# Your home repair office keeps re-explaining every project to AI.

Configure these example jobs with limited permissions and staff approval. Test limits and check drafts.

The office opens an AI assistant and reconstructs the project. Which inspection is current. What the estimator offered. Whether engineering approval is required. Which conditions were observed and which were reported later. What the warranty says. Which date production confirmed.

A useful foundation and home repair assistant organizes approved facts. It does not diagnose a structure, select a repair method, interpret engineering, or change scope. It does not promise a result. It prepares one office output. It stops at technical, safety, permit, price, schedule, warranty, and customer-commitment boundaries.

## Three jobs a repair agent can prepare from source records

### 1. Prepare an inspection-to-estimate handoff

The agent reads `projects/P-1842/inspection/field-report.md`, `projects/P-1842/inspection/photo-register.md`, and `rules/estimate-handoff.md`. It writes `projects/P-1842/drafts/estimate-handoff.md` with the address, areas inspected, observations exactly as recorded, measurements present in the report, files received, requested repair concerns, and questions for the estimator.

It does not label a condition structural, determine cause, select piers or another method, calculate quantities, interpret a photo, or state that a repair is necessary. Missing measurements, conflicting location labels, or a referenced engineering file that is absent creates a blocked handoff.

### 2. Draft a project update from the approved job record

The agent reads `projects/P-0975/job-file.md`, `projects/P-0975/production/current-status.md`, and `projects/P-0975/changes/approved-changes.md`. It prepares `drafts/P-0975-customer-update.md` with the last recorded milestone, approved scope version, documented access issue, current confirmed schedule statement, open decision, and office contact.

The agent does not announce completion, promise stabilization, describe an inspection as passed, waive a permit condition, or turn a requested date into a confirmed one. If production status conflicts with an approved change, it lists both and stops for the project owner.

### 3. Organize a warranty inquiry without deciding coverage

The agent reads `warranties/W-441/issued-warranty.md`, `warranties/W-441/service-history.md`, and `warranties/W-441/inquiries/2026-08-18.md`. It writes `warranties/W-441/intake-summary.md` with the customer’s reported condition, covered project reference, warranty dates and terms as written, prior visits, files received, and missing information.

It does not decide coverage, cause, eligibility, transfer, remedy, or fault. It does not promise an inspection, repair, or payment. The warranty owner reviews the exact issued document and current service record before any customer response.

## What the contractor keeps

You keep inspection reports, photo registers, customer-provided records, estimates, accepted scope, engineering references, and permits. You keep job status, approved changes, warranty documents, service history, corrections, and run receipts. Your field-service, estimating, or project system can remain authoritative. The assistant reads only the approved sources named for one job.

You keep source roles. The field report controls recorded observations. A qualified engineering source controls its own technical statements. The accepted estimate and change orders control offered scope and price. Production controls recorded job status. The issued warranty controls its terms. A homeowner message reports a concern but does not change any of those records.

You keep the boundary between preparation and technical judgment. An AI tool may copy a measurement from the current report into a handoff. It does not infer movement from a photograph, reconcile conflicting engineering language, certify code compliance. It does not make a safety decision.

The estimator approves price and scope. Qualified technical owners approve interpretations. Production approves schedule statements. The warranty owner approves coverage language. The account owner approves the recipient and final customer message. Every run ends with a draft and receipt, or a named block.

## What the assistant never does without approval.

Configure and test these limits. [Human-review guidance](https://developers.openai.com/api/docs/guides/safety-best-practices).

The assistant does not send a message, diagnose a condition, or recommend a repair. It does not interpret an engineering document, change scope or price, or schedule work. It does not assign a crew, order material, submit a permit, or approve a change. It does not decide warranty coverage, charge, or refund. It does not promise safety, performance, completion, eligibility, or timing.

Approval binds the exact project, report, scope version, price, schedule record, warranty document, recipient, attachments. Approval binds final text. New photos or a corrected field note require a fresh preparation run.

## Defense

ChatGPT Work supports forms on some websites. Access and task steps affect completion. [OpenAI documentation](https://help.openai.com/en/articles/20001280-using-cloud-browser-in-chatgpt).

Example intake checks.

An incomplete request could contain an address and "cracks in the basement". It could omit the age of the house, access notes, or prior repairs. It could omit whether the person owns the property. Write down the fields an inspection request needs and who confirms the visit. Have the project manager approve every estimate and warranty statement.

Check your own site: [/check/trades](/check/trades)

The check reads visible fields and public facts. It cannot prove identity or server enforcement.

[See visible request fields](/check/trades#forms)

## What to write down first

- **Public facts.** Service area and repair types performed.
- **Required fields.** Owner, address, access details, and prior repairs.
- **Current source.** Current warranty terms and inspection history per job. Name each job's current controlling file.
- **Approval and stops.** Name approvers. Stop for missing or conflicting facts.
- **Corrections.** The project manager dates accepted corrections in the current file. Check the next draft.

## Website

If your company has no site, or one with a few photos and a phone number, a homeowner with a cracked wall or a wet crawl space cannot tell whether you inspect that problem in their town.

A working site names the repairs you take on, such as foundation, crawl space, drainage, and structural repair, and the towns you inspect in. It states how an inspection is requested and what a homeowner should photograph first. It ties every repair claim to what your inspectors confirm on site.

Scale With Search builds small websites for foundation and home repair contractors. A small website costs **$1,500 to $2,500**, with SEO setup included. The written scope names the pages, the area you serve, and the way a visitor reaches you before work starts. [Full scope and terms](/work).

[Send your brief](/work#send-your-brief) with the repairs you offer and the towns you inspect in.

## What it costs

Scale With Search builds three things for a foundation or home repair contractor: a scoped website, the source record behind it, and a business tool with defined inputs and outputs. A written scope states each price before work starts.

The working session costs **$1,500**, **credited toward the build**. [Current prices and terms](/work). A separate written scope covers the source files and the preparation tool.

Do not begin with every inspection, project, warranty, and photo. Choose one handoff or customer update that the office repeatedly rebuilds.

## FAQ

### Can the assistant diagnose a foundation problem from photos?

No. It can index approved photos and copy observations from a current report. Diagnosis, cause, repair design, safety, and engineering interpretation remain with qualified people.

### Can it turn an inspection into an estimate?

It can prepare the handoff and identify missing facts. It does not select scope, quantities, materials, labor, exclusions, price, or technical assumptions.

### Can it tell a homeowner that the repair will solve the problem?

No. It may restate approved contract or warranty language in a reviewed draft. It cannot create a performance, safety, or permanence promise.

### What happens when a new photo conflicts with the field report?

The assistant records the new file as customer-provided evidence and stops. An authorized inspector or technical owner updates the controlled record if a correction is warranted.

### Must we replace our project-management software?

No. Start with approved records or exports for one repeated office job. Replacement is separate from defining source authority, approval, and a stopping point.
