# Real estate SEO case study: check the evidence before buying

Assess a real estate SEO case study by checking what changed, which pages were measured, and what the reported result means. Ask for the dates, original reports, inquiry evidence, and limits before using the example to choose work for your own website.

Use the checklist below to read a provider's published example. Keep the website change, search observation, and business outcome in separate fields. Require support for each claimed connection.

Google advises asking an SEO provider for previous work, industry experience, expected results, and methods of measuring success. It also warns against guaranteed first-place rankings. Those questions provide a starting point for evaluating a case study. [Google's hiring guidance](https://developers.google.com/search/docs/fundamentals/do-i-need-seo).

## Identify the business and the work being measured

Start with the business the case describes. Was it an individual agent, a team, or a brokerage? Which market and service did the work concern? Ask the provider to distinguish the client's website from other domains included in the report.

Record whether the pages explained seller representation, provided local information, or displayed property inventory. Keep those purposes visible when comparing the example with your own needs. Avoid treating every real estate website as the same assignment.

Then list the work performed. Request the affected page addresses, changes, and completion dates. Separate content edits, technical repairs, redirects, and contact-form work. If several changes occurred together, retain that fact beside the reported result.

Use this worksheet to establish the case's scope. The fields are proposed evidence checks.

| Field | What to request |
| --- | --- |
| Business | Agent, team, or brokerage; market; service represented |
| Website | Domain and exact pages included in the claim |
| Starting condition | Dated report or page record before the work |
| Change | Named repair, publication, or migration with its date |
| Measurement | Original report, metric, filters, and comparison periods |
| Outcome | Evidence supporting a search observation or business result |
| Limits | Missing records, simultaneous changes, and unresolved attribution |

For an anonymized case, ask which supporting records the provider can show with permission. Keep withheld identity separate from missing measurement evidence. Leave a field unresolved when the available material cannot establish it.

## Read the metric before reading the headline

A headline about traffic needs the name of the measurement. Ask whether the figure represents Google Search clicks, analytics sessions, a third-party estimate, or another record. Request the original report and its settings.

Search Console defines clicks as clicks from search results and impressions as appearances there. Its Performance report also provides click-through rate and average position. Those are distinct measurements. [Google's Performance report documentation](https://support.google.com/webmasters/answer/7576553?hl=en).

For a reported increase, request the starting value, ending value, and dates. Ask whether the same pages and filters were used. Keep a percentage beside its underlying values instead of accepting the percentage alone.

For a ranking claim, ask which query, page, country, device, and period the report includes. Search Console's average position concerns the topmost result for the selected grouping. It is an average, rather than proof of a fixed position for every search. [Google's position definition](https://support.google.com/webmasters/answer/7576553?hl=en).

Google notes that results can differ with time, place, device, and recent history. Record those conditions for a manually checked result. Keep a screenshot from one search separate from the report's observations across its selected period. [Google's explanation of result variation](https://support.google.com/webmasters/answer/7576553?hl=en).

If the claim uses a third-party estimate, retain that label. Ask how the estimate was produced and what it covers. Do not relabel it as a client account's measured visits. Leave the comparison unresolved until you can identify both measurements.

## Compare the same pages and conditions

Request the comparison periods before interpreting a graph. Record their length, filters, included pages, and any exclusions. Ask why those periods were chosen.

For a redesign, request the old-to-new URL mapping and the date of the move. Compare the retained pages rather than assuming every new address represents additional content. Note any changes to the domain or page ownership.

Search Console generally assigns page performance to Google's selected canonical URL. It also omits anonymized queries and does not expose every query row. A missing row therefore needs care when interpreting a page or query comparison. [Google's data-grouping guidance](https://support.google.com/webmasters/answer/17011259?hl=en).

Ask the provider to explain any difference between chart totals and table rows. Keep the report's aggregation settings with the export. Avoid combining totals from different views into a result the source report never displayed.

For a migration, Google recommends mapping old URLs to replacements and checking redirects. It also notes that search positions can fluctuate while the site is recrawled and reindexed. Keep the move and its checks beside the comparison. [Google's website-move guidance](https://developers.google.com/search/docs/crawling-indexing/site-move-with-url-changes).

## Require separate evidence for inquiries and consultations

When the case claims inquiries, ask how an inquiry was defined and recorded. Determine whether the count includes tests, repeat submissions, spam, or unrelated messages. Request an approved summary that explains those exclusions without exposing private client records.

Ask which page and source information accompanied each counted inquiry. Keep a submitted form, a received message, and a booked conversation in separate fields. Require the case to name the event it counted.

Google Analytics allows a business to mark an event as a key event. That designation reflects the event selected as important to the business. Inspect the actual event and its setup before treating a dashboard count as a consultation. [Google Analytics' key-event explanation](https://support.google.com/analytics/answer/13965727?hl=en).

Request a test record when the provider claims to have repaired delivery. Ask what was submitted, where it arrived, and who confirmed receipt. Treat that as evidence for the tested path. Look for a separate record supporting any claimed business outcome.

For a claim about clients or closed business, ask what record connects the reported inquiry with that outcome. Keep attribution unresolved when the link is unavailable. Do not fill the gap by assuming every search click became a seller conversation.

## Ask what else changed during the period

Request a change log alongside the report. Ask about paid campaigns, new listings, brokerage changes, domain moves, tracking changes, and website outages during the comparison. These are questions to investigate, rather than explanations established for the case.

Record the provider's role in each change. Separate work the provider performed from work supplied by the client or another contractor. Keep simultaneous changes visible when assessing a claim about cause.

Use precise language in your notes. “The report shows a change after publication” records a sequence. Ask what additional evidence supports the stronger claim that publication caused it. Mark that connection unresolved when the case provides no support.

Ask whether the provider retained unchanged results, failed checks, and pages outside the highlighted examples. Review the selection method before treating the published successes as representative of all work.

## Match the case to the website problem you have

Compare the case's starting condition with your own observed problem. A corrected indexing block, a rewritten local guide, and a repaired seller form are different assignments. Identify which work you need before applying another website's result to your budget.

Use this proposed decision table to turn the evidence into scope questions.

| Evidence in the case | Question for your website |
| --- | --- |
| A documented page-access repair | Which of your important pages need the same inspection? |
| A sourced local-content update | Which existing guide needs a supported correction or missing answer? |
| A checked URL migration | Which addresses and useful content must your rebuild preserve? |
| A received test inquiry | Which contact routes need submission and receipt checks? |
| A reported consultation outcome | What definition and permitted record would establish that outcome for your business? |

Do not adopt the case's page count, publishing schedule, or forecast without assessing your material and responsibilities. Ask the builder to define the smallest set of repairs that addresses your documented problem.

Google recommends clear sourcing and original information when assessing content quality. Use those questions for any proposed local pages or service explanations. Request the material that would make the answer useful before commissioning a batch. [Google's helpful-content guidance](https://developers.google.com/search/docs/fundamentals/creating-helpful-content).

## Put unresolved claims back to the provider

Send a short evidence request organized around the case's actual claim. Ask for the page, date, source report, measurement definition, and permission boundary. Keep private records out of the initial request.

If the provider can explain the work but cannot share an outcome record, retain that distinction. Assess the demonstrated process and leave the unverified result unresolved. Avoid converting an evidence gap into either an endorsement or an accusation.

Before accepting work, request the proposed changes and their reasons in writing. Google advises checking recommendations against its official guidance and questioning guaranteed rankings. Use that standard when evaluating the proposed work. [Google's provider guidance](https://developers.google.com/search/docs/fundamentals/do-i-need-seo).

## Bring the evidence into your website brief

Prepare your current website, the case study you inspected, and the unanswered evidence questions. Add the specific page or contact problem you want repaired. Identify the material you can supply and the person who approves public wording.

Use [the real estate website page](/for/real-estate) to prepare the written whole website fix scope. Ask that scope to name the pages, repairs, inquiry destination, and acceptance checks. Use the case study to ask better questions about the work you will receive.
