# Scope a WCAG 2.1 or 2.2 audit for a real estate website

Write the version, conformance level, page inventory, and visitor tasks into the audit agreement. A proposal that says only “WCAG audit” leaves the evaluation target unclear.

W3C describes WCAG 2.2 as adding nine success criteria to WCAG 2.1 and removing the older Parsing criterion. That change needs an explicit gap register when an existing evaluation uses the earlier version. [W3C version comparison, checked 2026.10.22](https://www.w3.org/WAI/standards-guidelines/wcag/new-in-22/).

This article recommends a technical audit brief. It provides no legal advice, determination of required standards, or finding about a particular website.

## What does a real estate agent need to decide before hiring an evaluator?

Decide what the evaluation should cover and who can repair each component. Ask counsel to identify any governing legal or contractual requirement. Ask the evaluator to translate the agreed technical target into a written scope and reproducible tests.

## What separates the technical target from a legal conclusion?

Keep them as separate decisions with separate reviewers. Record the technical version and level in the audit agreement. Keep the legal basis and applicability review with counsel. Do not use the evaluator's selected standard as a declaration about every legal duty.

## How should the audit target be written?

Name the exact standard and level, then link its source. For example, ask the evaluator to quote an audit against WCAG 2.2 Level AA. That is a proposed procurement target, subject to the agreed scope. [W3C conformance requirements, checked 2026.10.22](https://www.w3.org/TR/WCAG22/#conformance-reqs).

## What should an earlier audit contribute?

Supply its scope, date, methods, findings, and unresolved repairs. Ask the new evaluator which evidence remains usable after website changes. Require the evaluator to identify gaps rather than treating an old report as current proof.

## What changed between the versions?

Use the new criteria as a planning index. The table lists proposed real estate website test cases, not complete tests or reported defects. Criterion identifiers and levels come from W3C's comparison. [W3C changes and levels, checked 2026.10.22](https://www.w3.org/WAI/standards-guidelines/wcag/new-in-22/).

| New criterion | Level | Proposed task to include |
| --- | --- | --- |
| 2.4.11 | AA | Follow focus past sticky inquiry banners |
| 2.4.12 | AAA | Evaluate more complete focus visibility if in scope |
| 2.4.13 | AAA | Evaluate the focus indicator if in scope |
| 2.5.7 | AA | Use property-map interactions without dragging |
| 2.5.8 | AA | Evaluate small map and contact controls |
| 3.2.6 | A | Compare repeated help locations |
| 3.3.7 | A | Complete a process containing repeated entry fields |
| 3.3.8 | AA | Complete listing-account authentication |
| 3.3.9 | AAA | Evaluate the stronger authentication target if in scope |

## Which new criteria belong in an AA upgrade register?

Ask the evaluator to include the new A and AA entries and identify any optional AAA work separately. Keep the relevant exceptions with each criterion's test. Do not let a useful optional improvement obscure an unresolved item within the agreed target.

## What happens to the old Parsing check?

Keep its treatment explicit. W3C marks criterion 4.1.1 “obsolete and removed” in the newer version. If an earlier contract still names the older version, ask the evaluator how that check will be reported. [W3C comparison with the earlier version, checked 2026.10.22](https://www.w3.org/TR/WCAG22/#comparison-with-wcag-2-1).

## How should pages be selected for evaluation?

Begin with a full inventory, then ask the evaluator to justify any representative sample. W3C's evaluation methodology covers scope definition, exploration, sampling, evaluation, and reporting. Require a record of the chosen pages and excluded areas. [W3C evaluation methodology overview, checked 2026.10.22](https://www.w3.org/WAI/test-evaluate/conformance/wcag-em/).

## Why should the scope include complete pages?

Include the components visitors encounter on each selected page. W3C's conformance text says “full web page(s) only”. Ask the evaluator to record embedded search, preference panels, chat, and other included components. [W3C full-page requirement, checked 2026.10.22](https://www.w3.org/TR/WCAG22/#cc2).

## Why should the scope include complete inquiry processes?

Trace the visitor's task through its destination. W3C refers to “all web pages in the process” in its complete-process requirement. Ask the evaluator to map registration, validation, confirmation, and return steps wherever they exist. [W3C complete-process requirement, checked 2026.10.22](https://www.w3.org/TR/WCAG22/#cc3).

## How should embedded IDX be assigned?

Give the evaluator access to the intended configuration and name the provider's repair contact. Record which tasks remain untested. Ask the evaluator how outside-component findings affect the report. Keep a provider limitation visible instead of removing the affected task from the inventory.

## What should the property-map test ask?

Ask the evaluator to inspect the map's controls and available alternative interactions. Request findings tied to the applicable criterion and exceptions. Include the path from a selected property to its details and inquiry, so the task survives beyond the map itself.

## What should the authentication test ask?

Ask the evaluator to complete registration, login, recovery, and any return to saved search. Record the actual authentication method and tested alternatives. Evaluate the intended production integration in a controlled setting. Keep assumptions about the outside provider UNRESOLVED until tested.

## How should forms and repeated fields enter the scope?

Map every field shown during the agreed process. Ask the evaluator to identify repeated information and test the complete route. Include error and success states. Have the maintainer document conditions that change the form so the sample does not miss another branch.

## What should an automated scan contribute?

Treat it as supporting evidence within the agreed evaluation method. Ask the evaluator to state which checks need human judgment and how those checks will be completed. Avoid an acceptance condition based only on a dashboard score.

## What belongs in the version-upgrade gap register?

Record each unresolved question and the evidence needed to close it.

| Register field | What to retain |
| --- | --- |
| Target | Version, level, and criterion source |
| Surface | URL, component, and process step |
| Evidence | Previous result, current observation, and test environment |
| Decision | Applicable, not applicable with reason, failed, or UNRESOLVED |
| Repair | Responsible party, proposed change, and retest result |

## How should repair work be separated from the audit?

Ask whether the quoted work includes implementation and retesting. Assign source-code, content, PDF, and vendor repairs to their owners. Keep proposed fixes separate from accepted fixes. Require the report to show which findings remain open after the engagement.

## How should inquiry delivery be tested?

Arrange marked synthetic inquiries with the receiving person. Confirm receipt and the expected property context. Keep those delivery results separate from accessibility findings. A message arriving does not establish that all visitors can complete the route.

## When should a changed component be evaluated again?

Use changes to forms, listing search, authentication, navigation, downloads, and consent controls as proposed review triggers. Ask the evaluator to identify affected tests. Keep the changed configuration and resulting evaluation together.

## What should the real estate agent accept at handoff?

Accept a dated report naming the target, evaluated scope, methods, findings, untested areas, and repair status. Keep the gap register and retest evidence with it. Have any public claim reviewed against that exact record before publication.
