# New construction upgrades: brief a buyer budget page for your website

Build your agent website's new construction upgrade page around a source-backed budget worksheet. Show the included specification, quoted option price, selection deadline, and buyer's decision for each item. Give visitors a way to ask about their unfinished choices without promising that an upgrade adds resale value.

West Homes organizes its upgrade guide around structural changes, kitchen layouts, flooring, electrical work, and items buyers might defer. Use those categories to start questions. Require the builder's current documents for the particular home before publishing prices or availability. [West Homes upgrade guide, published 2026.05.29; checked 2026.10.14](https://westhomes.com/builder-upgrades-worth-the-money/).

The requirements below are an editorial page brief for agents. Ask your broker to approve the service description before commissioning the page.

## Answer the value question without choosing upgrades for everyone

Address the search **new construction upgrades that add value** in a short FAQ. Ask the buyer to distinguish daily usefulness, affordability, and a future sale. Make no appraisal, resale, or investment-return promise.

Have buyers describe the task behind each request: room layout, storage, lighting placement, or a finish preference. Ask the builder which choices remain available and when selections become final. Record the answer beside its source.

West Homes distinguishes changes to structure and walls from decorative choices when discussing work during construction versus later. Present that as a builder's general approach, with a dated citation. Do not convert it into a rule that every buyer should purchase every structural option. [West Homes timing discussion, published 2026.05.29; checked 2026.10.14](https://westhomes.com/builder-upgrades-worth-the-money/).

Require a separate quote before comparing a builder option with later work. Ask the contractor to identify the full scope, exclusions, and quote date. Leave the comparison unresolved when the specifications differ.

## Show what the standard home already includes

Place the worksheet before the contact form. Identify the builder, community, floor plan, elevation, and home or lot reference. Keep the source date and your check date visible.

Ask the builder for the applicable included-feature sheet and option schedule. Do not label a model-home feature as standard without that confirmation. Use **included**, **quoted extra**, **unavailable**, or **confirmation needed** as proposed worksheet states.

For each option, specify these fields:

| Field | What your website brief should require |
| --- | --- |
| Included specification | Exact baseline material, size, placement, or configuration from the builder's document |
| Requested change | Item name, option code, quantity, location, and selected specification |
| Price basis | Whether the quote is a total option price, per-unit charge, or difference from the included item |
| Supporting record | Original builder URL or document reference, version, quote date, and check date |
| Dependencies | Other required options or charges awaiting builder confirmation |
| Decision timing | Selection deadline and change conditions from the written terms |
| Buyer decision | Considering, selected, deferred, declined, or unresolved |

Do not copy another builder's price range into these fields. Use **price not confirmed** for a missing quote. Require a revision date when a selection or specification changes.

Keep private quotes in the brokerage's approved sharing process. Publish only the information you have permission to display. A public blank worksheet can explain the method without exposing a buyer's contract.

## Define the budget before adding a calculator

Give the buyer a field for their own option-spending ceiling. Keep it separate from the home's base price and other purchase costs. Ask the lender to confirm financing questions privately.

Specify a running total of selected, confirmed option charges. Show unresolved selections beside that total. Label it **confirmed selections subtotal** until every selected charge has a confirmed amount.

Require the builder to clarify whether each price already includes quantity and associated work. Add a package once. Flag any separately listed item that might already belong to that package.

For a completed set of prices, define **budget remaining** as the buyer's stated option ceiling minus the selected option total. Display an over-budget result plainly. Do not hide it or expand the ceiling automatically.

Keep deposits and credits in a separate reconciliation section. Record their written treatment and ask the builder or lender to confirm how they apply. Never subtract an unconfirmed credit. Do not add an option deposit again when it is already part of the option price.

Leave loan payments, cash-to-close figures, and projected resale proceeds outside this worksheet. Ask the responsible professionals for those separate calculations. A readable table is sufficient if a calculator's rules remain unresolved.

## Put warranty questions beside deferred work

M/I Homes says warranty coverage and timeframes differ between builders. It also identifies later alterations among possible exclusions. Ask buyers to check the applicable documents before assuming deferred work leaves coverage unchanged. [M/I Homes warranty guide, published 2026.09.11; checked 2026.10.14](https://www.mihomes.com/blog/new-construction-home-warranty).

Warranty terms vary by builder and state. New York, for example, publishes a state-specific housing merchant implied warranty statute. Do not copy its provisions into a nationwide coverage schedule. [New York General Business Law § 777-a, revision dated 2014.09.22; checked 2026.10.14](https://www.nysenate.gov/legislation/laws/GBS/777-A).

Tell buyers to read their own warranty. Ask an attorney to confirm legal terms and an inspector to address inspection questions. Ask the builder to identify written restrictions relevant to the proposed later work.

Keep full warranty explanations, incentive comparisons, and inspection planning on their own reviewed resources. Give this page the narrower job of recording option costs and selection decisions.

## Carry the unfinished decision into a buyer inquiry

Use an action such as **Ask about my new-home upgrade budget**. Request a name, preferred reply method, contact detail, builder or community reference, and the buyer's question. Make the spending ceiling optional.

Offer question choices such as **confirm what is included**, **check the option quote**, and **prepare questions before selections**. Include **unsure**. State who receives the request and what your agent service can help organize.

Require the received message to preserve the selected items, unresolved prices, source references, worksheet version, and question. Label the submission as a request for agent contact. Do not present it as a builder order, price lock, or approved change.

Give buyers an optional way to say they also need help selling their current home. Keep that request separate from their upgrade total. Assign an owner to review published source records when the builder changes its documents.

## Accept the page against records and received messages

Use labeled test records and contact details you control. Give your website builder these acceptance requirements:

| Check | Expected evidence |
| --- | --- |
| Missing price | The selected item stays unresolved; the page does not call the subtotal complete |
| Changed specification | The quote requires rechecking before it supports the new selection |
| Duplicate package item | The worksheet flags possible double counting for review |
| Budget exceeded | The page displays the excess without changing the buyer's ceiling |
| Deposit treatment | A payment already included in the option price does not become another option charge |
| Unconfirmed credit | The credit stays outside the confirmed calculation |
| Buyer inquiry | The agreed recipient receives the question, reply details, option record, and source references |
| Phone and keyboard use | The table, source links, selections, and contact controls remain usable |

Record expected and observed results. Keep failed checks open until the affected path passes. These tests establish page behavior and message delivery; they supply no inquiry-volume forecast.
