# Sale-to-list price ratios: define the baseline on a real estate website

State which asking price your sale-to-list ratio uses before publishing the percentage. Then identify how the report combines individual sales. A ratio with an undisclosed baseline can give a reader the wrong impression of price reductions or negotiation.

This guide helps real estate agents specify the website report and its checks. It publishes no current prices or market-performance claim.

## What does a sale-to-list price ratio compare?

**It compares a recorded sale price with a specified listing price.** CRMLS documents separate ratios for the list price at closing and the original list price. Name the chosen baseline. [MLS ratio definitions, checked 2026.10.22](https://kb.crmls.org/knowledgebase/crmls-paragon-field-descriptions/).

## What is the closing-list-price baseline?

**It is the listing price at the time the property closed in the cited MLS definition.** Retain the source field mapping in your report specification. [MLS closing-baseline definition, checked 2026.10.22](https://kb.crmls.org/knowledgebase/crmls-paragon-field-descriptions/).

## What is the original-list-price baseline?

**It is the initial listing price recorded for the listing in the cited dictionary.** Keep it separate from the closing baseline. [MLS original-price definition, checked 2026.10.22](https://kb.crmls.org/knowledgebase/crmls-paragon-field-descriptions/).

## Can the real estate website call both measures sale-to-list?

**Use a label that identifies which measure the page presents.** Prefer sale-to-original-list or sale-to-closing-list when those descriptions match the source. Keep the distinction in table headings, chart captions, and share images.

## What calculation belongs beside an individual ratio?

**Show sale price divided by the documented list-price baseline.** If the interface displays a percentage, make that unit explicit. Preserve the underlying field definition. [MLS ratio calculation, checked 2026.10.22](https://kb.crmls.org/knowledgebase/crmls-paragon-field-descriptions/).

## How does the cited report tool aggregate original-price ratios?

**Its documentation describes taking a mean or median of individual sold-listing ratios.** It does not describe that field as a ratio of summed prices. Confirm the selected setting. [MLS InfoSparks original-price metric, checked 2026.10.22](https://support.sdmls.com/support/solutions/articles/150000214678-infosparks-manual-and-faqs).

## Is a ratio of totals interchangeable with an average of ratios?

**Do not substitute an undocumented aggregation.** A report based on summed prices weights transactions differently from an equal-weight mean of individual ratios. Treat the report's aggregation as **UNRESOLVED** until its publisher confirms the method.

## Can original price mean the earliest price ever advertised for the property?

**Do not assume that meaning.** The cited InfoSparks manual uses the original price associated with a new listing ID after relisting. Request the supplying system's own relisting treatment. [MLS original-price relisting example, checked 2026.10.22](https://support.sdmls.com/support/solutions/articles/150000214678-infosparks-manual-and-faqs).

## What should happen when a property has price reductions?

**Preserve the original and closing baselines as separate inputs.** Ask the editor to inspect the listing history before explaining their difference. Do not overwrite original price with the latest asking price during a website import.

## Does the documented ratio deduct seller concessions?

**The cited InfoSparks original-price metric does not account for seller concessions.** Avoid describing it as the seller's net proceeds or the buyer's total acquisition cost. [MLS concession-treatment note, checked 2026.10.22](https://support.sdmls.com/support/solutions/articles/150000214678-infosparks-manual-and-faqs).

## Does selling above the chosen list price prove overpayment?

**No. Keep the ratio separate from a property valuation conclusion.** A reader's pricing question needs property condition, relevant comparisons, and transaction context. The chart should not turn an asking-price comparison into a guarantee about value.

## Does selling below the chosen list price establish a discount from value?

**No. Describe the relationship to the named asking-price baseline.** Avoid presenting the difference as savings from independently established value. Invite a property-specific conversation when the visitor needs a pricing assessment.

## Which transactions belong in the website report?

**Define the closed-sale cohort before calculating its ratios.** Save the source, closing-date period, geography, and property filters. Keep active listings out of a closed-sale ratio unless the documented metric explicitly calls for them.

## Should the report combine different property types?

**Only under a clear and consistent label.** Separate results when readers need a property-type comparison. Avoid changing the mix between periods while describing the movement as a like-for-like negotiation trend.

## Should a sample count appear beside the ratio?

**Display the count of included transactions.** Tie it to the same baseline and missing-value rules as the calculation. Keep any source suppression requirement visible in the internal publishing checklist.

## What should happen when list price is missing or unusable?

**Withhold that record's ratio under a documented handling rule.** Do not substitute a nearby field without disclosure. Ask the provider how missing baselines affect the aggregate and included transaction count.

## Can a page show original and closing ratios together?

**Yes, when each has its own baseline, calculation, and label.** Give the reader a short explanation of why the comparison exists. Do not let the chart legend abbreviate away the distinction.

## What should appear in a tooltip or methodology note?

**Identify the price fields, aggregation, cohort, period, and concession treatment.** Keep the core baseline visible outside the tooltip. A reader using a phone or keyboard should be able to find the method without guessing.

## How should the report compare periods?

**Retain the same baseline, aggregation, filters, and selection dates.** Mark a documented methodology change before drawing a trend line through it. Do not switch from original price to closing price under an unchanged series title.

## Can a report rank real estate agents by this ratio alone?

**Avoid an unsupported performance ranking from the ratio.** Define any proposed comparison separately, with its data rights and limitations. This page's purpose is to explain a market measure rather than claim a competitive advantage.

## What working evidence should the editor keep?

**Retain the permitted price fields, source definitions, filters, and aggregation settings.** Save an approved explanation of relisting and concessions. Keep private seller details outside the public methodology and website inquiry form.

## What should the builder test before acceptance?

**Test a price reduction, relisting, missing baseline, and different aggregation settings.** Use synthetic records and compare the calculated output with the documented method. Check that labels remain correct after filtering and export.

## Who handles a corrected price after publication?

**Assign an editor to update the affected ratio and commentary together.** Preserve the correction reason and completed review date. Recheck shared images or downloadable reports when they contain the old result.

## What should a real estate agent include in the website brief?

**Provide the approved source, ratio baseline, aggregation, report layout, and inquiry destination.** Ask for editable definitions and reproducible calculations through [the real estate website brief](/work).
