# Selling and buying a house at the same time: calculator brief

For your real estate agent website, specify a selling-and-buying calculator that connects estimated sale proceeds to the next purchase by date. Show funds available before each expense, missing inputs, and any estimated shortfall. Offer an optional request to review the sale and purchase together.

Rocket Mortgage's guide compares buying first, selling first, and coordinating closings. It discusses proceeds, overlapping expenses, financing, and backup housing. [Rocket Mortgage's guide, updated 2026.09.04; checked 2026.10.14](https://www.rocketmortgage.com/learn/how-to-buy-and-sell-a-house-at-the-same-time).

Use those questions to brief a worksheet on your own website. The requirements below are proposed website behavior. Have a lender and settlement professional review the financial assumptions before implementation. Scale With Search and the agent do not give loan advice. Send financing questions to a licensed lender.

If the page states a payment amount, repayment period, down payment or finance charge, Regulation Z treats those as advertising trigger terms that require further disclosures. Have the lender or broker review the calculator copy before it goes live. [CFPB Regulation Z advertising rule, 12 CFR 1026.24, checked 2026.10.14](https://www.consumerfinance.gov/rules-policy/regulations/1026/24/).

## What should a selling and buying a house at the same time calculator show?

Give the page a defined question: “Under these assumptions, what money would I need before my sale proceeds become available?” Keep the calculation open without requiring contact details.

Require separate result panels for estimated sale proceeds, purchase cash still needed, and funds remaining at each event. Highlight the lowest projected balance. A positive balance after both closings must not hide an earlier shortfall.

Rocket's guide explains that equity in the current home may be unavailable for the next down payment before the sale closes. It also distinguishes estimated equity from proceeds after payoff and selling expenses. [Rocket's proceeds and timing explanation, checked 2026.10.14](https://www.rocketmortgage.com/learn/how-to-buy-and-sell-a-house-at-the-same-time).

Keep the sale price as an editable assumption. Put this proposed notice beside the result and in any printed summary:

> Planning estimate using the amounts and dates shown. This calculator is not an appraisal, loan approval, or promise of a sale price. Ask your lender and settlement professional to confirm funds, costs, and availability.

## Link reviewed sale and purchase amounts

Use your approved seller net-sheet calculation as the sale input. Preserve its itemized assumptions and source dates. Keep the detailed sale-cost explanation on its own resource page.

The CFPB's seller summary separates seller-paid closing costs, mortgage payoffs, seller credits, and other obligations. [CFPB seller-transaction disclosure categories, checked 2026.10.14](https://www.consumerfinance.gov/rules-policy/regulations/1026/38/#k).

A payoff amount can differ from the current mortgage balance. It includes interest through the intended payoff date and may include unpaid fees. [CFPB payoff explanation, checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/what-is-a-payoff-amount-and-is-it-the-same-as-my-current-balance-en-205/).

Require a valid-through date for each payoff. Mark affected entries for review when the sale date changes. Keep an unverified balance assumption visibly separate from a payoff quote.

For the purchase, import the reviewed estimate of cash still needed at closing. The CFPB distinguishes closing costs from cash to close, which accounts for purchase funding, deposits, credits, and adjustments. [CFPB Closing Disclosure explainer, checked 2026.10.14](https://www.consumerfinance.gov/owning-a-home/closing-disclosure/).

Ask the builder to retain these fields alongside the linked amounts:

| Proposed input | Evidence to obtain | Timing information to retain |
| --- | --- | --- |
| Estimated sale proceeds or seller shortfall | Approved net sheet and its underlying quotes | Sale closing assumption, payoff validity, and expected funds-availability event |
| Purchase cash still needed | Lender and settlement worksheet | Purchase funding deadline and document date |
| Starting usable cash | Visitor's planning entry | Balance date and whether earlier payments have already reduced it |
| Cash to keep untouched | Visitor's chosen reserve, reviewed as needed with the lender | Amount excluded from starting usable cash |
| Deposit and costs due before closing | Contract review and provider quotes | Amount, due date, and whether already paid |
| Moving, storage, temporary housing, and overlap expenses | Visitor entries or dated quotes | Payment dates, covered periods, and cancellation assumptions |

Do not supply national fee defaults or a standard reserve. Require unknown amounts and unconfirmed dates to remain visible. Label the output “Partial estimate” until the necessary inputs are present.

## Calculate a balance at each event

Ask the builder to create a chronological event table. Use one row for each payment or incoming amount. Identify its source, status, and proposed date.

For a reviewed scenario without additional borrowing, propose this calculation:

**Projected usable cash after an event = starting usable cash + cumulative incoming funds available by that event − cumulative outgoing payments due by that event.**

Define starting usable cash after subtracting the visitor's chosen untouched reserve. Identify the starting balance date. Include only later events in the running calculation.

Enter net sale proceeds once, at their assumed availability event. For an estimated seller shortfall, enter an outgoing payment at its relevant funding deadline. Keep an unknown availability date out of the confirmed-funds total.

Treat purchase cash still needed as a closing outflow. Enter an unpaid deposit separately at its earlier deadline. Require the purchase worksheet to credit that same deposit once. If the starting balance already reflects a paid deposit, do not deduct it again.

Keep costs deducted inside the sale net sheet out of the event table's additional expenses. Ask the settlement reviewer to reconcile mortgage payments with dated payoff quotes. Require the lender to reconcile credits and prior payments with purchase cash still needed.

For events sharing a date, retain the expected order of funds availability and payment deadlines. Ask the relevant closing professionals to confirm that order. Do not assume that matching calendar dates establish usable funds.

Require any proposed interim borrowing to have a separately reviewed model. Document incoming funds, fees, payments, repayment timing, and whether repayment already reduces sale proceeds. Keep an unapproved financing option out of the usable-funds total.

## Compare the planned move with a changed timeline

Offer editable scenarios for the planned sequence, a delayed sale, and lower estimated sale proceeds. Keep the original inputs available for comparison.

Rocket's guide recommends budgeting for planned closings, a delayed current-home sale, and lower proceeds. It separates transaction spending from expenses during an overlap. [Rocket's transition-budget guidance, checked 2026.10.14](https://www.rocketmortgage.com/learn/how-to-buy-and-sell-a-house-at-the-same-time).

Ask the visitor to choose the changed date or amount. Recalculate affected events and identify assumptions needing fresh quotes. Keep temporary housing and possession questions in the review request. Do not generate contract language from the calculator.

Display an estimated timing shortfall at the event where it first occurs. Preserve negative balances. Give an unknown date its own warning rather than treating it as today's date.

Keep lender approval separate from a positive worksheet balance. The CFPB explains that receiving a Loan Estimate does not establish approval or denial of the application. [CFPB Loan Estimate explanation, checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/what-is-a-loan-estimate-en-1995/).

## Carry both transactions into the inquiry

Place an optional action beside the result: “Ask about coordinating my sale and purchase.” Name the receiving real estate agent or team and explain the next conversation.

Ask for the visitor's question, current-home area, intended purchase area, broad timing, and usable reply details. Make exact addresses and financial amounts optional. Let the visitor preview and choose whether to share the worksheet.

Preserve both transaction labels in the received message. Include chosen dates, unresolved items, and the estimate notice in any selected summary. Offer a separate, voluntary lender handoff for financing questions.

Keep account numbers, bank documents, payment instructions, and entered amounts out of public page addresses and routine analytics. Define the storage destination and who can read a voluntarily submitted summary.

Record calculator use and received inquiries separately. Check an inquiry's receipt before treating submission as completed. Agree who answers the request before publishing response-time language.

## Accept the worksheet against event-level evidence

Give the builder synthetic scenarios and an independently reviewed worksheet. Specify expected event balances before testing.

| Check to commission | Evidence to require |
| --- | --- |
| Sale precedes purchase | Proceeds enter at their availability event and each expense appears once |
| Purchase precedes sale | Later proceeds do not fund the earlier purchase event |
| Positive final balance with an earlier deficit | The earlier shortfall stays visible beside the final balance |
| Same-date events | Unconfirmed ordering remains unresolved; the page does not assume immediate access |
| Paid or unpaid deposit | Starting cash, the deposit event, and purchase cash reconciliation agree |
| Seller shortfall | The amount is an outflow and no sale proceeds are added |
| Changed closing date | Event order updates and affected payoffs or quotes need review |
| Missing amount or date | The result stays partial and names the unresolved input |
| Added financing | Reviewed repayments and fees appear once, including any amount inside the sale net sheet |
| Sharing and print view | The chosen summary retains dates, assumptions, omissions, and estimate wording |
| Inquiry delivery | An authorized test reaches the agreed recipient with both transaction contexts |

W3C recommends descriptive labels associated with their form controls. [W3C form-label guidance, checked 2026.10.14](https://www.w3.org/WAI/tutorials/forms/labels/). Require labeled amount, date, and status fields. Check keyboard entry, correction messages, and readable results on a phone.

These are checks to commission. They do not report a working calculator or a completed delivery test.

## Scope the sell-buy cash-flow worksheet

The sale-and-purchase worksheet records when funds are needed and which assumptions remain unknown. Bring the reviewed model to [whole website fix: sale-and-purchase cash timing](/for/real-estate). The whole website fix names required functions before you accept its scope.
