# Seller net sheet calculator: what an agent website should show

Put a seller net sheet calculator on your agent website only with visible sale-price assumptions, dated payoffs, itemized costs, and a clear estimate label. Give the seller a way to request a review of those assumptions beside the result.

A seller net sheet estimates proceeds after sale costs and debt payoffs. [Net Seller Sheet's explanation](https://netsellersheet.com/) describes that purpose. The CFPB's seller-transaction disclosure separates sale price, closing costs, mortgage payoffs, credits, and adjustments. [CFPB's seller-transaction rules](https://www.consumerfinance.gov/rules-policy/regulations/1026/38/#k).

Use the page brief below to define the website work. Its fields and checks are recommendations for an agent's seller page. They describe proposed behavior, without claiming that a calculator has been built or will produce inquiries.

## Show the calculation before asking for contact details

Offer an editable estimate and an itemized result without requiring an email address. Keep a separate, optional action for asking you to review it.

For the initial planning estimate, use this proposed calculation:

**Estimated sale proceeds = assumed sale price + credits and reimbursements payable to the seller − debt payoffs owed by the seller − seller-paid transaction costs − seller-funded buyer credits − other debits and adjustments charged to the seller.**

Define every category beside its field. Include each amount once. Give a seller reimbursement its own line so the calculator preserves the direction of the adjustment.

The CFPB distinguishes reimbursements for items the seller paid in advance from adjustments for unpaid seller obligations. It also separates a general seller credit from specific seller-paid closing-cost lines. [CFPB's explanation of credits and adjustments](https://www.consumerfinance.gov/owning-a-home/closing-disclosure/).

Contract, tax, and closing-cost rules vary by state; confirm their treatment for the specific transaction with your broker or attorney. [NAR's state-law qualification](https://www.nar.realtor/the-facts/consumer-guide-seller-concessions).

Label the result “Estimated sale proceeds.” Keep sale preparation already paid outside closing in a separate expense summary. Ask the settlement professional to reconcile prior payments before displaying an estimate of the closing disbursement.

## Define the inputs and where they come from

The CFPB's seller summary includes first- and second-mortgage payoffs, seller closing costs, seller credits, and adjustments. Use those categories as a starting point. [CFPB's seller summary](https://www.consumerfinance.gov/rules-policy/regulations/1026/38/#k).

Require the following fields in your website brief. The source column names evidence to obtain for the property, rather than national values to copy.

| Proposed input | Evidence to obtain | What the page should show |
| --- | --- | --- |
| Assumed sale price | Seller-entered scenario or your property-specific assessment | Amount, origin, and whether it is a scenario or an agreed price |
| Planned closing date | Scenario date or contract date | Date used for this estimate |
| Mortgage and other debt payoffs | Dated statements from the relevant servicers or creditors | Separate amounts, source dates, and valid-through dates |
| Compensation paid by the seller | Proposed terms or applicable written agreements | Editable amount or rate, calculation basis, and status of the terms |
| Title, settlement, attorney, recording, and transfer charges | Applicable local sources and transaction-specific quotes | Each seller-assigned charge, source, and date checked |
| Buyer credits, including repair credits | Proposed scenario or contract terms | Separate amounts with each obligation counted once |
| Taxes, association charges, and other adjustments | Relevant bills, records, and settlement review | Credit or debit direction, calculation period, and unresolved items |

Treat blank, unknown, and confirmed zero as different states. Require the seller to confirm a zero or identify an unknown cost. Label an incomplete result “Partial estimate” and list its missing inputs.

Ask the settlement professional which charges belong to the seller in the specific transaction. Supply local sources before introducing automated tax or fee calculations. Keep unresolved fees visible until someone supplies the evidence.

## Use a payoff amount with a valid-through date

A mortgage payoff can differ from the current balance. It includes interest through the intended payoff date and may include unpaid fees or a prepayment penalty. The CFPB advises requesting the payoff from the lender or servicer. [CFPB's payoff explanation](https://www.consumerfinance.gov/ask-cfpb/what-is-a-payoff-amount-and-is-it-the-same-as-my-current-balance-en-205/).

Give each payoff an amount, source date, and valid-through date. If the seller enters only a current balance, label it as an unverified balance assumption. Ask them to obtain a dated payoff before relying on the estimate.

When the planned closing date changes, mark affected payoffs and date-based adjustments for review. Do not extend a payoff automatically without supporting instructions from its source.

The competing [Net Seller Sheet page](https://netsellersheet.com/) describes national averages as its baseline and asks for a current mortgage balance. Its public text also describes advanced fee customization. For your website, require source dates and a visible distinction between a balance assumption and a payoff quote.

## Keep compensation and concessions editable

NAR states that compensation between a buyer and their real estate professional is negotiable and is not set by law. Its seller guide says an offer of buyer-agent compensation is optional. [NAR's buyer-agreement guide](https://www.nar.realtor/node/200313), [NAR's offers-of-compensation guide](https://www.nar.realtor/the-facts/consumer-guide-offers-of-compensation).

Use editable proposed or agreed compensation terms. Do not label a prefilled rate “required” or “standard.” Identify whether an entry represents a scenario or documented terms.

Ask your broker to confirm whether buyer-agent compensation is already included in another compensation line. Require the calculator to count the seller's obligation once.

NAR defines a seller concession as the seller covering certain buyer purchase costs. Its examples include transaction expenses and repairs. [NAR's seller-concession guide](https://www.nar.realtor/the-facts/consumer-guide-seller-concessions).

Separate a buyer repair credit from a repair bill the seller pays directly. Specify how the page prevents a general concession allowance from duplicating individual buyer-cost lines.

Keep the calculator focused on estimated proceeds. Direct questions about concession eligibility and transaction terms to the relevant professionals. Give a separate page its own brief if you need a detailed compensation comparison or sale-and-purchase funding worksheet.

## Put the assumptions beside the result

Require a result panel that shows the assumed sale price, planned closing date, itemized additions and deductions, and incomplete inputs. Include when the estimate was prepared and the dates behind its quoted amounts.

Distinguish a user-entered assumption from a verified quote. If the page offers a range, name the changing inputs behind it. Avoid adding an unexplained margin to the final figure.

Display a short explanation such as:

> Planning estimate using the inputs shown. Review missing costs, payoff dates, and contract terms with your agent and settlement professional before relying on the result.

Preserve negative results. Label them as an estimated shortfall under the stated assumptions. Do not replace a negative amount with zero.

The CFPB's seller-transaction calculation distinguishes cash payable to the seller from cash required from the seller. [CFPB's cash calculation](https://www.consumerfinance.gov/rules-policy/regulations/1026/38/#k-3).

Require any printed or downloaded summary to retain the inputs, assumptions, dates, and estimate label. Keep private payoff documents outside the public page.

- [Selling and buying a house at the same time: calculator brief](/articles/sell-buy-cash-flow-calculator-agent-website)

## Give the seller a specific review request

Place “Review my estimated sale proceeds” beside the result. Explain who receives the request and what they will review.

Ask for the seller's question, preferred reply method, and usable contact details. Make the property address optional unless the promised review requires it. Offer an explicit choice to include the calculation summary with the request.

Propose useful question prompts: “Which costs are still missing?” or “How would a buyer credit change this estimate?” Let the seller write their own question.

Keep account numbers, loan documents, and private financial amounts out of page URLs and routine analytics. Tell the builder which submitted fields belong in the receiving inbox. Require the summary to reach that destination only when the visitor chooses to send it.

Name the person responsible for responding. Write response-time language only after that person accepts the commitment. Record an inquiry and any later appointment separately from calculator use.

## Check arithmetic, missing inputs, and inquiry delivery

Give your builder approved, labeled test cases before accepting the page. Have the broker and settlement professional review the calculation categories and public explanation.

| Acceptance check to request | Evidence to inspect |
| --- | --- |
| Arithmetic | Independent worksheet agrees with displayed line amounts and the total |
| Changed sale price | Only costs defined as price-dependent recalculate |
| Compensation | Percentage and fixed-amount entries follow the agreed basis without duplication |
| Buyer credit | Each obligation appears once, including any itemized costs inside a general allowance |
| Missing amount | Unknown input remains visible and the result is marked partial |
| Changed closing date | Affected quotes and adjustments are marked for review |
| Seller shortfall | Negative result remains visible with an appropriate label |
| Prior payments | Expenses paid outside closing remain separate from the proposed closing-disbursement estimate |
| Print or download | Summary retains assumptions, sources, dates, and missing items |
| Inquiry route | An authorized test request reaches the named destination with the selected summary and question |

W3C recommends labels that describe each form control and are associated with it. [W3C's form-label guidance](https://www.w3.org/WAI/tutorials/forms/labels/). Require those labels for price, payoff, fee, and contact fields.

Check keyboard operation and the phone layout. Confirm that the seller can read all assumptions, correct an input, and complete the review request. These are checks to commission, not reported results from an existing website.

## Bring the calculator brief into the whole website fix

The net-sheet brief identifies calculation categories, dated fee sources, and estimate labels. Specify the net-sheet implementation at [whole website fix: seller net calculations](/for/real-estate). The whole website fix sets supplied material and dependencies in writing.
