# MLS Grid for your agent website: feed access, licensing, and handoff

MLS Grid supplies a standardized listing-data feed from participating MLSs to registered technology providers. For an agent website, start with your provider: MLS Grid's access guide directs agents and brokers to have their technology organization arrange access. [MLS Grid Data Consumer Access Guide, checked October 13, 2026](https://www.mlsgrid.com/s/MLS-Grid-Data-Consumer-Access-Guide.pdf).

Ask that provider to name the MLS source, requested website use, signing broker, and approval stage. Then require a demonstration from property search to a received buyer inquiry. Test your seller contact page separately. The checks below are recommendations for commissioning your website.

## What does MLS Grid do for your website?

MLS Grid's homepage describes a common data feed, license agreement, and compliance process for brokers, MLSs, and vendors. These are the data-access arrangements behind a website. [MLS Grid homepage, checked October 13, 2026](https://www.mlsgrid.com/).

Its technical documentation describes replication: the provider retrieves data and maintains a copy for its application. It does not support real-time data access. Ask your website provider to explain its own update and monitoring process. [MLS Grid technical documentation, checked October 13, 2026](https://docs.mlsgrid.com/).

Put the proposed visitor task beside that explanation. Specify where someone searches, reads a property, and asks you a question. Identify the recipient for each form. Keep feed approval and inquiry delivery as separate acceptance checks.

## Does one MLS Grid feed give you every MLS's listings?

No. MLS Grid's FAQ limits a broker's data access to MLSs where the broker holds participatory rights. It says a broker belonging to multiple participating MLSs can receive those sources through one feed. [MLS Grid FAQ, checked October 13, 2026](https://www.mlsgrid.com/faq).

Ask your broker and provider to confirm each MLS needed for your website. Record the source, membership, requested use, approval status, and responsible contact. Keep a pending source visible in the project brief.

Rules differ by MLS. MLS Grid's IDX Rules, updated September 17, 2026, contain named MLS exceptions for matters including attribution and off-market display. Confirm current requirements with your MLS and broker before approving the website. [MLS Grid IDX Rules](https://www.mlsgrid.com/s/MLS-Grid-IDX-Rules.pdf).

## Who handles MLS Grid onboarding?

License and data agreements are contracts, and their terms and enforceability vary by state and by MLS. Read the agreement and confirm its obligations with your broker or an attorney before you sign.

MLS Grid calls the technology organization a **data consumer**. Its signing guide requires that organization to register and create a subscription before sending a license request. A brokerage providing its own technical service acts as the vendor. [Data license signing guide, checked October 13, 2026](https://www.mlsgrid.com/s/MLS-Grid-Sign-Data-License-Agreement.pdf).

Use this responsibility table to prepare the handoff. The actions are proposed project requirements; confirm who accepts each one.

| Person or organization | What to request |
| --- | --- |
| Agent | Confirm the public website address, intended pages, contact details, and inquiry destination. |
| Broker | Confirm participation, authority to sign, and the proposed public display with the MLS. |
| Data consumer | Identify the subscription, submit correct customer details, and track licensing and approval. |
| Website builder | Name the integration, page requirements, testing method, and maintenance owner. |
| MLS contact | Resolve eligibility, local requirements, and outstanding approval questions. |

Ask whether the data consumer and website builder are the same company. If they differ, assign their handoff explicitly. Keep credentials out of public page content and ordinary website briefs.

## What happens between the request and an approved feed?

The access guide tells the provider to select a subscription type and MLS source, then add its broker or agent customer. Website use requires the website URL. An unfinished site also needs a staging URL for review. [Data Consumer Access Guide, checked October 13, 2026](https://www.mlsgrid.com/s/MLS-Grid-Data-Consumer-Access-Guide.pdf).

For an agent request, the agent signs first and the broker receives a subsequent request. After signatures, the MLS reviews the request. Corrections may be required before approval. The provider then finalizes payment where applicable and obtains access. [The same access guide](https://www.mlsgrid.com/s/MLS-Grid-Data-Consumer-Access-Guide.pdf).

Before signing, inspect the stated use and website address. The signing guide requires the signer information to match the provider's entry exactly, including case. It calls for the full name, brokerage name, signature date, and contact information. [MLS Grid signing instructions, checked October 13, 2026](https://www.mlsgrid.com/s/MLS-Grid-Sign-Data-License-Agreement.pdf).

Request a dated status record from the provider. Name the next action and its owner. Avoid accepting “MLS Grid is being set up” as the complete update.

## How do you investigate a stalled license request?

Ask the provider to inspect the license timeline before resending anything. MLS Grid's editing guide shows a timeline and status for each request. It documents corrections to names, email addresses, website URLs, and staging URLs. Changed or resubmitted requests invalidate prior email links. [Edit or resend a license request, checked October 13, 2026](https://www.mlsgrid.com/s/MLS-Grid-Edit-Resend-or-Resubmit-a-Data-License-Request.pdf).

Use these questions to locate the unfinished step. They are diagnostic prompts, not findings about your account.

| Reported problem | Question for the provider |
| --- | --- |
| Invitation never arrived | Which address received the request, and what does the timeline show? |
| Signature rejected | Does the entered signer information match the stored request exactly? |
| Agent signed, setup still pending | Has the broker received and completed the subsequent request? |
| Old email link fails | Was the request changed or resubmitted, and which invitation is current? |
| MLS requests changes | Which correction remains open, who owns it, and when will it be resubmitted? |
| Approval complete, website still empty | Has access been finalized, and has the provider completed its import and website setup? |

Retain the request identifier and status dates in the private project record. Ask for a redacted status summary when sharing the brief with another contractor.

## What should the developer confirm before handoff?

MLS Grid's resources page directs new data consumers to API Version 2 and supplies a developer checklist and best-practices guide. Ask the provider to identify the documentation it follows. [Resources and guides, checked October 13, 2026](https://www.mlsgrid.com/resources).

For listing photos, MLS Grid requires the consumer to download and retain its own copies. Its media URLs are for retrieval, not direct website display. Have the developer confirm its storage approach. [MLS Grid technical documentation, checked October 13, 2026](https://docs.mlsgrid.com/).

Request a working preview and a maintenance contact. Ask who investigates missing inventory, failed imports, and broken photo delivery. Require a record of the site's approved MLS sources and unresolved tickets.

Before accepting listing pages, have your broker and MLS confirm their required attribution, disclaimers, and permitted inventory. Use the September 17, 2026 [MLS Grid IDX Rules](https://www.mlsgrid.com/s/MLS-Grid-IDX-Rules.pdf) as the published starting point. Rules differ by MLS; keep local confirmation with the website brief.

## Test the buyer and seller inquiry paths

Agree on expected behavior before testing. Use clearly labeled submissions and contact details you control. These checks establish whether the agreed website works in the test; they do not forecast inquiries or sales.

| Visitor task | Evidence to retain |
| --- | --- |
| Reach property search | Starting page, search destination, and working navigation. |
| Open a property | Correct property reference and readable page on phone and desktop. |
| Ask about that property | Matching received message, reply details, property reference, and intended recipient. |
| Ask about selling | Separate seller form submission and receipt at its agreed destination. |
| Recover from empty results | Agreed message and a working route to ask for help. |

Check the receiving inbox or system alongside the submission confirmation. Record missing or misdirected messages as failed checks. Assign the repair and repeat the same test before accepting the work.

Keep the seller page in the scope even when the feed approval remains pending. Specify your actual representation services, supplied evidence, and contact route. Do not use MLS Grid approval as proof that those pages or forms work.

## Bring the feed status into the whole website fix

The MLS Grid record identifies the provider, signing broker, and stalled licensing step. Bring that status to [whole website fix: MLS Grid licensing](/for/real-estate). Held MLS feeds in the whole website fix require the relevant board approvals.
