# Seller concessions: brief an FAQ for your agent website

Seller concessions are seller payments toward certain costs associated with a buyer's home purchase. Examples include contributions toward closing expenses such as title searches and loan origination. [NAR's seller-concessions explanation](https://www.nar.realtor/closing/seller-concession).

On your agent website, answer what the proposed payment covers, how it enters the seller's proceeds estimate, and who checks the buyer's financing rules. Put a relevant question form beside that explanation.

Use the following brief to plan a maintained FAQ within your seller resources. The page requirements are recommendations. Adapt the public wording with your broker and the professionals reviewing the transaction.

## What should the opening answer tell a seller?

Start with the definition, then describe the decision the seller needs to discuss. Give proposed and agreed terms separate labels. Keep property-specific promises out of the general FAQ.

NAR explains that concessions are negotiated through the purchase agreement and can be expressed as a fixed amount or percentage. Its consumer guide distinguishes concessions from an offer specifically to compensate a buyer's agent. [NAR's negotiation explanation](https://www.nar.realtor/closing/seller-concession), [NAR's consumer guide](https://www.nar.realtor/the-facts/consumer-guide-seller-concessions).

Contract, tax, and closing-cost rules vary by state; confirm their treatment for the specific transaction with your broker or attorney. [NAR's state-law qualification](https://www.nar.realtor/the-facts/consumer-guide-seller-concessions).

For your website brief, require a short answer followed by a place to ask about a proposed term. Choose a heading such as “What would this credit cover?” Avoid describing an advertised allowance as an approved financing arrangement.

Keep a buyer-agent compensation question separately identified. Ask the broker and lender to review its wording and classification before adding a program-limit answer.

## Which examples belong in the FAQ?

NAR lists appraisal, title search, loan origination, inspection, association, and real estate tax expenses among possible concession costs. These depend on the agreement. [NAR's cost examples](https://www.nar.realtor/closing/seller-concession).

Use examples to define the proposed payment. Keep amounts empty until someone supplies a documented scenario. The following table proposes page sections, rather than reporting transactions.

| Example to explain | What the page brief should identify | Question to carry into review |
| --- | --- | --- |
| General contribution toward closing costs | Proposed amount, intended costs, and status of the agreement | Which costs can this buyer use the credit for? |
| Payment of a named expense | Expense, payee, amount source, and whether it is inside a broader allowance | Is this payment already counted elsewhere? |
| Repair-related proposal | Whether the proposal changes price, funds a credit, or requires work before closing | How should the proposed repair arrangement be documented and reviewed? |

Keep repairs in a reviewed example without presenting an unrestricted repair allowance as approved. Ask the relevant professionals to identify the permitted structure for the property and financing.

Use plain labels for “proposed credit,” “agreed credit,” and “seller-paid expense.” Place the source and review date beside any property-specific amount.

## How should the page show the seller's net-sheet effect?

The CFPB distinguishes a general seller credit from payments toward specific costs. Those specific payments may appear as seller-paid line items on the Closing Disclosure. [CFPB's seller-credit explanation](https://www.consumerfinance.gov/owning-a-home/closing-disclosure/).

Specify a comparison using the same sale price, payoffs, and other cost assumptions. Show estimated proceeds before and after the proposed seller payment. Deduct the payment once in that comparison. Label the calculation as a planning estimate.

Keep each scenario's assumptions visible. This proposed worksheet defines what to request from your builder:

| Scenario | Input to change | Check before showing the result |
| --- | --- | --- |
| Same price with a buyer credit | Add the proposed seller-funded credit | Count any included itemized payments once |
| Lower price | Replace the assumed sale price | Recheck every input defined as price-dependent |
| Direct payment of an expense | Add the seller's proposed payment line | Confirm whether the general allowance already includes it |

Give the seller a way to ask about the comparison. Keep a sale-price reduction and a closing-cost credit separately labeled. Have the lender review the buyer's cash requirements for each proposal.

Use the FAQ to explain the concession line. Link to your approved net-sheet resource when available. Commission the full proceeds calculation under its own brief.

## Is there one seller-concession limit for every buyer?

Use a program-specific answer with a current primary source. Name the rule's calculation basis and the categories it covers. Ask the lender to confirm the rules applicable to the actual loan.

For Fannie Mae financing concessions, the table uses the lower of sale price or appraised value. Principal residences and second homes have limits tied to loan-to-value or combined loan-to-value ratios, abbreviated LTV and CLTV. [Fannie Mae's contribution rules](https://selling-guide.fanniemae.com/sel/b3-4.1-02/interested-party-contributions-ipcs).

| Fannie Mae occupancy and LTV/CLTV category | Maximum financing concession |
| --- | --- |
| Principal residence or second home, greater than 90% | 3% [Fannie Mae's contribution rules](<https://selling-guide.fanniemae.com/sel/b3-4.1-02/interested-party-contributions-ipcs>). checked 2026.10.14. |
| Principal residence or second home, 75.01% through 90% | 6% [Fannie Mae's contribution rules](<https://selling-guide.fanniemae.com/sel/b3-4.1-02/interested-party-contributions-ipcs>). checked 2026.10.14. |
| Principal residence or second home, 75% or less | 9% [Fannie Mae's contribution rules](<https://selling-guide.fanniemae.com/sel/b3-4.1-02/interested-party-contributions-ipcs>). checked 2026.10.14. |
| Investment property, all CLTV ratios | 2% [Fannie Mae's contribution rules](<https://selling-guide.fanniemae.com/sel/b3-4.1-02/interested-party-contributions-ipcs>). checked 2026.10.14. |

These are Fannie Mae's published categories. Its guide also limits financing concessions to the borrower's closing costs and addresses exclusions and excess contributions. It does not permit interested-party contributions to supply the borrower's down payment. Review exceptions and classifications with the lender. [Fannie Mae's complete rule](https://selling-guide.fanniemae.com/sel/b3-4.1-02/interested-party-contributions-ipcs).

VA uses a different distinction. It does not limit credits for loan closing costs, but caps seller concessions at 4% of the home's reasonable value. VA names funding-fee credits, debt payoff, and prepaid hazard insurance among concession examples. [VA's closing-cost and concession rules](https://www.va.gov/housing-assistance/home-loans/funding-fee-and-closing-costs/).

For your page, show those distinctions beside the relevant source. Keep the VA closing-cost category separate from its concession category. Avoid applying a Fannie Mae table to every conventional loan.

Before adding another program, obtain its current official rule and lender-reviewed explanation. This brief supplies Fannie Mae and VA examples. Leave other program answers pending until their sources are checked.

## What should a buyer or seller be able to ask?

Give a seller the action **Discuss a proposed buyer credit**. Give a buyer the action **Ask about purchase costs**. Let the visitor choose their role and write their own question.

Propose optional prompts such as “How would this change my estimated proceeds?” and “Which costs should my lender review?” Identify who receives the inquiry and which review the agent can provide.

Request contact details needed for the chosen reply method. Make loan-program selection optional, including “Not sure.” Keep the form focused on the question. Arrange private document handling separately when required.

Tell the builder to retain the originating FAQ page, visitor role, selected question, and any scenario the visitor chooses to share. Keep lender verification marked pending until the relevant review occurs.

Publish response wording after the receiving person confirms the process. Measure received questions and later appointments separately. Leave inquiry and sale forecasts out of the page brief.

## What should you check before accepting the page?

Assign a broker review for public wording, a lender review for financing explanations, and a settlement review for cost presentation. Record each source, date checked, affected passage, and review owner.

Request these acceptance checks from the website builder:

| Check | Evidence to inspect |
| --- | --- |
| Opening answer | Definition and examples match their cited sources |
| Program rules | Category, calculation basis, percentage, and source agree |
| Changed source | The responsible reviewer checks the affected answer before republication |
| Net-sheet comparison | Approved worksheet agrees with the displayed scenarios, without duplicate payments |
| Unknown inputs | Missing amount or loan program stays visibly unresolved |
| Inquiry delivery | A marked, authorized test reaches the agreed destination with the submitted question |
| Phone and keyboard use | Sources, scenario labels, and inquiry actions remain readable and usable |

Save the observed results when the page is built. Keep a displayed submission confirmation separate from evidence that the intended recipient received the message.

## Bring the FAQ into the whole website fix

The concession FAQ brief distinguishes proposed transaction costs from financing rules requiring review. Take the approved scenario requirements to [whole website fix: seller concession explanations](/for/real-estate). The whole website fix fixes price and acceptance checks before payment.
