# Land id parcel maps on your real estate website

Use Land id on your agent website to explain a specific parcel and give visitors a way to ask about it. Start with permission to publish the map. Show its source and boundary limits beside it. Carry the parcel identity into the buyer or seller inquiry.

Land id provides parcel information including owner names, mailing addresses, acreage, and mapped property boundaries. Its website tools include shared maps and embedded maps. [Land id parcel data](https://id.land/product/parcel-data), [website embedding guide](https://support.id.land/embed-maps-property-tours-on-your-website), checked 2026.10.13.

The following is a proposed website brief. Choose the display you can maintain, then require evidence that its information and contact route work.

## Choose an embed, shared link, or permitted image

Land id documents website embeds through an HTML iframe. Its guide lists Pro and Pro Unlimited availability and says the embed code comes from the desktop version. [Land id embedding instructions, checked 2026.10.13](https://support.id.land/embed-maps-property-tours-on-your-website).

Ask your builder to confirm your account's current entitlement before selecting an embed. Require a preview using your approved property map. Keep the listing description, source notes, and contact form outside the map.

Land id also documents sharing a map URL and changing overlays in a shared map through its web version. [Land id sharing guide, checked 2026.10.13](https://support.id.land/sharing-maps).

Use this comparison to choose your starting scope:

| Display to investigate | What to require before using it |
| --- | --- |
| Interactive embed on the property page | Account entitlement, publication permission, correct parcel, readable controls, and a separate inquiry form |
| Shared map link | Written confirmation that your public website may link to that destination, plus a tested return route to your contact page |
| Static map image | Permission for the intended use, retained attribution, source date, removal date, and a readable text explanation |

Prefer the smallest display that answers the visitor's property question. Keep a source explanation and contact option available when the interactive version cannot load.

### Check the terms before publishing

Land id's terms allow maps embedded on your website for real estate marketing and information. They prohibit embedding the entire product. They also require deleting downloaded, embedded, or printed copies within twelve months. The terms separately restrict website links without written permission. [Land id terms, effective 2026.03.01, checked 2026.10.13](https://support.id.land/terms-of-service).

Have Land id confirm how those provisions apply to your proposed embed, shared link, or image. Record the response, approved domain, map reference, publication date, and removal deadline. Resolve unclear permissions with the vendor and your broker or attorney before publication.

Keep vendor and data-provider credits visible. Obtain the required wording for your display. Ask the builder to preserve it when resizing the map or preparing an image.

Assign someone to remove or replace the display before its confirmed deadline. Require a separate permission check for any retained sold-property archive.

## Give the parcel a readable identity outside the map

Prepare a parcel record for each property page. Require the listing agent or broker to check it against the documents approved for that listing.

Record the listing reference, state, county, parcel identifier, approved address or location description, and map reference. For a property involving several parcels, list each identifier and label which outlines belong to the listing.

Separate the advertised parcel from surrounding ownership information. Ask the builder to demonstrate the public view while signed out. Inspect labels, popups, images, documents, and any owner information it exposes.

Land id's parcel documentation identifies county records and third-party resources as accuracy constraints. It warns about outdated or incomplete information and regional coverage differences. The page lists a monthly update frequency. [Land id Parcels Overlay documentation, checked 2026.10.13](https://support.id.land/parcels-overlay).

Treat that cadence as a vendor statement. Record the underlying record date when available and the date you checked the website. Leave an unavailable source date marked unknown. Avoid presenting your review date as the date of an ownership change.

Use this proposed source record beside the property information:

| Field | Requirement for the page or maintenance record |
| --- | --- |
| Parcel identity | Approved listing reference, state, county, and each included parcel identifier |
| Map provider | Land id map reference and confirmed publication method |
| Underlying source | Identified county record or other provider, with its source URL where publication is permitted |
| Dates | Available record date, website review date, and confirmed display-removal deadline |
| Public layers | Approved boundaries, labels, and overlays, each with its source explanation |
| Listing geometry | Clear distinction between included parcels, neighboring parcels, and agent-added markings |
| Correction owner | Person who checks conflicting information and updates the public page |

Require a separate source for any agent-drawn outline. Label an illustrative drawing as such. Hold a disputed parcel identification for review before publishing it as listing information.

## Explain what the boundary display can establish

Land id treats size, distance, and location tools as approximate. Its terms prohibit using the product to create, replace, supplement, or enhance boundary surveys or title, ownership, and encumbrance reports. [Land id limitations, effective 2026.03.01, checked 2026.10.13](https://support.id.land/terms-of-service).

Place the limitation in ordinary text beside the map. Keep it visible before a visitor opens a popup or submits a question. Avoid describing the drawn line as a surveyed boundary.

Ask a qualified surveyor to address boundary questions. Take ownership and title questions to the responsible professionals. Keep approved survey and title documents separately identified from the Land id display.

When a map outline disagrees with a supplied document, mark the discrepancy unresolved. Ask your broker or attorney who must verify it. Remove unsupported public wording while that review remains open.

If you add a claim about permitted property use, cite the responsible agency's current source and its date beside the claim. Rules vary by state, county, or program. Confirm the applicable requirement with the agency and your broker or attorney before publishing it.

## Keep map controls usable on a phone

Land id's embedding guide calls for responsive iframe styling. It also documents opening the embedded map in a full-screen view. [Land id website display guidance, checked 2026.10.13](https://support.id.land/embed-maps-property-tours-on-your-website).

Ask your builder to demonstrate the agreed display on a phone. Check the default view, parcel labels, legend, overlay controls, and full-screen return path. Require normal page scrolling to remain usable around the map.

Keep a text parcel summary and contact route outside the iframe. Test them with a keyboard. Require visible form labels and readable error messages. Treat an inaccessible map control as an open issue with an agreed fallback.

Test a slow connection and an unavailable map. Require a clear message without losing the property identity or contact option. Use an alternative map link only after its publication permission is confirmed.

## Carry the parcel into buyer and seller questions

Place the buyer inquiry beside the map explanation. Let visitors ask about the advertised property without first registering for the mapping product. Retain the page address, approved listing reference, parcel identifiers, question, and reply details in the received message.

For several parcels, let the visitor choose one or indicate the whole listing. Show that choice before submission. Require the builder to demonstrate any transfer of a clicked parcel into your form. Leave that function unresolved until it works on your preview.

Keep a manual parcel-selection field when automatic selection is outside the agreed scope. Avoid submitting a neighboring parcel as the advertised property.

Give sellers a separate route to ask about representation of their own land. Request their location or parcel identifier, reply details, and question. Let them correct the property information before sending.

Do not populate a seller's identity from the owner label on the map. Have the receiving agent confirm identity and representation details through the normal brokerage process.

Name the receiving person and destination in the website brief. Run marked buyer and seller tests with contact details you control. Compare each received message with its submitted parcel and question. Repeat after changing the selected parcel to catch stale information.

When reviewing results, record map interactions and received inquiries separately. Count seller requests independently from buyer property questions. Claim a business outcome only when its supporting record exists.

## Review the page for fair housing advertising

Federal rules prohibit dwelling advertisements that express preferences or limitations based on race, color, religion, sex, disability, familial status, or national origin. They also prohibit steering on those grounds. [HUD advertising rule, 24 CFR 100.75](https://www.ecfr.gov/current/title-24/subtitle-B/chapter-I/part-100/subpart-B/section-100.75), [HUD steering rule, 24 CFR 100.70](https://www.ecfr.gov/current/title-24/subtitle-B/chapter-I/part-100/subpart-B/section-100.70), checked 2026.10.13; eCFR displayed Title 24 current through 2026.10.08.

Describe verified property features and your real estate services. Review map annotations, listing copy, form choices, and translated versions for protected-class preferences. Keep language services available as services people may request. Avoid using language to assign visitors to neighborhoods or infer national origin.

Ask your broker or attorney to confirm applicable requirements before launch. Rules vary by state, county, or program. Keep the federal sources above in the review record, then add dated official sources for applicable local requirements.

## Require evidence before accepting the website work

Agree on these proposed checks before the build. They describe acceptance requirements for your page, not a tested installation.

| Check | Evidence to retain |
| --- | --- |
| Publication | Vendor confirmation, account entitlement, required attribution, and removal deadline |
| Correct property | Public display and received inquiry match every approved listing parcel |
| Source limits | Source notes, available dates, and boundary limitation remain readable outside the map |
| Public view | Signed-out inspection of labels, owner information, attachments, and overlays |
| Phone and keyboard | Usable page, map fallback, labels, controls, and contact route |
| Unavailable map | Property summary and inquiry form remain available |
| Buyer question | Agreed destination receives the right parcel, full question, and reply details |
| Seller request | Separate received message contains the seller's confirmed property context |
| Maintenance | Named owner, correction process, and scheduled removal or replacement |

Bring your current website, approved parcel records, proposed Land id display, permission response, and inquiry destinations to the scope discussion.

Scale With Search's $2,000 whole website fix includes website repair or rebuild and an inquiry-path test with proof of receipt. Third-party subscriptions and integration work require separate scope decisions. [Published website offer, checked 2026.10.13](https://scalewithsearch.com/work).

Use the [real estate website brief](/for/real-estate) to define the page and its acceptance checks. Confirm the Land id component, permissions, subscription responsibility, and maintenance in writing before treating them as included.
