# Pre-listing inspection: a seller FAQ for your agent website

A pre-listing inspection is a home inspection the seller arranges before putting the property on the market. The inspector prepares the report for the seller. [InterNACHI's seller-inspection explanation](https://www.nachi.org/sellerinspections.htm). [InterNACHI's seller-inspection explanation](<https://www.nachi.org/sellerinspections.htm>). checked 2026.10.14.

On your agent website, explain the purpose, timing, report limits, and next decision. Give sellers a way to ask about their preparation plan. Give buyers a separate route to ask about an available report.

Use the brief below to specify that page. The website requirements are recommendations. Have the responsible professionals approve the property-specific answers before publication.

## Should a seller get an inspection before listing?

Frame this as a preparation decision. InterNACHI identifies an opportunity to discover problems before listing and obtain repair estimates without waiting for a buyer's inspection. [InterNACHI's preparation guidance](https://www.nachi.org/sellerinspections.htm), checked 2026.10.14.

Ask the seller which decisions the report would inform: further investigation, repair planning, the proposed listing date, or a discussion about condition. Have the inspector confirm the proposed scope. Ask the broker and relevant attorney to review disclosure questions before publishing a local answer.

Give the page a decision worksheet rather than an unconditional recommendation:

| Seller's question | What to establish before answering |
| --- | --- |
| What do I need to learn? | The condition questions and areas the inspector proposes to examine |
| Can I act on the findings before listing? | Time for report review, specialist advice, quotes, and any chosen work |
| What will the inspection cost? | A current written quote for this property and scope |
| Who will review the report with me? | Inspector for findings, agent for the listing plan, relevant professionals for unresolved questions |
| How will the report be shared? | Approved recipients, permissions, access method, and accompanying explanation |

Do not add a national inspection price or promise a sale-price increase. Use the property's quote and the agent's reviewed plan.

## When should the inspection happen?

Plan backward from the intended listing date. Ask when the inspector can visit, when the report will arrive, and when the seller can discuss it. Reserve time for further investigation before committing to public wording.

Keep proposed dates in the working brief: inspection, report review, contractor estimates, chosen repairs, and any follow-up inspection. Assign the person responsible for each step. Confirm those dates with the people doing the work.

InterNACHI notes that repairs following a seller inspection can require another inspection. Its report guidance also encourages buyers to consider their own fresh inspections. [InterNACHI's report guidance](https://www.nachi.org/sellerinspections.htm). [InterNACHI's seller-inspection explanation](<https://www.nachi.org/sellerinspections.htm>). checked 2026.10.14.

Ask the inspector how completed work will be documented. Keep the original report date visible. Add later invoices or inspection records as separately dated documents.

## What does a pre-listing inspection cover?

Name the standard and agreement used by the selected inspector. For example, InterNACHI defines a home inspection as a visual, non-invasive examination of accessible areas. Its standard covers observed material defects on the inspection date. It does not promise to reveal every issue or predict future conditions. [InterNACHI's scope and limitations](https://www.nachi.org/sop/htm.htm). [InterNACHI's scope and limitations](<https://www.nachi.org/sop/htm.htm>). checked 2026.10.14.

That standard also excludes determining market value and requires no repair-cost estimates. Radon, mold, and pest determinations are outside its required scope. [InterNACHI's exclusions](https://www.nachi.org/sop/htm.htm). [InterNACHI's scope and limitations](<https://www.nachi.org/sop/htm.htm>). checked 2026.10.14.

Ask the inspector which additional services, specialists, or inaccessible areas need separate attention. Publish the agreed scope. Avoid describing an inspection as an appraisal, a complete defect inventory, or a guarantee.

Keep a short scope note near any report link: inspection date, inspector, stated standard, and limitations. Use the inspector's approved explanation rather than writing a website badge that certifies the home's condition.

## Does the seller have to fix everything or disclose the report?

Send these questions to the professionals responsible for the transaction. Ask the inspector to explain findings and recommended investigation. Ask qualified contractors for repair scope and quotes. Ask the broker or relevant attorney to confirm disclosure requirements for the property's jurisdiction.

Disclosure and contract rules vary by state; confirm the requirements for this property with your broker or attorney. [NAR's state-law qualification](https://www.nar.realtor/the-facts/consumer-guide-seller-concessions). [NAR's state-law qualification](<https://www.nar.realtor/the-facts/consumer-guide-seller-concessions>). checked 2026.10.14.

Require the local answer to identify its official source, applicable form or rule, source-check date, and reviewer. Leave that answer unpublished until reviewed. Avoid a nationwide promise that sharing a report satisfies every disclosure requirement.

For preparation planning, separate the finding from the seller's proposed response. Record who recommended that response and what evidence supports any completion statement.

Use clear document labels: **inspection finding**, **repair estimate**, **paid invoice**, and **follow-up inspection**. Keep unresolved items visible in the review record. Have the inspector approve corrections to their report instead of editing its findings yourself.

## How should the website handle the report?

Keep the educational FAQ public. Decide how a property report will be provided separately, after permission and transaction review.

Before adding a report download, ask the seller and inspector about sharing, website display, and permitted recipients. Have the responsible reviewer approve any redaction. Review names, signatures, contact details, and photographs before making a document public.

Specify these requirements in the website brief:

| Report-handling decision | Requirement to agree |
| --- | --- |
| Permission | Record who approved sharing and which uses they approved |
| Access | Choose public download, controlled access, or an agent-managed request |
| Document identity | Retain property reference, inspection date, inspector, and version |
| Supporting records | Label later repair and inspection documents separately |
| Changes | Preserve the original and identify approved corrections or redactions |
| Maintenance | Assign who updates links, access, and explanatory wording |

If permission remains unresolved, omit the download. Offer a question route using the process your team has approved. State what the visitor is requesting without promising immediate access.

## Can a buyer rely on the seller's inspection?

Explain who commissioned the report and when it was prepared. The CFPB recommends an independent inspector accountable to the buyer and advises against buying without a thorough inspection. [CFPB's buyer-inspection guidance](https://www.consumerfinance.gov/owning-a-home/close/schedule-a-home-inspection/). [CFPB's buyer-inspection guidance](<https://www.consumerfinance.gov/owning-a-home/close/schedule-a-home-inspection/>). checked 2026.10.14.

Keep that guidance beside the report-request route. Avoid encouraging a visitor to waive an inspection because a seller report exists. Ask the buyer's agent and inspector to address the buyer's review questions.

The CFPB also distinguishes an inspection from an appraisal. It explains that repair negotiations depend on purchase-contract terms and local conditions. [CFPB's inspection and contract explanation](https://www.consumerfinance.gov/owning-a-home/close/schedule-a-home-inspection/). [CFPB's buyer-inspection guidance](<https://www.consumerfinance.gov/owning-a-home/close/schedule-a-home-inspection/>). checked 2026.10.14.

Keep financing, contract deadlines, and cancellation questions with the relevant professionals. Let the website collect the question without deciding the transaction outcome.

## Give each visitor a specific inquiry route

For sellers, use **Ask about inspection before listing**. Request the property location, intended listing timing, question, preferred reply method, and usable contact details. Let the seller indicate whether an inspection is planned or completed.

For buyers, use **Ask about this property's inspection report**. Request the property reference and the question they want answered. Preserve the buyer's purpose in the received message.

Name the receiving agent and explain the next step your team can provide. Confirm any response-time commitment before publication. Keep full reports outside the initial form unless the approved handling process requires an upload.

Have the builder run marked test requests with contact details you control. Inspect receipt at the agreed destination before accepting the page.

| Acceptance check | Evidence to require |
| --- | --- |
| Seller question | Received message retains property, timing, inspection status, and question |
| Buyer question | Received message retains property reference and buyer purpose |
| Report access | Links follow the approved access method and show the intended version |
| Source wording | Definition and limits agree with the linked sources |
| Local answer | Jurisdiction, official source, check date, and reviewer are recorded |
| Phone and keyboard use | FAQ, sources, document route, and form remain usable |
| Confirmation | On-screen result agrees with observed submission behavior |

Record expected and observed results. Count received inquiries separately from page views or report clicks. Keep failed checks open until corrected.

## Include the FAQ in the whole website fix brief
