# Senior move manager: a service handoff page for real estate agents

Build a senior move manager resource page that explains who handles the home transaction and who handles the physical move. Give visitors a service comparison, dated provider sources, and separate choices for contacting you or requesting an introduction. Keep the introduction optional and obtain permission before sharing contact details.

NASMM describes move management as help with downsizing, relocation, and organizing a home. Its examples include sorting possessions, coordinating movers, and unpacking. Services vary by provider. [NASMM FAQs, checked 2026.10.14](https://www.nasmm.org/faqs/).

Use the page plan below as a website brief. The proposed fields, permissions, and acceptance checks need your broker's review before implementation.

## Compare the work before listing providers

Start with the visitor's question: which part of the move needs help? Put your approved real estate services beside the third-party service boundary.

NASMM says some move managers also operate as movers; others coordinate a separate moving company. Do not assume that booking coordination includes transportation. [NASMM service distinctions, checked 2026.10.14](https://www.nasmm.org/faqs/).

Use this proposed comparison in your brief. Replace each suggested scope with the service its responsible provider confirms.

| Work the visitor wants to discuss | Page instruction | Confirmation to request |
| --- | --- | --- |
| Selling a home or buying the next property | Describe the agent's actual representation service and area | Broker-approved service wording and a working agent contact route |
| Sorting belongings or planning their placement | Link the selected move manager's own service description | Which tasks that company performs and which it coordinates |
| Packing, unpacking, or setting up the destination | Identify the responsible third-party provider | Included work, exclusions, availability, and written terms |
| Transporting belongings | Keep the transporting company identifiable | Who carries the goods and which separate agreement covers that work |
| Coordinating move dates with a home transaction | Invite a discussion about dependencies | Who confirms each date and what remains unresolved |

For this page, the agent refers to third-party services. The agent does not provide or endorse them. Keep provider agreements and estimates separate from the real estate representation agreement. Ask your broker to approve that boundary in the public copy.

Avoid a bundled promise that you will handle the sale, possessions, transport, and destination setup. Name the work you perform and the work someone else must confirm.

## Use the directory as a lookup, then verify the company

The [NASMM directory, checked 2026.10.14](https://www.nasmm.org/find-a-move-manager/) provides location searches and separate filters for certified and accredited members. It also asks readers to confirm the insurance held by the company they hire.

Link to that lookup from your resource page. If you publish individual company entries, prepare a source record for each one. Use the same fields for every entry so visitors can compare supported information.

| Provider entry | Evidence to gather before publication |
| --- | --- |
| Company identity and contact destination | Company's own current website and checked contact link |
| Service area | Provider's published coverage or dated written confirmation |
| Offered tasks | Provider's own service page; distinguish direct work from coordination |
| Membership or credential wording | Issuing body's record and date checked |
| Estimate and agreement process | Provider's current terms or written confirmation |
| Insurance question | Instructions for obtaining current evidence from the provider |
| Referral relationship | Broker-approved statement of the actual relationship and any applicable disclosure |
| Review date | Named editor and date the entry was checked |

Leave an unconfirmed field marked as requiring confirmation. Do not fill it from a directory category, a search snippet, or another company's description. Hold unsupported provider entries until the missing source is available.

NASMM's SMM-C certification combines coursework and documented project experience. Its directory treats certification and accreditation as separate filters. [NASMM certification, checked 2026.10.14](https://www.nasmm.org/education-and-training/certification/), [directory filters, checked 2026.10.14](https://www.nasmm.org/find-a-move-manager/).

Copy only the credential the issuing body confirms for that provider. Do not infer a transport license, regulatory approval, or guaranteed service quality from membership or a credential. Send any licensing question to your broker and the responsible authority before publishing an answer.

If a visitor asks about cost, send them to the provider for a written estimate. NASMM explains that fees vary with location and requested services. Avoid inserting a national price range into your agent page. [NASMM cost guidance, checked 2026.10.14](https://www.nasmm.org/faqs/).

## Disclose the relationship beside the introduction choice

**Confirm with your broker which introductions are permitted and what your state rules require.** Disclose any referral relationship as those rules and your broker require. Put the approved explanation beside the provider entry and introduction request.

For REALTORS®, NAR's Article 6 addresses knowledge and consent for profit on client expenditures. Standard of Practice 6-1 requires disclosure of a direct interest when suggesting another business. These are member ethics provisions, not a nationwide determination that a particular referral arrangement is lawful. [NAR 2026 Code of Ethics, Article 6 and Standard of Practice 6-1, checked 2026.10.14](https://www.nar.realtor/about-nar/governing-documents/code-of-ethics/2026-code-of-ethics-standards-of-practice).

Have the broker review ownership interests, compensation, reciprocal arrangements, and any other connection before wording the disclosure. Do not publish a no-compensation statement unless you have verified it. A disclosure must not serve as permission to begin an unapproved arrangement.

Give visitors a direct provider link as well as the optional introduction route. Keep their ability to ask about representation independent of their choice of move service.

## Separate the agent inquiry from permission to share

Offer distinct actions: **Ask about selling my home**, **Ask about buying my next home**, and **Request a move-service introduction**. Make the recipient and next step visible for each action.

For a representation inquiry, request usable reply details and the visitor's question. Consider optional property location and timing fields. Let the visitor say they are unsure. Send the request to the agent's agreed destination.

For an introduction, show the selected provider before asking permission. Specify exactly which details the agent proposes to share. Use an unchecked choice or a separate confirmation step approved by your broker.

Proposed wording for review: **I ask you to introduce me to the provider shown above. You may share my name, chosen contact detail, and the move question I entered.** Keep the approved relationship disclosure beside it.

Treat this as permission for that named introduction. Keep newsletter signup and other marketing choices separate. If the selected provider changes, ask for permission naming the replacement before sharing anything.

Build the handling process around these proposed choices:

| Visitor's choice | Handling rule to specify |
| --- | --- |
| Open a provider link | Open its site without sending the visitor's inquiry details |
| Ask the agent a property question | Deliver it to the agreed agent recipient |
| Ask for an introduction without confirming sharing | Retain the request for clarification; send no details to the provider |
| Confirm the named introduction | Record the provider, allowed details, wording version, and permission time before the authorized handoff |
| Change or withdraw the request before handoff | Stop the pending transfer and record the revised instruction |

Keep medical records, identity documents, financial files, and access codes out of this initial form. Ask about the task requiring help rather than requesting a diagnosis or date of birth.

When someone asks on another person's behalf, verify who may authorize the introduction and whose contact details may be shared. Do not infer that authority from a family relationship. Send unresolved authority questions to the broker's approved process.

## Describe assistance without selecting people or housing

Keep the resource available to anyone who requests it. Describe the work, such as organizing belongings or coordinating a move. Avoid assumptions about ability, family involvement, or preferred housing based on a visitor's age.

HUD's advertising rule prohibits dwelling advertisements that express preferences or limitations based on protected characteristics, including disability and familial status. It covers words, images, and forms. [24 CFR 100.75, current through 2026.10.09; checked 2026.10.14](https://www.ecfr.gov/current/title-24/subtitle-B/chapter-I/part-100/subpart-B/section-100.75).

Have your broker review the entire page, including pictures, provider labels, and inquiry choices. Keep the website resource separate from any determination of a property's occupancy eligibility. Let buyers and sellers state their own requirements and property questions.

## Require proof for each contact path

The ranking NASMM page helps a visitor locate a move manager. Your agent website brief must also define representation inquiries, relationship disclosures, and permission for introductions. That is the additional work to commission.

Use synthetic details and recipients you control for acceptance tests. A real provider introduction remains a separate authorized action. The following checks are proposed requirements, not completed website tests.

| Check | Evidence to require from the builder |
| --- | --- |
| Seller and buyer routes | Each test reaches the agreed agent recipient with purpose and question intact |
| Provider lookup | Directory and company links open the intended destinations |
| Source review | Published provider details match dated source records |
| Relationship disclosure | Approved wording appears beside the entry and sharing choice |
| Permission absent | No inquiry details reach a provider |
| Permission confirmed | A controlled test preserves the named recipient, allowed details, and permission record |
| Provider changed | The process requests fresh permission before the controlled transfer |
| Delivery failure | The visitor sees a failure or pending state rather than a false completed-introduction message |
| Phone and keyboard use | Resource links, labels, choices, errors, and confirmation work under recorded conditions |
| Handover | The assigned editor can change a provider entry and repeat affected checks |

Review the received record against the submitted values. Require evidence that the negative tests prevented transfer. Keep failures open until their repairs pass.

Assign an editor to recheck provider sources and remove unsupported claims. Recheck the contact paths after changes to a provider, form, destination, or relationship disclosure.
