# Pre-listing checklist: build a useful seller page on your agent website

Put a pre-listing checklist on your agent website that tells sellers what to gather, what to decide, and who reviews each unfinished task. Give each item a completion check and a way to ask about the next step.

Start with records, condition questions, preparation choices, pricing discussion, and showing arrangements. Keep the checklist readable before asking for contact details. The page plan below is an editorial recommendation for your own seller process.

NAR's preparation guide discusses repair estimates, cleaning, optional staging, and locating appliance warranties and manuals. Use that guidance as a starting point. [NAR's seller preparation guide](https://www.nar.realtor/the-facts/consumer-guide-preparing-to-sell-your-home).

## Give every preparation task an owner and a completion check

Have your broker review the worksheet before adapting it for your market. Replace the suggested owners with the people who perform that work. Add applicable local sources beside any legal requirement.

| Task for the seller | Proposed decision owner | Completion check to agree |
| --- | --- | --- |
| Write down the intended move and listing timing | Seller, with agent review | Target dates and unresolved dependencies are recorded |
| Gather available property and improvement records | Seller; agent checks the inventory | Each document has a date, source, and missing-item note |
| Locate manuals and warranties for items expected to remain | Seller | Available records are grouped; missing records are identified |
| List known condition questions and existing reports | Seller; appropriate professional reviews findings | Each open question has a reviewer and a next action |
| Discuss whether to arrange an inspection before listing | Seller, agent, and selected inspector | The decision and any agreed scope are recorded |
| Obtain quotes for work being considered | Seller and relevant contractor | Written scope, estimated cost, and availability are available |
| Choose cleaning, decluttering, or cosmetic preparation | Seller, with agent input | Chosen tasks have owners and intended completion dates |
| Decide whether to use staging | Seller; agent or stager confirms the proposed service | Included work, permissions, and any quote are understood |
| Review the pricing discussion and its supporting evidence | Agent or broker permitted to provide the service | Report purpose, source dates, assumptions, and required notices are reviewed |
| Confirm local disclosure documents and questions | Broker and relevant attorney, as appropriate | Applicable official sources, versions, and unresolved questions are recorded |
| Arrange photographs and showing access | Seller and agent; photographer confirms their work | Preparation date, access arrangements, and image permissions are agreed |

These are proposed readiness checks. They do not certify a property's condition or replace the transaction documents.

Give each row a status: open, awaiting review, or ready for the agreed next step. Record the blocker and next owner. Let the agent decide whether an unresolved task changes the proposed listing date.

For the record inventory, suggest separate folders for improvement invoices, permits, existing reports, association documents, and appliance information. Mark an unavailable document as missing. Ask the agent which records matter for this property before adding more tasks.

Keep an estimate separate from evidence that work was completed. Ask the responsible professional what supports a completion statement. Leave an unresolved item visible until its assigned reviewer addresses it.

## Explain the decisions without prescribing every improvement

NAR describes cosmetic updates and staging as choices, rather than universal preparation requirements. It also recommends obtaining repair estimates for items needing attention. [NAR's preparation guidance](https://www.nar.realtor/the-facts/consumer-guide-preparing-to-sell-your-home).

For your website, ask the seller to record the proposed task, available time, quote, and person responsible. Have the agent review which choices fit the listing plan. Avoid attaching a promised sale-price increase to a completed checkbox.

Make the inspection entry a decision, with an explanation or a link to your reviewed inspection FAQ. Ask the inspector to confirm scope and timing. Send disclosure questions to the broker or relevant attorney before publishing an answer for your market.

CapCenter's pre-list article covers documentation, maintenance, inspection, presentation, and showing access. Your agent page should carry those subjects into an assigned task and an inspectable completion check. [CapCenter's pre-list checklist](https://www.capcenter.com/learning/article/the-ultimate-pre-list-checklist-for-home-sellers).

Keep photography and staging arrangements with the people providing those services. Name the material your website can display and who approves its use.

## Keep pricing estimates separate from appraisals and tax records

A CMA or broker price opinion is not an appraisal. North Carolina's commission explains the distinction and the state's restrictions on fee-based reports. [NCREC's BPO guidance, checked 2026.10.14](https://bulletins.ncrec.gov/new-bpo-laws-rules-adopted-effective-october-1-2012/).

Eligibility and required wording need a state-specific check. North Carolina limits fee-based reports to qualifying non-provisional brokers with active licenses in good standing. Texas allows a sales agent to prepare a report for the sponsoring broker, in that broker's name. [North Carolina's current statute, checked 2026.10.14](https://www.ncleg.gov/EnactedLegislation/Statutes/HTML/ByArticle/Chapter_93A/Article_6.html), [Texas commission rule §535.17, checked 2026.10.14](https://www.trec.texas.gov/node/634).

**Confirm your pricing service and required wording with your broker or state commission before publication.** Keep the report's preparer, purpose, date, assumptions, and limitations beside its explanation. Do not promise a sale price or describe checklist completion as establishing home value.

If you explain a tax record, cite the property's local assessor and the assessment date. For example, Wake County says its assessed values reflect market value at its January 2024 revaluation. That example supplies no current sale-price result. [Wake County Tax Administration, checked 2026.10.14](https://taxhelp.wake.gov/hc/en-us/articles/53628065069204-How-can-I-find-out-my-current-assessed-value).

Replace that example with the official source for your own jurisdiction. Have the broker confirm the distinction before using assessment figures beside a pricing invitation.

## Keep preparation records and access instructions private

Publish the checklist instructions. Keep each seller's completed worksheet and documents in the handling process your team has approved.

NAR's privacy guide advises putting away personal information and securing sensitive documents and valuables during home marketing. [NAR's privacy and safety guidance](https://www.nar.realtor/the-facts/consumer-guide-home-selling-tips-for-privacy-and-safety).

Apply a similar review to material proposed for your page. Exclude private contact details, account numbers, access codes, and unapproved photographs. Ask the owner before publishing a report, invoice, or document sample.

Offer a printable version if it helps your process. Include the page's revision date and source links. Assign someone to update both versions together. Leave property documents and showing instructions out of the public download.

## Let the seller ask about the unfinished task

Place a preparation inquiry beside the checklist. Use a specific invitation such as **Ask about preparing my home for sale**. Explain which person or team receives the request and what they can discuss next.

Request a name, preferred reply method, usable contact detail, and the preparation question. Consider optional fields for property location, intended timing, and the task needing attention. Leave full document uploads out of the initial request.

Do not make completed preparation a condition for contacting the agent. Let the homeowner select **Not sure where to start**. Preserve that choice in the received inquiry.

If the form invites a pricing discussion, state that any proposed sale-price figure is an estimate. Require the broker's approved notice. Describe the request as a preparation conversation without promising an instant value result.

W3C recommends labels associated with form controls and clear feedback about submission results. Ask the builder to check both. [W3C's label guidance](https://www.w3.org/WAI/tutorials/forms/labels/), [W3C's notification guidance](https://www.w3.org/WAI/tutorials/forms/notifications/).

## Accept the checklist page against visible evidence

Agree these checks with your builder before accepting the page:

| Page check | Evidence to require |
| --- | --- |
| Readability | The complete worksheet is readable on a phone and desktop |
| Navigation | Keyboard users can reach the checklist, source links, and inquiry |
| Local review | Named reviewer approves applicable disclosure and pricing wording |
| Document handling | Public page and download contain no private seller records |
| Inquiry context | A marked test preserves the selected task and seller's question |
| Receipt | The matching test appears at the agreed destination with usable reply details |
| Follow-up | The assigned recipient can answer through the chosen contact method |

Use test details you control and the receiving team's agreement. Keep a failed check open until the builder supplies evidence of its correction. Assign ownership for later source reviews and broken links.

## Include the pre-listing checklist page

The pre-listing brief assigns preparation tasks and evidence to the responsible people. Take the approved seller checklist to [whole website fix: pre-listing preparation](/for/real-estate). The whole website fix tests whether a website inquiry reaches its recipient.
