# How long does mortgage preapproval last? An agent website FAQ

Mortgage preapproval has a lender-specific validity period. Chase describes a typical range of 30 to 60 days. Confirm the date and conditions with the lender that issued the buyer's letter. [Chase, edited 2026.05.22; checked 2026.10.14](https://www.chase.com/personal/mortgage/education/buying-a-home/how-long-does-mortgage-approval-last).

For your agent website, build the answer around the current letter, the lender's confirmation, and the buyer's home-search plans. Give visitors a way to ask about your buyer services without submitting financial documents.

The CFPB says preapproval letters depend on assumptions and are not guaranteed loan offers. [CFPB letter guidance, reviewed 2023.12.05; checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/whats-the-difference-between-a-prequalification-letter-and-a-preapproval-letter-en-127/).

This article is a page brief for agents. The structure, questions, and checks below are editorial recommendations. Scale With Search and the agent do not give loan advice. Direct financing decisions to a licensed lender.

## Answer expiry questions without deciding loan eligibility

Publish the core FAQ without requiring registration. Use the opening answer above, then address the questions that connect the letter to the buyer's next conversation.

### What if my preapproval has expired?

Chase describes renewal as contacting the lender and supplying updated financial information. A further credit check may be required. [Chase renewal guidance, edited 2026.05.22; checked 2026.10.14](https://www.chase.com/personal/mortgage/education/buying-a-home/how-long-does-mortgage-approval-last).

Ask the lender what it needs and when it can confirm an updated letter. Keep the actual document request in the lender's own process. Avoid promising automatic renewal or a particular credit outcome.

### Does a letter mean my financing is final?

No. Chase distinguishes preapproval from final loan approval and says the application and property must meet the lender's requirements. [Chase preapproval explanation, edited 2026.05.22; checked 2026.10.14](https://www.chase.com/personal/mortgage/education/buying-a-home/how-long-does-mortgage-approval-last).

Use a question such as **What should I confirm with my lender before preparing an offer?** Ask your broker to approve the explanation of your role. Leave loan approval with the lender.

### Is the expiry date also my rate-lock deadline?

Keep these as separate questions. CFPB describes a rate lock as conditional protection through a specified period. Its guidance tells buyers to check their Loan Estimate for lock status and duration. [CFPB rate-lock guidance, reviewed 2023.05.02; checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/whats-a-lock-in-or-a-rate-lock-en-143/).

Ask the lender to identify each applicable date. Do not label a renewed preapproval as a renewed rate lock.

## Specify a letter-date checklist

Offer a printable planning checklist beside the FAQ. Keep it available without requiring an email address. Leave personal entries for the buyer to complete privately.

| Field | Instruction for the page brief |
| --- | --- |
| Letter issue date | Copy the date from the current letter; leave an unknown date blank |
| Stated expiry | Record the lender's wording rather than calculating a default period |
| Missing or unclear expiry | Mark **Ask lender** and record the question |
| Lender confirmation | Record when the lender responded and what it confirmed |
| Planned search step | Identify the showing, offer preparation, or other discussion being planned |
| Update request | Note the lender's requested next step without attaching documents |
| Rate-lock question | Keep any lender-confirmed lock deadline in a separately labeled field |

Use status labels such as **Not checked**, **Awaiting lender response**, and **Lender response received**. Avoid a green **Approved to buy** badge.

A date counter should display only the arithmetic it performs. It must not decide whether the lender still accepts the letter. Require **Expiry not confirmed** when the date is missing. Label a buyer-entered date as unverified until the lender confirms it.

Give the printed checklist the same sources, review date, and contact instructions as the public page. Keep completed worksheets outside the general inquiry form.

## Connect lender questions to search timing

Chase identifies changes in the borrower's finances as relevant to preapproval and describes updated information during renewal. [Chase validity and renewal guidance, edited 2026.05.22; checked 2026.10.14](https://www.chase.com/personal/mortgage/education/buying-a-home/how-long-does-mortgage-approval-last).

Build a short planning panel around questions, with no universal showing or offer deadline:

- Before the next planned search step, ask the lender whether the current letter needs an update.
- If the search continues beyond the stated expiry, ask what the lender needs for reconfirmation.
- If financial circumstances change, ask the lender whether its previous assessment needs review.
- If a property is selected, ask which property-specific questions remain with the lender.

Record the responsible person and next confirmed action. Leave an unanswered question visible. Have the broker approve any explanation of local showing requirements, offer documents, or transaction dates.

Keep prequalification comparisons, detailed document lists, and credit-check mechanics in separately reviewed resources. This page's job is to organize expiry and reconfirmation.

## Give the buyer inquiry a defined destination

Place an optional **Ask about planning my home search** action beside the FAQ. Name the receiving agent or team and describe the buyer services they provide.

Request reply details, intended market, approximate search timing, and the visitor's question. Offer optional letter-status choices: **Not obtained**, **Date unclear**, **Update requested**, and **Not sure**. Treat these as visitor descriptions.

Do not request a letter upload, account balance, tax return, identification document, or credit score. Direct financing documents to the licensed lender's confirmed secure route.

Carry the source page, selected status, and complete question into the received inquiry. Describe the confirmation as receipt of a question. Avoid wording that confirms financing, an appointment, or lender contact.

If the buyer also needs to sell, provide a separately labeled seller inquiry within your service area. Keep its purpose visible to the recipient.

## Keep calculator results and loan documents distinct

If the FAQ links to a payment or closing cost calculator, label its output **Estimate**. Show its assumptions and direct the reader to a licensed lender for review.

A Loan Estimate contains estimated rate, payment, and closing cost information. Receiving it does not establish loan approval. [CFPB Loan Estimate guidance, reviewed 2024.08.09; checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/what-is-a-loan-estimate-en-1995/).

Closing costs cover upfront charges for obtaining the loan and transferring ownership. CFPB distinguishes those costs from estimated cash to close. [CFPB Loan Estimate explainer, modified 2025.10.29; checked 2026.10.14](https://www.consumerfinance.gov/owning-a-home/loan-estimate/).

Before publishing calculator copy that states a payment, rate, or down payment, have the lender or broker review it under Regulation Z. Section 1026.24(d) identifies triggering terms requiring additional disclosures. Sections 1026.24(c) and (f) address advertised rates and dwelling-secured payments. [12 CFR 1026.24, current text checked 2026.10.14](https://www.consumerfinance.gov/rules-policy/regulations/1026/24/).

Ask the reviewer to confirm applicability, required disclosures, and their placement. An estimate label does not replace that review. Require a dated source for every published rate, payment, or fee figure. Include no numerical financing example in this FAQ brief.

## Accept the page against its answers and received inquiry

Require marked test submissions using contact details you control. Compare the submitted values with the message received at the agreed destination.

| Check | Evidence to require |
| --- | --- |
| Public answer | Lender-specific validity and the dated source remain visible without registration |
| Missing expiry | Page and checklist retain **Ask lender** instead of inventing a date |
| Entered date | Any arithmetic is labeled; no financing decision appears |
| Separate dates | Letter expiry and rate-lock questions remain distinct |
| Printable checklist | Labels, source links, and review date match the page |
| Buyer inquiry | Recipient receives source page, status, question, and reply details |
| Seller option | Seller purpose remains identifiable at its agreed destination |
| Form recovery | Errors permit correction; failed delivery does not display success |
| Phone and keyboard use | FAQ, source links, and inquiry controls work under the recorded test conditions |

Keep failed checks open. These are proposed acceptance criteria, not completed implementation or inquiry results. Count received buyer questions separately from visits and button clicks.

## Put the FAQ in the whole website fix brief

Supply your current buyer page, broker-approved service description, lender-reviewed FAQ, checklist requirements, and named inquiry recipient. Request this page explicitly in the written scope.

The [Scale With Search $2,000 whole website fix](/for/real-estate) repairs or rebuilds one listing agent or small-team website as a static site. It includes an inquiry-path test with proof of receipt. Confirm this FAQ's inclusion before work starts. [Published website scope, checked 2026.10.14](https://scalewithsearch.com/work).

Assign an editor to maintain the FAQ, checklist, source dates, and contact instructions together. Give that editor the steps for repeating the affected inquiry checks.
