# Public project signals for architects and designers.

## The blind spot

A planning application can tell your studio that a site is changing before anyone sends you a brief. It can also reveal that another team is already working. Both facts matter when deciding where a principal should spend time.

The useful question is specific: which proposals fit our building types, and what role could still be available? A list of new permits cannot answer that alone. The studio needs the application stage, stated program, size, and evidence about the appointed team.

The [architecture and interior design overview](/for/architects-and-interior-designers) covers inquiry summaries, approved briefs, and client updates. This page addresses the earlier research decision: which external projects deserve investigation before they enter your office workflow.

## The flagship tool: early project and design-team watch

**Your question:** “What is in planning right now that fits our work, and who is already drawing it?”

**What it collects:** start with Raleigh's Development Plans and Rezoning Case Boundaries datasets. Add building permits when a project can be matched within the same jurisdiction. Keep planning, requested zoning, approval, and permit stages separate.

The [Development Plans layer](https://services.arcgis.com/v400IkDOw1ad7Yad/ArcGIS/rest/services/Development_Plans/FeatureServer/0) contains plan numbers, submission dates, status, acreage, zoning, and requested units or square footage. Its fields distinguish requested and approved quantities. An empty quantity remains unknown.

A record checked on 2026.10.27 identified plan ASR-0089-2026 as an Administrative Site Review submitted on 2026.10.23. It listed 2.07 acres and IX-3 zoning. Those are research facts. They do not establish the final program, a design fee, or an available appointment.

The layer also has a field labeled `developer`. Preserve that label. A firm appearing there is not automatically the architect of record. The studio's review queue should say “design team unknown” until a suitable source establishes the role.

The [rezoning layer](https://services.arcgis.com/v400IkDOw1ad7Yad/ArcGIS/rest/services/Rezoning_Case_Boundaries_View/FeatureServer/0) supplies another stage. The checked Z-39-2026 case showed 2.13 acres, a requested change from R-1 to R-6-CU, and “In Process” status. A requested zoning change remains a proposal for review.

**The join to your records:** retain municipality, plan number, case number, and the original source link. Use a published parcel identifier where available. Address matches need review, especially when a site includes several parcels or several applications.

Match the resulting project to your studio's approved sectors, size bands, and service territory. Attach existing relationship notes and previous research decisions. Keep an uncertain project match separate instead of merging two nearby sites.

**Output and cadence:** collect daily and prepare a weekly queue. Each entry shows the source stage, program evidence, requested size, source date, missing facts, and next review question. A quarterly view groups verified firm roles by project type. It never invents those roles from company names.

**Who directs and who checks:** the principal selects sectors and acceptable engagements. A project architect checks program fit and appointment evidence. The business development lead decides whether a conversation is appropriate.

**Why it compounds:** the studio keeps plan-to-permit intervals, rejected project types, verified team roles, and reasons an opportunity was too late. Each correction becomes part of the next review. A new employee can inspect those decisions without reconstructing them from somebody's inbox.

Scope this as two working functions: planning collection with version history, then a fit queue with reviewed project and firm identities.

## Two more tools

### Commercial move and expansion brief

“Which operators are changing premises in a way that may need interiors work?” Chicago's [Business Licenses dataset](https://data.cityofchicago.org/Community-Economic-Development/Business-Licenses/r5kz-chrr) provides application types that distinguish issuance, renewal, and location changes. Join relevant events to the city's building permits using reviewed addresses and dates.

A new license is insufficient evidence by itself. A mobile business may have no fixed interior project. A renewal may describe unchanged operations. The brief should retain the event type and explain why the record survived those exclusions.

This two-function design collects license history, then prepares permit-linked research cards. An interiors lead checks the possible fit-out scope. Chicago and Raleigh remain separate source territories; matching street names across cities creates no project relationship.

### Specification recall check

“Does anything on our product schedule need another look?” The [CPSC recall interface](https://www.cpsc.gov/Recalls/CPSC-Recalls-Application-Program-Interface-API-Information) supplies consumer-product notices. Match populated model or product identifiers to a controlled specification schedule before attempting narrative matches.

The research found blank model fields in a chair-related query. That makes a keyword hit a review candidate. It cannot confirm that the specified chair is affected. Coverage also does not extend to every commercial material or system.

For a clean schedule, scope one function that prepares dated match evidence. The specification lead checks the original notice and manufacturer guidance. Material selection and any approved substitution remain with the project's qualified reviewers.

## Try the public demo

[Open Plans in review](/tools/plans-in-review)

Use the Raleigh plan-type and size-band filters to inspect public planning evidence. The public view is limited to source-backed plan and zoning facts. It should retain missing values, distinguish requested quantities, and expose the source date.

The private function adds your sectors, projects, existing relationships, accepted matches, and review history. Historical change labels require saved observations. A first snapshot establishes the baseline; it cannot reconstruct changes that the tool never observed.

The public demonstration needs no client brief, drawing, or private project schedule. It excludes applicant contacts, city staff details, and personal-name values found in firm fields.

## The limits that shape the design

A filed plan is not an invitation to replace its design team. A permit may arrive after the appointment has been settled. Keep those limits visible beside each candidate so the principal can reject unsuitable pursuits early.

Link to drawings instead of copying them into a public product. Verify roles before making any attribution. The [project-credit guide](/articles/architect-project-credits-website) covers the separate publishing task once your studio has confirmed its contribution and permissions.

Each city needs its own access, field, and reuse review. Unsupported places should show “not covered.” Blocked pages should produce a source failure, rather than a claim that no projects exist. Any later contact needs a separately approved process that respects the source and the project's procurement instructions.

## Build the function your studio owns

Scale With Search scopes the source territory, accepted project classes, reviewer roles, and handoff checks before building. Each function starts from $7,500. Your studio keeps the records, corrections, operating instructions, and evidence behind its decisions.

Start with a territory and a project class your principal can judge. Acceptance should include a known match, a duplicate application, an already-appointed team, and an unavailable source. The result is a research process the studio can direct and check.
