Treat llms.txt as an optional website experiment. For Google AI Overviews and AI Mode, Google explicitly says new AI text files are unnecessary. [Google's AI feature requirements](https://developers.google.com/search/docs/appearance/ai-features). Before commissioning the file, inspect your agent bio, seller and buyer service pages, and contact route. Ask the builder which tool will consume llms.txt and how that use will be tested. Leave citation gains and inquiry gains unproven until you have evidence of each. ## What llms.txt means for your website The llms.txt proposal describes a Markdown overview with links for agents to consult on demand. It permits a root file or a file covering a subpath. [The llms.txt proposal](https://llmstxt.org/). For an agent website, consider a short directory of approved public answers: who you are, where you work, what representation you offer, and how to inquire. Keep the explanation on the linked pages. Use the file to point toward those answers. The proposal recommends clean Markdown page versions. If your builder proposes them, require matching facts in the visible page and its Markdown version. Ask the builder to show which pages were selected and why each belongs there. ## Decide whether the file deserves work now Use this decision table before approving an llms.txt task. These are proposed priorities for an agent website, not measured results. | What you find | Next action | | --- | --- | | The bio names an old brokerage or service area. | Correct the public page and approve its facts first. | | A seller or buyer inquiry fails to reach the intended recipient. | Repair and retest that route before adding the file. | | A vendor says llms.txt is required for Google AI visibility. | Request evidence and compare it with Google's published requirements. | | A named tool has a documented workflow that reads the file. | Define a small test using your approved public pages. | | Your platform already generates llms.txt. | Inspect its actual contents and assign an owner for updates. | | Nobody can identify a consumer or a test. | Defer the task until there is a defined use. | Google requires supporting pages in its AI search features to be indexed and eligible for snippets. An optional file has its own acceptance checks. Your public service pages and contact route need theirs. ## Choose public pages around buyer and seller questions Review candidates against the actual work your business offers. Use the following selection brief to decide what to include. | Candidate page | Question it should answer | Check before linking | | --- | --- | --- | | Agent or team bio | Who would represent me? | Current identity, brokerage, role, and supported credentials. | | Seller services | How do I start a selling conversation? | Approved process, service area, and inquiry destination. | | Buyer services | What representation do you offer buyers? | Actual services and a clear contact action. | | Market or neighborhood guide | What can I verify about this area? | Defined geography, sources, dates, and a person responsible for updates. | | Contact page | Who receives my question? | Correct public contact details and a permitted delivery test. | Exclude any page you cannot explain or maintain. Avoid copying changing property prices and availability into a second summary. If you propose a property-search destination, confirm its public access and permitted use with the responsible provider first. Keep private client notes, contracts, financial documents, credentials, and unpublished contact details out of the file. Google warns that robots.txt cannot enforce privacy. Protect private resources with access controls. It describes an optional summary and H2 sections containing Markdown links, with optional descriptions. [The llms.txt format](https://llmstxt.org/). Use the following as a planning template. Every uppercase token is a placeholder, including the URL tokens. Replace each URL token with an address you have opened and verified. Do not create a buyer-service claim to fill a template slot. Keep descriptions close to the linked page's wording. Omit unsupported specialties, sales totals, rankings, and promises about results. Ask the person who approves your website copy to approve this file too. ## Check delivery, links, and answers separately Give the maintainer this proposed acceptance sequence: 1. Fetch the intended llms.txt address without a login. Inspect the response status, final address, and body. 2. Confirm the response contains the approved text rather than a homepage, error page, or access challenge. 3. Open every linked destination. Compare its identity, services, contact route, and dates with the file. 4. Where Markdown versions exist, compare them with the visible pages. Reject missing destinations and contradictory facts. 5. Save the approved file, verification date, and change owner with the website handover. The proposal recommends testing with an agent given llms.txt as its starting point. [The proposal's testing guidance](https://llmstxt.org/). For that controlled test, ask which markets the agent serves, where seller services are explained, and how a buyer should inquire. Compare the answer and followed links with approved source pages. Record missing or incorrect information. Interpret this as a test of the supplied-file workflow. Do not label it proof that a search service discovers or uses the file automatically. Keep crawler access as a separate question. If a search-access problem remains, ask the maintainer to inspect the relevant crawler and hosting controls. Do not accept llms.txt delivery as completion of that investigation. ## Keep the file aligned with the pages Name a maintainer before publishing. Recheck the file when your brokerage, service area, contact destination, or page addresses change. Include any Markdown versions in the same review. For each selected resource, retain its address, approving person, and last verification date. If the underlying page is retired, remove or replace its entry. After a website migration, fetch the file and each destination again. Request an editing guide that names where the file lives and how updates reach the website. Keep the approved copy with the site files you own. ## Measure what reaches your website and inbox Use separate records for file requests, visible answer citations, website visits, and received inquiries. This is a proposed observation method, not a claim that llms.txt produces any of them. For a file request, retain the relevant server-log entry. For a citation, save the exact question, date, answer, session conditions, and linked source. For a visit, retain the available referral and landing-page information. For an inquiry, confirm the receiving destination and preserve the source information the person supplies. Do not count a file request as a seller or buyer inquiry. Do not infer an inquiry source when it is missing. Record other website changes during the comparison period before attributing an outcome to this file. ## Bring the observed website problem into scope Prepare your current website address, approved public facts, intended inquiry recipient, and the pages that need repair.
