# Mortgage preapproval and credit checks: an agent website FAQ

Mortgage preapproval can affect a buyer's credit score when the lender makes a hard inquiry. Soft inquiries do not affect credit scores. The CFPB distinguishes these inquiry types in its [credit inquiry explanation, reviewed 2025.09.05; checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/what-is-a-credit-inquiry-en-1317/).

Put that answer near the top of your agent website's FAQ. Follow it with questions the buyer can take to a licensed lender. Give home-search questions their own optional contact route.

Scale With Search and the agent do not give loan advice. The page layout, questions, and checks below are editorial recommendations for a website brief.

## Define the page's job before collecting an inquiry

Use a buyer-facing heading such as “Does mortgage preapproval affect my credit score?” Keep the answer, sources, and lender questions readable without registration.

The competing Amerant Bank article describes preapproval, financial documents, lender review, and preparation. It mentions a credit-report pull but does not explain hard versus soft inquiries or specify an agent website's contact workflow. [Amerant Bank mortgage preapproval article, checked 2026.10.14](https://www.amerantbank.com/ofinterest/the-mortgage-pre-approval-process/).

For your page, commission those missing explanations and a clear division of responsibilities. Ask the lender to confirm financing wording. Have your broker approve the agent's service description and contact invitation.

Keep letter expiration, prequalification comparisons, and detailed loan-document requirements in separate resources. This FAQ should help the buyer understand the inquiry terminology and prepare the next conversation.

## Explain hard and soft inquiries without predicting a score

The CFPB describes hard inquiries as commonly occurring after a credit application. They affect scores. Soft inquiries include checking your own report and certain account reviews; they do not affect scores. [CFPB inquiry definitions, reviewed 2025.09.05; checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/what-is-a-credit-inquiry-en-1317/).

Use those definitions, then ask the buyer to confirm the lender's process before proceeding. Avoid a promised point decrease, recovery date, or minimum qualifying score.

The CFPB says lenders typically check credit before issuing a preapproval letter. It also explains that lenders use preapproval and prequalification terminology differently. A preapproval letter is tentative and is not a guaranteed loan offer. [CFPB preapproval guidance, modified 2024.12.12; checked 2026.10.14](https://www.consumerfinance.gov/owning-a-home/explore/get-a-preapproval-letter/).

Do not infer the inquiry type from the product name. Ask the lender whether this step uses a hard or soft inquiry. Request its approved explanation of when another check may occur.

For mortgage shopping, the CFPB says same-type loan inquiries within 14 to 45 days generally receive single-inquiry treatment. Ask the lender which timing applies to the scoring model used. [CFPB comparison-shopping explanation, reviewed 2024.12.31; checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/what-kind-of-credit-inquiry-has-no-effect-on-my-credit-score-en-321/).

Keep that statement qualified. Do not turn it into a promise that every inquiry disappears from the credit report or that every buyer's score remains unchanged.

## Give the buyer questions to take to the lender

Place a short preparation table beneath the definitions. Treat these as proposed questions, not answers about a particular lender's product.

| Buyer question | What to ask the lender to confirm |
| --- | --- |
| Will this step use a hard or soft inquiry? | The inquiry type for the specific process the buyer is starting |
| At what step will you check credit? | What the lender plans to do and what the buyer should review before proceeding |
| How does mortgage shopping affect the score you use? | Applicable scoring model and comparison-shopping timing |
| Could you check credit again later? | Circumstances requiring a further check and how the lender explains that process |
| Where should I send financial documents? | The lender's verified private document-delivery route |

Keep the table available without a form. If you offer a printable version, use the same source dates and review wording.

Link to official education beside the questions. Leave credit repair instructions, debt-management recommendations, and individual qualification decisions with the appropriate professional.

## Keep loan estimates and calculators within their own scope

If the buyer also asks about borrowing costs, direct them to lender documents. A Loan Estimate provides estimated rate, payment, and closing-cost information. Receiving it does not mean the application has been approved. [CFPB Loan Estimate explanation, reviewed 2024.08.09; checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/what-is-a-loan-estimate-en-1995/).

The CFPB defines closing costs as upfront costs for obtaining the loan and transferring ownership. [CFPB Loan Estimate explainer, modified 2025.10.29; checked 2026.10.14](https://www.consumerfinance.gov/owning-a-home/loan-estimate/).

Keep a payment or closing cost calculator outside this FAQ's initial brief. If one is added, label its result an estimate. Show its assumptions and direct the reader to a licensed lender for financing confirmation. Require a dated source for every site-supplied rate, payment, or fee number.

Before publishing a rate, payment, or down-payment figure, have the lender or broker review calculator copy under Regulation Z, 12 CFR 1026.24. Include defaults, results, downloads, and surrounding promotional text in that review.

Section 1026.24(d) addresses advertising trigger terms, including payment amounts, repayment periods, down-payment terms, and finance charges. Its commentary limits the down-payment trigger to credit-sale transactions. Rates have separate requirements under subsection (c); dwelling-secured credit advertisements have further rate and payment provisions under subsection (f). [CFPB advertising rule and commentary, checked 2026.10.14](https://www.consumerfinance.gov/rules-policy/regulations/1026/24/).

Ask the reviewer to determine applicability and approve disclosures and placement. An estimate label alone does not establish compliance.

## Give home-search questions a separate contact route

Offer a button such as “Ask about preparing for my home search.” Identify the receiving agent or team. State that financing and credit-check questions belong with the lender.

Request the visitor's name, preferred reply method, usable contact detail, intended market, and question. Make timing optional. Offer “Not sure” where you ask about their purchase stage.

Carry the page address, selected stage, and complete question into the received message. Keep credit scores, Social Security numbers, income, account details, and financial uploads outside this form. Add a reminder to omit private financial information from free text.

Provide a voluntary link to a verified lender contact route. Ask the buyer to use that destination for lending questions and document submission. Keep the agent form focused on the home search.

If you include a seller contact option for someone selling before buying, label it separately. Name its recipient and confirm it fits your services.

## Specify what the builder must demonstrate

Require marked test inquiries using contact details you control. Compare submitted values with the message received at the agreed destination.

| Acceptance check | Evidence to require |
| --- | --- |
| Opening answer | Hard and soft inquiry distinction visible on phone and desktop without registration |
| Factual wording | Each lending statement matches a dated primary source and approved lender wording |
| Inquiry invitation | Agent service description and lender boundary appear beside the form |
| Successful submission | Recipient receives the page, stage, question, and usable reply details |
| Invalid or failed submission | Correctable field errors and no false delivery confirmation |
| Sensitive information | No financial upload, score field, or lending application in the agent form |
| Links and controls | Source and lender links open correctly; contact controls work with keyboard and phone |

These are checks to commission. They report no implemented page or successful form test. Count received inquiries separately from page visits. Do not use either count as proof of loan approval or a closed transaction.

## Put the FAQ in your whole website fix brief

Supply your current buyer page, approved FAQ wording, dated sources, lender destination, inquiry recipient, and acceptance checks. Ask for this FAQ in the written page scope.

The [Scale With Search $2,000 whole website fix](/for/real-estate) repairs or rebuilds a listing agent or small-team website as a static site. It includes an inquiry-path test with proof of receipt. Confirm this FAQ's inclusion before work begins. [Published scope, checked 2026.10.14](https://scalewithsearch.com/work).

Assign a person to maintain the sources and lender link after handoff. Give them the approved wording and instructions for repeating the affected checks.
