# Test the seller inquiry path on your real estate website

Start with your seller page and follow the inquiry through to your reply. Use this checklist to examine each contact path on your website. Save what you submitted, where it arrived, and who answered.

Set separate checks for submission, receipt, and response. An HTML form sends data to a server for processing. The server then returns a response, as [MDN explains](https://developer.mozilla.org/en-US/docs/Learn_web_development/Extensions/Forms/Sending_and_retrieving_form_data). For this checklist, require evidence from the destination and the person receiving it.

Use controlled tests on your own website with the receiving team's agreement. Mark test messages clearly. Use contact details you control. Keep real seller information out of screenshots shared with a website contractor.

## Map each route before changing the website

Open your website as a visitor. Start from the home page, seller page, and contact page. Follow each invitation to request a conversation about selling.

List every contact option you find. Include valuation requests, appointment requests, phone links, email links, and embedded forms. Add separate rows for pages using different forms or destinations. Include a listing inquiry only if you offer it as a seller contact route.

For each row, write the page address and the visible button text. Name the person or team responsible for receiving it. Add the destination inbox or contact system. Then name who checks that destination and who covers an absence.

Keep unknown destinations marked as unknown until someone confirms them. Ask your website contractor to explain each connection in plain language. Request access instructions for any saved submissions included in your setup.

The [real estate website scope](https://scalewithsearch.com/for/real-estate) calls for named recipients and sample inquiry receipt checks. It also requires confirmation before including a customer relationship management connection. Treat each proposed connection as a separate scope item.

- [Own your real estate website: domain, hosting, editing, and leads](/articles/own-your-site)

## Make the form understandable before testing delivery

Choose the information you need to answer the seller's first question. Consider a name, contact method, reply address or number, and the question itself. Decide whether the property address is needed at this stage. Mark optional information as optional.

Explain what happens after submission using the process you can support. Name the receiving team where appropriate. Publish response hours only when someone owns that commitment. Avoid offering an instant valuation if your process provides a later conversation.

Give each field a clear label. W3C's accessibility guidance explains that associated labels help assistive technology identify controls. Ask your contractor to check those associations in the code. Visible wording alone does not establish that association. See [W3C's label guidance](https://www.w3.org/WAI/tutorials/forms/labels/).

Open the form on your phone. Read it at your normal text size. Check that labels, instructions, and the submit button remain visible. Fill it out without turning the phone sideways. Repeat the check on a desktop using the keyboard.

Watch what happens when you move between fields. Check that entered text remains readable. Ask your contractor to investigate overlapping buttons or fields hidden behind the keyboard. Save a screenshot showing the problem and the device used.

If you ask how someone found you, make that question optional. Keep it separate from the information needed to answer. Use the seller's own answer when reviewing that inquiry's source.

## Test mistakes as well as completed forms

In an agreed test environment, leave a required field empty. Try an incomplete email address if the form requires email. Check the message beside the affected field. Correct the entry and continue.

W3C describes required fields and email input checks in its [validation guidance](https://www.w3.org/WAI/tutorials/forms/validation/). It recommends accepting reasonable variations in input formats. Include phone numbers entered with spaces, parentheses, and hyphens in your agreed checks.

Require understandable error messages and a visible way to correct the problem. W3C recommends feedback explaining submission results and corrections in its [notification guidance](https://www.w3.org/WAI/tutorials/forms/notifications/). Ask your contractor to check feedback with assistive technology too.

Write down the expected behavior before marking a test successful. For missing required information, require a useful correction message. For accepted information, require a clear submission result. Check whether the form preserves the entries while you correct an error.

Ask the contractor how the server checks incoming data. W3C states that browser validation alone does not establish security. Its [validation guidance](https://www.w3.org/WAI/tutorials/forms/validation/) also calls for server checks. Keep that technical check separate from your visual review.

## Follow a completed inquiry to its destination

Agree on a recognizable test label with everyone receiving inquiries. Put that label in the message field where available. Note the page, date, time, device, and contact details used. Complete the form through its normal visitor path.

Save the submission result before checking the receiving side. Then open the expected inbox or contact system. Find the matching test inquiry and compare it with your original entries. Require the seller's question and usable reply details to arrive intact.

Ask the assigned recipient to confirm that they can see the inquiry. Check the view they use during their working day. If a shared inbox is involved, confirm who takes responsibility for answering. Add that person to the test sheet.

If the inquiry is missing, keep the test open. Ask the contractor to check the saved submission and delivery history, where available. Save the last confirmed step and the next person investigating it. Avoid repeating submissions without a label that distinguishes each attempt.

For Gmail destinations, check beyond the inbox. Google's [missing-message guidance](https://support.google.com/mail/answer/7015314?hl=en) covers Spam, Trash, filters, and forwarding. It also identifies full account storage as a possible receiving problem. Investigate your actual setup before naming a cause.

Repeat the test after a repair. Keep the original failure and the later result together. Require a new received inquiry before closing the issue.

Where your website offers an email link, follow that route too. Check the recipient before sending a clearly marked test message. Use an address you control. Require the matching message to arrive in the intended inbox. Then test your reviewed reply to that address. Save the result with the original page and link.

## Check the phone path with an agreed call

Compare the displayed number with the destination configured in the phone link. Ask your contractor to check the link itself. Then test the number on a phone using the actual page.

Apple documents `tel:` links for initiating calls from iOS webpages. Its [phone-link reference](https://developer.apple.com/library/archive/featuredarticles/iPhoneURLScheme_Reference/PhoneLinks/PhoneLinks.html) describes confirmation before dialing. Test the behavior on your current device. Continue the agreed test through to an answer or voicemail.

Confirm that the intended person or team receives the call. If a tracking number is used, verify its final destination. Listen to the greeting and compare it with your current business details. Arrange a separate check for your after-hours setup.

If nobody answers, leave a clearly marked test voicemail. Ask the responsible person to find it and confirm its contents. Test the callback using the number you supplied. Save the result beside the page and phone-link check.

Review the alternative contact option beside the phone number. If you invite visitors to use a form, test that form too. Make the after-hours instructions match the process your team has agreed to follow.

## Test your reply and the next handoff

Use the received test inquiry to prepare a reply. Follow the contact preference selected in the form. Have a person review and send the test response. Confirm receipt at the test address or phone you control.

Check that the reply addresses the original question. Verify the business identity and return contact details. If the inquiry moves to a teammate, require that teammate to acknowledge ownership. Check that the question and reply details remain available after the handoff.

Choose a response target your team can maintain. Define when its clock starts and which hours it covers. Specify who checks unanswered inquiries and who handles an absence. Include those choices in your website instructions and test sheet.

For this checklist, keep automated acknowledgments separate from personal responses. Save both if your setup uses both. Close the response check only after the test recipient confirms the reviewed reply arrived.

## Keep dated evidence for every contact path

Use a test sheet with these suggested acceptance checks. Add a row for each form and phone destination.

| Check | Evidence to save | Condition to resolve |
|---|---|---|
| Form usability | Page, device, screenshot, and keyboard check | You cannot complete the intended fields |
| Error handling | Input used and correction message | The error gives no useful correction |
| Submission | Test label, time, and visible result | The result is missing or unclear |
| Receipt | Matching inquiry in the expected destination | The inquiry is missing or incomplete |
| Email link | Intended recipient, received message, and reviewed reply | The message reaches the wrong inbox or disappears |
| Phone | Link destination and agreed call result | The wrong destination receives the call |
| Response | Reviewed reply and test recipient confirmation | The reply does not arrive |
| Ownership | Responsible person and absence cover | Nobody owns the next action |

Attach the failure evidence to the repair request. Name the person doing the repair and the person checking it. Keep the inquiry open until the failed step passes a repeat test.

Treat a passed test as evidence for that path at that time. Require continued checks rather than promising every future inquiry will arrive. Repeat the affected checks after changing forms, destinations, phone settings, or website software. Agree who reviews failed deliveries and unanswered inquiries between tests.

## Bring the broken path into your website brief

Start with the [real estate website page](/for/real-estate). Bring your seller page address and the contact route you want checked. Include the intended recipient, destination, and any failed test evidence.

Ask for the required repairs and acceptance checks in writing. Confirm any outside service connection before including it. The [published scope](https://scalewithsearch.com/for/real-estate) includes phone and desktop checks, forms, and saved test results. Use your inquiry map to define the work your website needs.
