# Monthly payment calculator: what an agent website should show

Put a monthly payment calculator on your agent website with separate principal-and-interest, tax, insurance, and association-fee lines. Make the assumptions editable. Label the result as an estimate, keep it available before the contact form, and offer a buyer question beside it.

The CFPB distinguishes principal and interest from the total mortgage payment, which can include mortgage insurance and escrow. Costs outside escrow need separate attention. [CFPB Loan Estimate explainer, checked 2026.10.14](https://www.consumerfinance.gov/owning-a-home/loan-estimate/).

Use the requirements below to brief your website builder. They are proposed page behavior and acceptance checks. Scale With Search and the agent do not give loan advice. Send financing questions to a licensed lender.

## Define the question before choosing the calculator

Make this page answer: “What monthly housing cost follows from the purchase and loan assumptions I enter?” Start with a purchase-price scenario. Keep affordable-price calculations and cash needed at closing in separate resources.

Redfin's mortgage calculator includes purchase price, down payment, loan type, interest rate, and location. It presents a cost breakdown and routes to prequalification and agent contact. [Redfin calculator, checked 2026.10.14](https://www.redfin.com/mortgage-calculator).

For your own website, specify the source of each assumption, the treatment of missing costs, and the question the agent receives. Require those details in the brief before approving an embed or custom component.

Choose a fixed-rate, fully amortizing model for the initial specification. Have the lender approve that boundary. Direct unsupported loan structures to lender review instead of silently applying the same calculation.

## Require editable costs and dated sources

The CFPB directs buyers to check property-tax estimates with the local tax authority and homeowners-insurance estimates with an insurer. [CFPB cost-source guidance, checked 2026.10.14](https://www.consumerfinance.gov/owning-a-home/loan-estimate/).

Request the following fields. This table defines evidence to obtain, rather than national defaults to publish.

| Proposed input | Source to request | Display requirement |
| --- | --- | --- |
| Purchase price and property reference | Buyer scenario or confirmed property information | Distinguish an assumed price from a transaction price |
| Down payment toward the price | Visitor entry, confirmed with the lender | Show the amount and any percentage conversion together |
| Loan principal | Price less down payment for the simple model; lender confirmation for other arrangements | Explain the calculation and flag unsupported financed charges |
| Interest-rate assumption and repayment term | Visitor entry or dated lender information | Show the source, date, and supported loan model |
| Property taxes | Relevant tax authority or property-specific estimate | Show the annual amount, monthly equivalent, and source status |
| Homeowners insurance and any additional property coverage | Current insurer estimate or visitor assumption | Show coverage described, billing frequency, and date |
| Mortgage insurance | Lender estimate or explicitly unverified allowance | Keep unknown separate from confirmed zero |
| Association dues and recurring assessments | Current association or property documents | Identify each recurring charge and its billing frequency |

Require a dated source for every site-supplied rate, payment, or fee amount. Prefer blank fields over unsupported defaults. Let visitors identify their own entries as assumptions.

Give unknown costs a visible status. If insurance or taxes are missing, show the calculable subtotal and label the overall scenario incomplete. Do not turn blank inputs into a zero-cost claim.

Ask the tax authority whether the estimate reflects the expected assessment after purchase. Require review of any sale-related change before using the current bill. The CFPB's Loan Estimate rules use the taxable assessed value after consummation for estimated property taxes. [CFPB tax-estimate rule, checked 2026.10.14](https://www.consumerfinance.gov/rules-policy/regulations/1026/37/#c).

Ask the reviewer to distinguish recurring assessments from one-time charges. Assign source updates to a named person at handover.

## Show the loan calculation and the housing total separately

Microsoft's PMT function calculates a payment using constant payments and a constant interest rate. Its result includes principal and interest, while excluding taxes and associated fees. It requires consistent rate and payment-period units. [Microsoft PMT documentation, checked 2026.10.14](https://support.microsoft.com/en-us/excel/functions/pmt-function).

Require an independent worksheet using `-PMT(monthly_interest_rate, payment_months, loan_principal)`. The omitted arguments use a zero ending balance and payments at period end. Convert the annual interest rate to a monthly rate and the term to monthly periods. [Microsoft's arguments and defaults](https://support.microsoft.com/en-us/excel/functions/pmt-function).

Then specify the planning total:

**Estimated monthly housing cost = principal and interest + monthly property taxes + monthly homeowners and additional property insurance + monthly mortgage insurance + monthly association dues and recurring assessments.**

This proposed total brings recurring costs into one planning view. Keep its label distinct from the amount paid to the mortgage servicer. The CFPB's projected-payment rules distinguish escrowed expenses from taxes, insurance, and assessments paid separately. [CFPB payment categories, checked 2026.10.14](https://www.consumerfinance.gov/rules-policy/regulations/1026/37/#c).

Mark which expenses are included in the estimated servicer payment and which are paid directly. Add each expense once. Changing its payment destination must not change the housing total under otherwise identical assumptions.

Use the interest rate for the principal-and-interest model. APR also reflects other borrowing charges. [CFPB interest-rate and APR explanation, reviewed 2026.08.28; checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/what-is-the-difference-between-a-mortgage-interest-rate-and-an-apr-en-135/).

Require a separate zero-interest calculation. Reject negative monetary inputs and nonpositive loan terms. Preserve unknown rates as unknown. Keep unsupported financing arrangements outside the model until the lender approves an additional worksheet.

## Put exclusions and lender review beside the result

Show the entered price, down payment, principal, term, rate assumption, cost lines, source dates, and missing items beside the total. Retain them in any printed summary.

Closing costs are upfront loan and ownership-transfer costs. Cash to close includes the down payment and transaction adjustments. They are separate from this recurring-payment scenario. [CFPB closing-cost and cash-to-close explanation, checked 2026.10.14](https://www.consumerfinance.gov/owning-a-home/loan-estimate/).

Label maintenance, utilities, moving, and other expenses outside the calculator's model. Do not call the displayed total a complete household budget. Keep any upfront charge outside the recurring total unless the lender confirms its financed treatment.

Require the builder to place this proposed notice beside the result:

> Planning estimate using the inputs shown. This is not a loan quote, approval, or loan advice. Ask a licensed lender to confirm loan terms and payment assumptions. Confirm property costs with the responsible authority, insurer, or association.

Have the lender approve the notice and the financial explanation before publication. Keep the lender route visible when the calculation is incomplete.

## Have payment and rate copy reviewed before publication

Before publishing payment, rate, or down-payment amounts, have the lender or broker review calculator copy for Regulation Z. Include defaults, generated results, printed summaries, and nearby promotional text.

Section 1026.24(d) identifies trigger terms in credit advertisements, including payment amounts, repayment periods, down-payment terms, and finance charges. Its commentary limits the down-payment trigger to credit-sale transactions. Advertised rates have separate requirements under subsection (c). Dwelling-secured credit advertising has additional payment and rate rules under subsection (f). [CFPB Regulation Z advertising rule, checked 2026.10.14](https://www.consumerfinance.gov/rules-policy/regulations/1026/24/).

Ask the reviewer to determine applicability and approve the disclosures and their placement. An estimate label does not establish compliance. Require another review when a changed model or public default changes the displayed terms.

## Carry the property question into an optional inquiry

Place an optional action beside the result, such as “Ask about this property and its recurring costs.” Explain who receives the request. Give financing questions a separate, voluntary route to a licensed lender.

Ask for the buyer's question, preferred reply method, and usable contact detail. Make the property reference and scenario summary optional. Preview the summary before sharing it. Preserve its assumptions, missing items, and estimate label.

Keep financial documents and account numbers out of this form. Keep entered amounts out of page URLs and routine analytics. Name the receiving destination and response owner in the website brief.

Define the agent's reply around the property, search, or requested conversation. If a buyer also needs to sell, offer a separate seller-service route. Do not combine estimated sale proceeds with the monthly-payment calculation.

Count calculator use and received inquiries separately. Do not describe a completed calculation as a qualified buyer or a booked consultation.

## Accept the page against arithmetic and receipt evidence

Require synthetic scenarios and an independent worksheet before accepting the component. Ask the lender to approve the assumptions and expected calculation behavior.

| Acceptance check | Evidence to require |
| --- | --- |
| Principal-and-interest arithmetic | Page and independent worksheet agree under identical inputs |
| Annual and monthly units | Expense conversions, interest-rate conversion, and term use consistent periods |
| Zero and invalid inputs | Zero interest works; negative amounts, nonpositive terms, and down payments beyond the simple model receive clear errors |
| Unknown expenses | Missing costs stay visible; the overall result remains incomplete |
| Changed recurring cost | Increasing a cost increases the total by its monthly equivalent when other inputs stay fixed |
| Escrow treatment | Each expense appears once; payment destination changes leave the housing total unchanged |
| Unsupported loan structure | The page explains its limit and directs the visitor to lender review |
| Phone, keyboard, and print | Inputs, errors, assumptions, estimate notice, and contact action remain usable |
| Optional sharing | Submitted summary matches the visitor's preview and sharing choice |
| Inquiry receipt | A labeled test reaches the agreed recipient with the question and usable reply details |

Keep failures open until the repaired path passes. These are checks to commission. No implemented calculator or received inquiry is established by this article.

## Put the calculator brief in the whole website scope

The monthly-payment model separates housing costs and labels assumptions for lender review. Bring the approved calculator brief to [whole website fix: monthly payment scenarios](/for/real-estate). Required features are specified before the whole website fix begins.
