# Preapproval vs prequalification: a buyer page for your agent website

Prequalification can use information a buyer reports; preapproval can involve verified information. Lenders use those terms differently, and neither letter guarantees a loan. The CFPB tells buyers to examine the lender's process. [CFPB comparison, reviewed 2023.12.05; checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/whats-the-difference-between-a-prequalification-letter-and-a-preapproval-letter-en-127/).

Build your agent website's comparison around what the lender checked and what the buyer should ask next. Keep the explanation public. Give the reader a separate way to ask you about the home search.

Use this article as an editorial brief for your website builder. Scale With Search and the agent do not give loan advice. Direct financing decisions to a licensed lender.

## Explain the comparison without creating a universal rule

Use a buyer-facing heading such as “What is the difference between preapproval and prequalification?” Put the answer and source date above the contact form.

Some lenders distinguish a self-reported assessment from one based on verified information. Others use different labels for their processes. Both letters describe conditional willingness to lend. [CFPB terminology guidance, reviewed 2023.12.05; checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/whats-the-difference-between-a-prequalification-letter-and-a-preapproval-letter-en-127/).

Avoid a comparison grid that assigns every lender the same credit inquiry, document review, or approval timeline. Ask any lender named on the page to confirm how it uses each term. Attribute its explanation to that lender and date the review.

The competing Sibcy Cline article explains the two labels and introduces its own mortgage approval program. [Sibcy Cline comparison, checked 2026.10.14](https://www.sibcycline.com/blog/pre-qualification-vs-pre-approval-whats-the-difference).

For your website, commission a comparison worksheet, a verified lender contact route, and an agent inquiry that preserves the reader's question. Keep the detailed document checklist, credit-check FAQ, and expiry resource as separate pages.

## Compare the lender's process with a question worksheet

Place the following proposed worksheet below the answer. Give readers space to record each lender's response privately. Leave missing answers marked **Ask lender**.

| Question to ask | What the buyer should record |
| --- | --- |
| What do you call this assessment? | The lender's term and the date of its explanation |
| Which information have you verified? | The lender's description of completed checks and outstanding requests |
| What credit inquiry does this step involve? | The lender's answer for this specific process |
| What conditions remain? | The conditions the lender identifies, using its wording |
| What does this letter say about its validity? | Its stated date or the question awaiting clarification |
| What should I confirm before preparing an offer? | The lender's next action and contact route |

Keep financial amounts, account details, and document contents outside the worksheet template. If a printable version is included, give it the same sources and review date as the webpage.

Do not have the worksheet issue a readiness score or an “Approved” result. Make it a record of questions and lender answers. Ask the lender to review any explanation you add beside those answers.

## Separate the lender conversation from the agent conversation

Give each professional a clearly labeled contact action. Use the lender's verified public contact destination for financing questions. Identify the outside business before the reader follows that link.

Use an agent action such as **Ask about my home search** for service-area, showing, and offer-preparation questions. Have your broker approve the description of your services and any local requirements.

For a buyer asking whether a letter will support an offer, explain your local role within that approved wording. The CFPB says an agent or housing counselor can help assess whether the letter serves its purpose with local sellers. [CFPB letter guidance, reviewed 2023.12.05; checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/whats-the-difference-between-a-prequalification-letter-and-a-preapproval-letter-en-127/).

Keep document delivery with the lender. Do not request a letter upload, tax return, bank statement, credit score, or identifying number through the agent form. Add a reminder to omit private financial information from free text.

## Preserve the buyer's question through the website inquiry

Request a name, usable reply detail, intended market, and the visitor's question. Make search timing and lender-conversation status optional. Include **Not sure** wherever a visitor might lack an answer.

If you offer status choices, use descriptions such as **Have not contacted a lender**, **Have a letter**, and **Have questions about a letter**. Treat them as visitor descriptions. Avoid automatic qualification labels.

Send the source page, selected status, complete question, and reply details to the agreed recipient. State who receives the message. Confirm only what the website can establish about submission or delivery.

If the buyer also needs to sell, offer a separately labeled seller inquiry where it fits your services. Carry that purpose into the received message. Keep the comparison readable without requiring either inquiry.

## Keep loan costs and calculators within reviewed boundaries

A Loan Estimate gives estimated rate, payment, and closing-cost information. Receiving one does not establish loan approval. [CFPB Loan Estimate explanation, reviewed 2024.08.09; checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/what-is-a-loan-estimate-en-1995/).

Closing costs are upfront costs for obtaining the loan and transferring ownership. [CFPB Loan Estimate explainer, modified 2025.10.29; checked 2026.10.14](https://www.consumerfinance.gov/owning-a-home/loan-estimate/). Direct individual cost questions to the licensed lender and responsible settlement professional.

Keep any payment or closing cost calculator in a separately defined scope. Label its output **Estimate**, show its assumptions, and send the reader to a licensed lender for confirmation. Require a dated source for every published rate, payment, or fee number.

Before publishing calculator copy with a payment, rate, or down payment, obtain lender or broker review. Apply Regulation Z, 12 CFR 1026.24. Include default inputs, results, downloads, and surrounding advertising in that review.

Section 1026.24(d) identifies advertising trigger terms requiring additional disclosures, including payment amounts and repayment periods. Its commentary limits the down-payment trigger to credit-sale transactions. Subsections (c) and (f) contain separate rate and dwelling-secured payment requirements. [CFPB advertising rule and commentary, checked 2026.10.14](https://www.consumerfinance.gov/rules-policy/regulations/1026/24/).

Have the reviewer determine applicability, disclosures, and placement. An estimate label does not replace that review. Include no numerical financing example in this comparison brief.

## Accept the page against the answer and a received inquiry

Require marked test inquiries using contact details you control. Inspect the actual received message. Use the following checks in the written brief.

| Check to commission | Evidence to inspect |
| --- | --- |
| Opening answer | Lender variation and conditional letters remain visible on phone and desktop without registration |
| Comparison worksheet | Unknown answers remain open; no score or approval decision appears |
| Source review | Lending statements match dated sources and lender-reviewed wording |
| Lender handoff | Contact action reaches the verified business destination with a clear label |
| Agent inquiry | Agreed recipient receives the source page, question, selected status, and usable reply details |
| Data boundary | Agent form has no financial upload or private financial fields |
| Recovery | Invalid fields permit correction; failed delivery does not produce a false success message |
| Phone and keyboard use | Reader can inspect the comparison, follow sources, and use the inquiry controls |

Record failures and require a passing retest after repair. These are proposed acceptance checks. They report no completed website implementation or delivered inquiry. Count received questions separately from visits and button clicks.

## Bring the comparison into your whole website brief

Supply your current buyer page, approved comparison wording, source dates, lender contact destination, inquiry recipient, and acceptance requirements. Ask for this page explicitly in the written scope.

The [Scale With Search $2,000 whole website fix](/for/real-estate) repairs or rebuilds one listing agent or small team website as a static site. It includes inquiry-path repair with a test inquiry and proof of receipt. [Published scope, checked 2026.10.14](https://scalewithsearch.com/work).

Confirm this page and any worksheet requirements before work starts. Assign a person to maintain the comparison, dated sources, and contact destinations after handoff.
