# Real estate SEO: Brokerage, team, and agent roles.

You divide real estate SEO between the brokerage, team, and agent so real estate agents' pages each cover a defined content territory.

When those roles target the same terms, their pages compete with each other. A brokerage that optimizes every agent page for the same terms creates thousands of competing pages. A solo agent who chases "homes for sale in [City]" usually loses to Zillow and Realtor.com.

Give each level its own content territory:

Overlap causes keyword cannibalization.

## Follow fair housing rules in all content

Neighborhood and buyer content carries fair housing risk. The Fair Housing Act prohibits advertising that shows a preference based on race, color, religion, sex, disability, familial status, or national origin. Describe the property, the amenities, and the commute. Do not describe the people who live in an area.

Phrases such as "perfect for families" can signal a preference based on familial status. Do not state whether a neighborhood is "safe". Link to official crime data and school data, and let the buyer decide. Check your content against your brokerage's fair housing guidance.

## Brokerage SEO: rank the brand without competing with agents

Each of a brokerage's agents has a profile page. If every agent page targets "homes for sale in [city]", Google cannot decide which page to rank, and none ranks well. The brokerage's SEO must serve the brand and stay out of the agents' territory.

A brokerage owns:

- City guides, such as "Living in [city]".
- Quarterly market reports, and economic overviews of job growth and population.
- Tools: mortgage, affordability, and closing cost calculators.
- Regional comparisons, such as "[city] vs. [city]".
- Brand terms: "[Brokerage Name] reviews", "[Brokerage Name] agents", "[Brokerage Name] careers".

### Build agent pages that do not compete

Give each agent a unique URL, such as `/agents/agent-name/`, with `Person` and `RealEstateAgent` schema. Use this title format: "[agent name] - Realtor in [City] | [Brokerage Name]". The focus keyword is the agent's name and city. "Homes for sale in [City]" belongs to the listing pages.

### Mark up listings

Mark up each listing page with schema.org `RealEstateListing`. Describe the home with a type such as `SingleFamilyResidence`, with its address, rooms, floor size, and images. Add `offers` with price, currency, and availability. Update the markup when a listing changes status: active, pending, or sold. Google shows no dedicated rich result for real estate listings. The markup still gives search engines and other systems clean, structured data.

### Publish market reports every quarter

Report the median price, days on market, inventory, and price trends year over year and month over month. Add charts, a PDF download, and an embeddable widget. These reports rank for "[City] housing market report" and earn links from local news sites, bloggers, and industry publications.

### Assign the work

- The marketing director owns strategy, the content calendar, and tools such as Ahrefs, BrightLocal, and Yext.
- A content writer, in-house or contract, produces the market reports, city guides, and tool pages.
- A web developer, often through the brokerage platform, such as kvCORE or BoomTown, implements schema, canonical tags, and speed fixes.
- The broker-owner sets the budget, which scales with market size, and approves the strategy.

Do not let each agent "do their own SEO" on the brokerage domain. Three hundred agents with thin pages for "[city] real estate" weaken the whole domain. Enforce the territory: the brokerage owns the city, teams own neighborhoods, and agents own their personal brand.

## Team SEO: own the neighborhoods

A team is too large for solo tactics and too small for brokerage infrastructure. It wins with neighborhood content.

A team owns:

- Neighborhood guides, such as "[neighborhood], [city]".
- School district pages, such as "Homes in the [district] school district".
- Subdivision profiles, such as "Gated communities in [city]" or "New construction in [city]".
- Monthly local market updates on recent sales, new listings, and prices.

### Choose 10 to 20 neighborhoods

Use MLS data to find neighborhoods where the team closed 3 or more deals in the last 12 months. The team already has authority and testimonials there. Rank them by search volume for "[Neighborhood Name] homes for sale" in Google Keyword Planner or Ahrefs.

### Write a full guide for each

Write 2,000 to 3,000 words with these H2 sections:

1. Overview: location and character.
2. Home styles and prices: ranch, colonial, townhomes, median price, price per square foot.
3. Schools: the assigned schools, with links to their ratings on GreatSchools or Niche.
4. Amenities: parks, shopping, dining, and gyms.
5. Commute: distance to downtown and major employers, and traffic patterns.
6. Recent sales: a map and 3 to 5 recent sales with photos and prices.
7. Common questions, such as HOA fees and school assignment.

Link to related neighborhoods, team bios, and current listings. Update each guide once a year, or when something significant changes, such as new development or a school boundary change.

### Publish a monthly video update

Record 5 to 10 minutes on the month's new listings, recent sales, price trends, and market comment. Publish the video on YouTube and embed it on the site. Publish the transcript as a blog post. These updates rank for "[Neighborhood] market update" searches and show the team as local experts.

### Use Google Business Profile

If the team has an office, or can define a service area, complete the profile: hours, services, and photos. Post weekly: new listings, open houses, and market news. Reply to reviews within 24 hours. The local pack, a map with 3 businesses, often appears above organic results for local queries.

### Assign the work

- The team leader chooses the neighborhoods, sets the strategy, and sets the budget.
- An inside sales agent or administrator writes the guides and updates, or the team hires a real estate copywriter.
- Agents film the monthly updates, with about 10 minutes of preparation and 20 minutes of filming. Loom or Descript reduces the editing work.
- A marketing virtual assistant posts to the profile, publishes posts, adds internal links, and optimizes images.

Do not chase city-level terms. There the team competes with Zillow, Realtor.com, and its own brokerage. Ownership of "[neighborhood], [city]" is worth more than position 15 for "[city] real estate".

## Solo agent SEO: personal brand and a niche

A solo agent has no agency or content team. The plan must be something one person can run, focused on a personal brand and a niche.

A solo agent owns:

- A personal brand page: "[Your Name] Realtor [City]", with bio, credentials, testimonials, and contact details.
- Niche guides: "First-time homebuyer guide [City]", "VA loans in [City]", "Luxury homes in [Neighborhood]", or "55+ active adult communities [City]".
- Buyer and seller guides: "How to buy a home in [City] with no money down" or "Selling your home in [City]: step-by-step timeline".
- Client stories, with each client's permission.

### Set up the foundation in the first month

Spend about 8 hours in total:

1. Write the personal brand page. Write a 500-word bio: your story, why you became a Realtor, and your niche. Add a headshot, your license number and certifications such as ABR or CRS, and 5 to 10 testimonials. Title: "[Your Name] - Realtor in [City] | [Brokerage]". Description: your niche, your years of experience, and your number of transactions.
2. Claim your own Google Business Profile, separate from the brokerage's. Add hours, services ("Buyer Representation", "Seller Representation", "Market Analysis"), photos, and your service area by zip code or neighborhood. Post your first update.
3. Add `Person` and `RealEstateAgent` schema to your personal page. Include `name`, `jobTitle`, `worksFor`, `address`, `telephone`, `email`, `image`, and `sameAs` links to your LinkedIn, Facebook, and Instagram profiles. Use a schema generator, or hire a developer for this one task.
4. Crawl your site with Screaming Frog. Fix broken links, missing alt text, duplicate titles, and slow images, with 5xx errors and broken internal links first.

### Keep going at 2 hours a week

Write one niche guide each month, 2,000 to 2,500 words. Examples: "How to Buy a Home in [City] with Bad Credit", "Selling Your Home in Winter: [City] Market Insights", or "Neighborhoods Near [City]'s Largest Employers". Use this structure: the problem, a step-by-step solution, local data, and a call to contact you. Local data includes median prices and school ratings.

Post to your Google Business Profile 2 or 3 times a week. Share a recent sale, a market tip, or an open house. Reply to every new review within 24 hours.

If you have time, record a 60 to 90 second video for each guide on your phone. Post it to YouTube Shorts, Instagram Reels, and TikTok, and embed it in the guide.

A virtual assistant can take over profile posts, blog publishing, and image resizing.

Target long-tail niche terms, such as "[city] Realtor for first-time buyers" or "VA loan specialist [City]", not "[city] real estate". They have less volume, less competition, and higher conversion rates.

### Decide where the agent's site lives

If the brokerage domain is strong and ranks for city-level terms, put agent pages on it, in a subdirectory such as `brokerage.com/agents/agent-name`. The agent benefits from the brokerage's authority. If the brokerage domain is weak, build a separate personal site, such as `[your domain]`. The agent builds independent authority and keeps the domain after a move to another brokerage.

## Handle IDX listings and duplicate content

Internet Data Exchange (IDX) feeds put MLS listings on brokerage and agent websites. The same listing then appears on Zillow and Realtor.com, the brokerage site, the team site, and each agent site.

Google does not penalize duplicate content. It does pick one version to show, and a site where most pages are duplicate listings wastes crawl budget. Its unique pages, such as neighborhood guides and market reports, get less attention. Choose one of these approaches:

1. Canonical to the source. Agent sites add `<link rel="canonical" href="https://brokerage.com/listings/123">` on each listing, pointing to the brokerage page. Visitors still see the listing on the agent site, and only the brokerage version competes. This is the simplest option for solo agents. 2. `noindex, follow` on listing pages. Use `<meta name="robots" content="noindex, follow">`. Google does not index the listings, but it still follows their links to your neighborhood guides and other unique pages. This is the best option for most brokerages and teams that want to rank for neighborhood and niche content.
3. Unique content on each listing. Add 300 to 500 words of your own commentary to each listing. Cover what makes the home special, the neighborhood context, renovations, and the buyer it suits. The page is then different from Zillow's and worth indexing. This takes a lot of effort, so reserve it for luxury or high-margin listings, or for an agent with fewer than 50 active listings.

Control filter and sort parameters, such as `?sort=price`, `?filter=beds`, and `?page=2`, with canonical tags, consistent internal links, and `robots.txt` rules. Google retired the Search Console URL Parameters tool in April 2022.

## Run local search: profiles, citations, and reviews

Buyers search locally, with queries such as "Realtor near me" and "homes for sale in [Neighborhood]". The local pack appears above organic results for many of these queries. Complete the profile:

- Name, phone, website, and hours. A solo agent without an office can hide the address and set a service area.
- Primary category "Real Estate Agency" or "Real Estate Agent", with secondary categories such as "Real Estate Consultant" where they apply.
- Services such as buyer representation, seller representation, market analysis, and open houses.
- At least 10 photos: headshot, office, team, listings, and local landmarks. Add new ones each month.
- 2 or 3 posts a week on sales, open houses, market updates, and tips.

Keep your name, address, and phone number (NAP) identical on every listing. That includes Google Business Profile, Facebook, Yelp, Zillow, Realtor.com, local directories, and the brokerage site. "123 Main St" on one and "123 Main Street" on another confuses the signal. Yext can sync many directories, or you can audit your top 10 directories by hand.

### Ask every client for a review

1. Ask 2 or 3 days after closing, while the experience is fresh.
2. Send a personal email or text with a direct link to your review form.
3. Use a short message: "Hi [Name], congratulations on your new home in [Neighborhood]. Would you leave a Google review about working with me? It helps other buyers find me. Here's the link: [URL]. Thank you."
4. If there is no reply after 7 days, send one gentle reminder. Then stop. Reviews must be voluntary.

Ask every client, not only the ones you expect to be happy. Google's policies prohibit selective requests for positive reviews.

## Set the content calendar and expect the timeline

| Level | Quarterly | Monthly | Weekly or more often |

| Team | Refresh of each neighborhood guide | Neighborhood video and post | Profile posts every 2 weeks |
| Solo agent | | One long-form niche guide | Profile posts 3 times a week; review replies within 24 hours |

This rhythm adds indexed pages steadily and stays within each level's time and budget.

Measure profile work and content work separately. Before you change the profile, record a baseline from its performance report: views, calls, website clicks, and direction requests. For content, record organic sessions in Google Analytics and impressions and positions in Search Console for each neighborhood page. Compare both sets with the baseline every month.

Profile completeness, recent posts, and reviews are inputs that you control directly. For a solo agent, the profile is therefore the first task, and content follows. Judge content on its trend over several months, because Google assesses content quality and links over time.
