On websites and social media, place it adjacent to your name or team name. Brokerage-name text must be at least half the size of your name or team name. Advertising also requires broker approval. For current wording, confirm with your broker. ## Show the brokerage name prominently K.S.A. 58-3086(b)(B) requires the supervising broker's business or trade name to appear: > prominently and conspicuously The same provision requires readable, identifiable display. Use the broker's business or trade name, rather than substituting your personal brand. They do not establish a prescribed website template. ## Keep the brokerage beside your name online K.A.R. 86-3-7(b)(3) prohibits an advertised agent or team name that is: > not adjacent The required neighbor is the supervising broker's business or trade name. This placement provision expressly covers internet, website, social media, and social networking advertisements. Check each advertised name block, including hero sections, biography panels, listing cards, and mobile layouts. A distant footer does not supply adjacent placement for a name elsewhere. These are layout applications of the cited provision. ## Compare the displayed font sizes K.A.R. 86-3-7(b)(2) prohibits an agent or team name that is: > more than two times larger in font size The comparison is with the supervising broker's business or trade name. It does not apply only to teams. ## Keep a team name distinct from a brokerage K.A.R. 86-3-7(b)(1) prohibits these terms in an advertised name or team name: > “realty,” “brokerage,” “company,” It also prohibits other terms that suggest a real estate company separate from the supervising broker's company. The provision covers employed or associated salespersons and associate brokers. It is not a prohibition on the supervising brokerage's own business name. It supplies no requirement to include the word team or group. K.S.A. 58-3086(d) makes personal contact details, team names, slogans, and domain or website names conditional on broker authorization: > If authorized The naming provisions also prevent public confusion with the broker's business or trade name. For the reviewer, submission process, and record of approval, confirm with your broker. The cited provisions do not prescribe a universal written approval form for every website change. ## Apply these checks to social posts and IDX pages K.A.R. 86-3-7(a) defines advertising around communication related to: > licensed real estate activity Its media list expressly includes websites and social media. The same guidance addresses disclosures placed in attached links. An attached link does not replace the required prominent, adjacent brokerage name. For IDX, apply the website advertising checks to the visible search and property-detail pages. An embedded listing tool does not create an exception. Read 2026.10.10. UNRESOLVED: These sources do not establish a statewide IDX attribution sentence, listing-broker display format, or refresh interval. For the approved feed, display permissions, and applicable IDX disclosures, confirm with your broker. ## Check license numbers without inventing a display rule Neither K.S.A. 58-3086 nor K.A.R. 86-3-7 prescribes an agent license-number display requirement in the reviewed text. This finding concerns those advertising provisions. It does not establish every brokerage or platform requirement. For any license-number display policy applying to your site, confirm with your broker. ## Review fair housing copy and the logo separately K.S.A. 44-1016(c) prohibits real-property sale or rental advertising indicating: > any preference, limitation, specification or discrimination The subsection identifies race, religion, color, sex, disability, familial status, national origin, and ancestry. Review property descriptions, neighborhood pages, rental copy, and ad graphics. A logo does not correct discriminatory wording. UNRESOLVED: The cited Kansas advertising provisions do not establish a universal Equal Housing Opportunity logo or statement requirement for an ordinary agent website. They also do not prescribe a website location for either. This article establishes no rule for a particular housing program. For a logo or statement requirement applying to your property, brokerage, or advertising arrangement, confirm with your broker. ## Account for advertising your own property K.S.A. 58-3086(c) supplies a brokerage-name exception for unlisted property personally owned by a licensee or in which a licensee has an interest. Read 2026.10.10. ## A short checklist for your own site - Display the supervising broker's business or trade name prominently and readably in each real estate advertisement. - Put that name adjacent to your name or team name online. - Keep brokerage-name text at least half the size of your name or team-name text. - Check advertised personal and team names against the separate-company wording restriction. - For website, domain, slogan, contact-detail, and advertising approval, confirm with your broker. - Inspect social ads and IDX pages using the same advertising checks. - Review housing copy for discriminatory preferences or limitations. - For license-number policy, IDX disclosures, and any required fair housing logo or statement, confirm with your broker. These checks apply the cited provisions to website review. Record each affected page and the broker-confirmed correction.
