# IDX versus VOW: choose the listing display your real estate website needs

Choose between IDX and VOW by the service and permissions you need to provide. Treat feed approval, visitor access, and page design as separate decisions. A sign-in screen alone does not establish which display framework your provider operates.

This is a website planning guide, not legal advice or an MLS approval. The proposed worksheet helps your broker, MLS, and provider answer the implementation questions together.

## What does IDX authorize?

NAR describes IDX as limited electronic display of participants’ listings by other participants. [NAR’s IDX overview, fetched 2026.10.22](https://www.nar.realtor/about-nar/policies/internet-data-exchange-idx). Start by asking which approved feed and display rules your proposed site uses. Keep the agreement and the displayed source identifiable in the project record.

## What does VOW mean for a website brief?

VOW means Virtual Office Website. Spark’s documentation distinguishes IDX and VOW roles and describes consumer website access under MLS permissions. [Spark’s role overview, fetched 2026.10.22](https://dev.sparkplatform.com/docs). Ask your provider to explain the proposed service, access process, and oversight. Do not choose from the acronym alone.

## Is VOW another name for an IDX registration popup?

Use the underlying permission and service framework to answer that question. Ask the provider which agreement authorizes the display and which requirements the registration process implements. Do not accept a popup screenshot as the complete answer. Request the MLS-approved implementation description.

## Does an API determine whether the website is IDX or VOW?

No. Spark ties available data to the authenticated role and applicable permissions. [Spark’s API and role documentation, fetched 2026.10.22](https://dev.sparkplatform.com/docs). Ask the developer to identify both the transport and the approved use. An API connection should not be presented as unrestricted authority to publish its responses.

## Which display should a public search page use?

Ask for the framework approved for that public advertising use. Document whether the visitor can search before registration and which data appear. Have the broker and MLS resolve applicability. Design the page around that confirmed decision rather than choosing rules after development.

## What service should a VOW proposal describe?

Ask how the website supports an established broker-consumer relationship and which access conditions apply. NAR’s delayed-marketing FAQ describes VOW display as supporting services to consumers with that relationship. [NAR’s FAQ, VOW display, fetched 2026.10.22](https://www.nar.realtor/sites/default/files/2025-04/multiple-listing-options-for-sellers-faq-2025-04-21.pdf). Keep the relationship requirements with the responsible broker and reviewer.

## Will VOW show more information than IDX?

Ask for a field-by-field comparison from your MLS and provider. Avoid a universal promise of broader data. Spark states that available data depend on role, permissions, and licensing. [Spark’s permission model, fetched 2026.10.22](https://dev.sparkplatform.com/docs). Put unsupported coverage claims in an UNRESOLVED column until confirmed.

## Can a delayed marketing listing appear through VOW?

NAR’s FAQ distinguishes qualifying VOW display from public IDX advertising during the delay. [NAR’s delayed-marketing FAQ, fetched 2026.10.22](https://www.nar.realtor/sites/default/files/2025-04/multiple-listing-options-for-sellers-faq-2025-04-21.pdf). For implementation timing and suppression checks, use the separate delayed-marketing brief. Ask which feed and display the vendor’s proposed property page actually uses.

## Does VOW remove seller display restrictions?

Ask the broker and MLS which restrictions remain applicable to the proposed use. Avoid treating access behind a password as blanket permission. Put seller-directed restrictions, excluded fields, and the confirmed source mapping in the acceptance worksheet before reviewing page layouts.

## What should the data-coverage worksheet include?

List the authorized source, listing categories, visible fields, update behavior, and restrictions. Add separate proposed columns for public and authenticated views. Record the provider’s evidence and the approving business reviewer. Treat missing answers as open scope rather than filling them from a sales demonstration.

## What should you ask about registration?

Ask which visitor information is required, how access is approved, what terms apply, and who maintains the records. Have the business reviewer confirm the applicable requirements. Keep the website’s optional marketing enrollment separate in the proposed design and demonstrate the resulting choices.

## What should you inspect before a visitor signs in?

Inspect search, property links, previews, and contact pages as an unauthenticated visitor. Compare the visible information with the approved public view. Save observations for direct links as well as navigation. A gated search screen should not end the pre-login inspection.

## What should you inspect after authorized access?

Use a permitted test account to inspect the approved authenticated view. Check property context, displayed fields, navigation, and contact actions. Keep test credentials private. Record which checks need a provider-controlled environment and which can be demonstrated on the finished website.

## How should access failure be handled?

Require understandable guidance and an approved service contact route when access fails. Test an invalid sign-in and an unfinished access request in the controlled environment. Ask who handles a legitimate visitor who cannot enter. Avoid exposing restricted property content in the fallback.

## Can listing information be copied into public guide pages?

Request permission for the destination use before copying. Keep independently authored guides separate from feed-derived content in the project inventory. Ask which attribution and refresh conditions apply. The ability to retrieve a field should not be your publication decision.

## How should saved searches and messages be compared?

Ask each provider to demonstrate the promised action and resulting record. Inspect the saved search, recipient, property context, and control over future messages. Compare demonstrated behavior against the written scope. Leave unsupported integrations or account-specific functions UNRESOLVED.

## What should the privacy review receive?

Provide a map of visitor details, access records, property activity, contact messages, and connected services. Identify storage and access owners. Ask the responsible reviewer to determine applicable notices and retention rules. Keep this worksheet descriptive rather than presenting a universal legal checklist.

## What proves a buyer inquiry works?

Arrange a controlled question from each agreed access path. Confirm that the received record retains the buyer’s question, reply method, and property reference. Record the test account’s access state. Inspect receipt separately from the success message and from the listing-data approval.

## How should provider costs be compared?

Request dated quotes for the exact approved display, feed, setup, maintenance, and handoff. Record account ownership and cancellation terms. This guide sets no price or savings forecast. Compare complete scopes instead of treating the IDX or VOW label as a price tier.

## What decision should the comparison produce?

Produce a written choice with its approved use, provider, evidence, unresolved items, and acceptance checks. Bring a website implementation problem to [Scale With Search’s work request](/work). Keep feed approval and business-policy decisions assigned to the people authorized to make them.
