-in?”

Start with the part public data can establish: permitted projects and their recorded stages. Move-in timing remains a question for the relevant project contact unless a verified source supplies it.

The proposed function collects permit changes, groups records belonging to one project, and produces a weekly map and review list. Your operations manager checks the largest or most relevant changes before a partnership or location decision.

### What a real permit says.

Austin publishes its [Issued Construction Permits dataset](https://data.austintexas.gov/resource/3syk-w9eu.json) through an open-data API. The 2026.10.27 check returned this new-building record:

| Field | Observed value |
| --- | --- |
| Permit number | 2026-137370 BP |
| Project ID | 13791404 |
| Master permit number | 13726578 |
| Work class | New |
| Housing units | 176 |
| Issue date | 2026.10.23 |
| Recorded status | Active |
| ZIP | 78724 |

This is evidence of a permit carrying 176 housing units. It is not evidence that 176 households have moved in or want a gym membership.

The source check also found a commercial class label on this housing project. A filter that keeps only records labeled residential would miss it. The collector needs building-permit type, new-work scope, and unit fields mapped to the city's definitions.

Austin's feed includes more than new apartment buildings. Remodels, trade permits, and revisions need separate handling. Summing every positive housing-unit field would be an unreliable way to count new homes.

### Follow the project through its recorded stages.

The owner sets the studio location, distance bands, and project sizes worth reviewing. The first collection establishes a baseline. Later runs identify new permits and changed stages within the same territory.

Project ID and master permit number help group related records. Permit number preserves each individual filing. Parcel and location fields support checking the grouping where the source supplies them.

A building permit and its electrical permit must not become two apartment projects. A revision must not add the entire unit count again. An uncertain grouping stays in the review queue with its source records attached.

Issue date, current status, completion, and certificate-of-occupancy information remain separate fields. A city that publishes an occupancy field needs its own verified interpretation. A city without one cannot support an automatic move-in forecast.

Raleigh's building-permit source is a possible second adapter because the source review verified certificate-of-occupancy date fields there. That does not make Austin and Raleigh interchangeable. Each city needs a checked field map, project grouping, and coverage statement.

### What the owner sees each week.

The proposed list shows project identity, permitted units, distance band, recorded stage, last observed change, and unresolved questions. A map helps staff choose which projects merit local verification.

Staff can add a confirmed property-management organization and a dated business conversation. Partnership availability remains unknown until that organization answers. The function prepares research; it does not send an offer or reserve class capacity.

The owner directs territory and capacity limits. An operations manager checks project identity, duplicated units, and stage. A failed source refresh produces a dated warning rather than an empty neighborhood map.

**Why it compounds:** the studio keeps corrected project groups, verified stage dates, partnership decisions, and aggregate outcomes from its own tests. Over time, staff can compare the interval from a permit to a confirmed opportunity. They can also see which apparent growth signals never produced a relevant project.

The first build has two working functions: permit normalization and project grouping, then territory qualification with the studio's owned outcome record.

## Two more tools.

### County market comparison.

“Which county deserves a closer location study?” The Bureau of Labor Statistics Quarterly Census of Employment and Wages supplies a broader reference.

The [Wake County 2026 first-quarter file](https://data.bls.gov/cew/data/api/2026/1/area/37183.csv) contains a private-sector fitness-industry row under NAICS 713940. The verified row reports 303 establishments and 6,286 third-month employees. Those are industry totals for a county and period. They are not available premises, prospective members, or current foot traffic.

A quarterly comparison can keep county, industry, ownership, period, and disclosure status aligned. The owner then compares that evidence with rent research and studio capacity. Missing or suppressed figures remain unknown, and a county boundary does not define a studio's catchment.

### Equipment recall match.

“Does any published recall cover a machine on our floor?” The [CPSC Recall API](https://www.cpsc.gov/Recalls/CPSC-Recalls-Application-Program-Interface-API-Information) can be matched against an equipment register.

The verified treadmill search found model information inside product text while a structured model field was blank. A useful function checks manufacturer, model, and serial evidence. Text similarity creates a candidate for physical-label inspection.

The facilities lead owns the asset list. The maintenance reviewer confirms applicability against the official notice and records the response. The tool does not clear a machine for use or interpret a member's injury.

## Try the public demo.

[Open Housing permit watch](/tools/housing-permit-watch)

Choose a supported Austin ZIP and issue-date window. Read the source date, coverage notes, and definitions beside the permitted-project and unit totals.

The public demonstration uses neighborhood aggregates. Small counts are suppressed. It excludes homeowner, applicant, and contractor details, precise single-family addresses, member information, and stored visitor searches.

The private function adds project history, the studio's distance rules, staff checks, and partnership outcomes. A permit total demonstrates public construction activity. It cannot supply a membership forecast or a guaranteed opening date.

## The limits that shape the design.

An uncovered city must say “not covered.” A capped query must say its result is partial. Missing occupancy evidence must remain missing. These limits belong beside the result, where an owner decides how much weight to give it.

No member health forms, body measurements, wearable records, or attendance tied to medical conditions enter these tools. The proposed comparisons concern buildings, equipment, and aggregate business activity.

No lease, partnership message, equipment action, or timetable change runs automatically. The person responsible for that decision checks the source and the studio's current position.

For an operating location, use the [multi-location gym page guide](/articles/multi-location-gym-website-pages) to publish approved hours, services, and inquiry routes. A possible future neighborhood does not become a public branch page.

## Build the function your studio owns.

Scale With Search defines the territory, project rules, reviewer responsibilities, and handoff checks in a written scope. Your studio keeps the source history, corrected matches, decisions, and operating instructions. Each working function starts from $7,500.
