# Build a seller offer-comparison resource for a real estate website

Build the seller resource around a blank comparison worksheet and an explanation of how a seller reviews it with their real estate agent. Keep actual offers and supporting documents in the approved private system. The public page should explain the review process without deciding which offer wins.

NAR identifies price, financial terms, contingencies, timing, and earnest money among the differences sellers may consider. [NAR consumer guide to multiple offers](https://www.nar.realtor/the-facts/consumer-guide-navigating-multiple-offers), checked 2026.10.22. The website and worksheet design below is a recommendation, not a contract form.

## What should the public comparison page help a seller do?

Help the seller prepare questions for a private review. Explain the categories in the blank worksheet, identify the person who can discuss them, and provide a contact route.

Keep the page useful before any offers arrive. It should make the review method understandable without collecting financial documents or inviting public negotiation.

## Why should the resource avoid ranking by price alone?

Different terms can matter to the seller's priorities. NAR explains that the highest-priced offer may differ from the strongest offer for a particular seller. [NAR's multiple-offer guide](https://www.nar.realtor/the-facts/consumer-guide-navigating-multiple-offers).

Ask the website writer to describe comparison categories without assigning automatic weights. A price-only ranking can hide unanswered questions the seller still needs to discuss.

## What belongs in the blank worksheet?

Use fields that preserve source text, reviewer questions, and the status of each answer. This proposed structure keeps the comparison tied to the actual documents.

| Comparison field | What to record privately | What to flag |
| --- | --- | --- |
| Offer reference | Internal reference and document version | Missing or superseded pages |
| Proposed price | Amount exactly as written | Unconfirmed revisions |
| Financing | Stated method and supporting evidence | Conditions needing clarification |
| Timing | Proposed dates and source clause | Conflicts with the seller's plans |
| Conditions | Relevant clause references | Questions for professional review |
| Seller priorities | Seller's stated needs | Unresolved tradeoffs |

Keep blank cells visibly unanswered rather than supplying assumed terms.

## How should the seller's priorities enter the comparison?

Record the seller's stated priorities before reviewing the offers together. Separate a required outcome from a preference that could be discussed. Ask the real estate agent to confirm that the worksheet reflects the seller's instructions.

Use the priorities as discussion prompts. Avoid turning a generic website template into an automated acceptance recommendation.

## How should price be entered?

Copy the proposed amount from the identified document version and retain the source location. Mark a later revision with its own date and reference. Ask the reviewer to resolve conflicting figures.

Keep the public worksheet blank. Do not use a made-up sale amount to imply a typical result or market expectation.

## How should financing evidence be described?

Describe the evidence supplied and the questions still open. CFPB explains that prequalification and preapproval letters depend on assumptions and are not guaranteed loan offers. [CFPB's letter comparison, reviewed 2023.12.05](https://www.consumerfinance.gov/ask-cfpb/whats-the-difference-between-a-prequalification-letter-and-a-preapproval-letter-en-127/), checked 2026.10.22.

Have the responsible professional review the actual letter. Keep a lender's statement separate from the website writer's interpretation of it.

## Does an all-cash description settle the review?

No. Treat the stated funding method as a field requiring the appropriate evidence and review. Ask the responsible professional which supporting material is needed for that offer.

Do not let the public resource label an offer certain to close. Record unanswered questions and the person responsible for resolving them before the seller decides.

## How should an earnest-money proposal appear?

Record the proposed amount, timing, and source wording without adding a universal refund rule. NAR includes earnest money among the factors offers can vary on. [NAR comparison factors](https://www.nar.realtor/the-facts/consumer-guide-navigating-multiple-offers).

Use the [earnest-money resource](/articles/earnest-money-agent-buyer-guide) for general background. Interpretation of the actual proposal belongs in the private professional review.

## How should inspection and appraisal questions be separated?

Give them separate worksheet entries. CFPB distinguishes an inspection from an appraisal, so the page should not present them as interchangeable checks. [CFPB inspection guidance](https://www.consumerfinance.gov/owning-a-home/close/schedule-a-home-inspection/), checked 2026.10.22.

Record the relevant wording and the question it raises. Keep detailed appraisal advice with the responsible professional rather than embedding an automatic judgment in the comparison page.

## What should a contingency field contain?

Contain the document reference, the condition as described, and the question for the responsible reviewer. Do not infer that a missing phrase removes a protection or grants a cancellation right.

NAR identifies contingencies as a comparison factor. The website resource should support discussion of the actual wording, rather than supply replacement clauses. [NAR multiple-offer factors](https://www.nar.realtor/the-facts/consumer-guide-navigating-multiple-offers).

## How should proposed dates be handled?

Copy each proposed date with its source and review status. Keep a proposed closing date distinct from a confirmed appointment. Ask the reviewer to identify any dependency or conflict.

Do not prefill a standard deadline in the public download. Use the actual documents and professional instructions to complete the private worksheet.

## How should possession questions be recorded?

Record what the proposal says about occupancy and the question the seller needs answered. Keep possession timing separate from the seller's preferred moving plan.

Use a dedicated review for any requested continued occupancy. The worksheet should identify that question without providing a lease, agreement, or assurance that the arrangement is available.

## How should requested repairs or credits be compared?

Preserve the request as written and flag missing detail for review. Keep a proposed concession separate from an agreed term. NAR's guide discusses concessions as part of offer negotiation. [NAR consumer guidance](https://www.nar.realtor/the-facts/consumer-guide-navigating-multiple-offers).

Do not calculate an implied final outcome from incomplete requests. Ask the seller's real estate agent to explain the unresolved tradeoffs privately.

## What should the page say about counteroffers?

Direct the seller to discuss a proposed response with the responsible real estate professional and legal adviser. Keep the resource focused on preparing that discussion. NAR identifies different negotiation approaches and warns that their consequences vary. [NAR negotiation guidance](https://www.nar.realtor/the-facts/consumer-guide-navigating-multiple-offers).

Avoid a website button that appears to accept, reject, or counter an offer. A request for a conversation should say so.

## How should revised offers remain distinguishable?

Give each document version its own reference and retain the review history in the approved private record. Mark which version the comparison currently uses. Ask the responsible reviewer to confirm that designation.

Do not overwrite a prior amount without its replacement source. The worksheet should show what changed and what remains unresolved.

## Where should actual offer documents be stored?

Store them in the approved private transaction system with access assigned to the people who need them. Keep them out of public downloads, page screenshots, and analytics fields.

The FTC recommends keeping only needed personal information and controlling access. Use that guidance when designing the handoff. [FTC information-protection guide](https://www.ftc.gov/business-guidance/resources/protecting-personal-information-guide-business), checked 2026.10.22.

## What should the public inquiry form request?

Request a reply method and the question the seller wants to discuss. Explain how the real estate agent will provide the approved private document route if needed. Avoid asking the introductory form to collect entire offers.

Give each field a clear associated label, following [W3C's form-label guidance](https://www.w3.org/WAI/tutorials/forms/labels/), checked 2026.10.22. Test the intended receiving destination separately.

## Should the comparison be a PDF or a webpage?

Provide a readable webpage explanation and choose the worksheet format the seller can use. Keep headings, instructions, and blank fields understandable without a particular device.

If a download is offered, review its accessibility and revision date. The page and download should describe the same fields. Remove a superseded download from the public path through the approved content process.

## How should the real estate agent accept the finished resource?

Review the page, worksheet, source links, and contact route together. Confirm that no completed offer or private buyer material appears. Ask the responsible professionals to approve the boundaries before publication.

Follow an authorized test inquiry to its receiving destination. Record any unresolved delivery or wording issue as an open task.
