# Home affordability calculator: what an agent website should show

Specify a home affordability calculator on your agent website as an editable home-price scenario, with visible costs and assumptions. Put an optional buyer question beside the result. Define who receives that question and how financing questions reach a lender.

Fannie Mae describes its mortgage affordability calculator as an estimate. Its disclaimer says the result does not establish mortgage approval or financing. [Fannie Mae's calculator, checked 2026.10.13](https://yourhome.fanniemae.com/calculators-tools/mortgage-affordability-calculator).

Use the brief below to commission the page and its acceptance checks. These are proposed website requirements. They do not establish that adding a calculator will produce inquiries.

## Choose the question your calculator answers

Give the page a defined starting point: “What purchase-price scenario fits the monthly housing budget I enter?” Label the result “Estimated home-price scenario.” Keep the inputs and exclusions visible beside it.

The CFPB describes subtracting estimated taxes and insurance from a target monthly housing payment. It then estimates a loan amount and adds the down payment to estimate a home price. [CFPB's affordability method, checked 2026.10.13](https://www.consumerfinance.gov/owning-a-home/prepare/decide-how-much-you-want-spend/).

Use a visitor-entered monthly budget for this version. If you commission an income-based version, require the builder to document its additional assumptions. Ask a lender to review any proposed borrowing-ratio logic before it appears publicly. Leave unverified qualification rules out.

Rules and programs vary by state and change. Use [HUD's state-program starting point, checked 2026.10.13](https://www.hud.gov/helping-americans/buying-a-home) to identify the relevant administrator. Confirm current lending assumptions with the lender and any program administrator. Confirm local tax treatment with the relevant authority. Have your broker or attorney review transaction-specific wording before publication.

## Define editable inputs and their sources

Fannie Mae's tool asks for income, debts, down payment, and an interest-rate assumption. Its advanced view adds insurance, property taxes, and association fees. [Fannie Mae's input explanation, checked 2026.10.13](https://yourhome.fanniemae.com/calculators-tools/mortgage-affordability-calculator).

For the budget-based version, request the following fields. This table defines information to obtain, rather than national defaults to publish.

| Proposed input | Source to request | Display requirement |
| --- | --- | --- |
| Total monthly housing budget | Visitor's chosen planning amount | Explain which cost categories this budget covers |
| Down payment available for the purchase price | Visitor-entered assumption | Separate it from money reserved for other expenses |
| Interest-rate assumption | Visitor entry or dated lender information | Show the source and date when supplied by the site |
| Repayment term | Visitor selection reviewed with a lender | Show the term and the fixed-rate model's limits |
| Property taxes | Relevant tax authority or property-specific evidence | Identify the annual amount and its monthly equivalent |
| Homeowners insurance | Property-specific insurer estimate or visitor entry | Identify the amount, frequency, and date |
| Association or condo fees | Current property or association documents | Show the billing frequency and monthly equivalent |
| Mortgage insurance allowance | Lender estimate or unverified visitor assumption | Keep unknown distinct from confirmed zero |

The CFPB distinguishes principal and interest, mortgage insurance, escrowed expenses, and costs paid outside escrow. Its guidance directs buyers to check property-tax estimates with their local authority. [CFPB's Loan Estimate explainer, checked 2026.10.13](https://www.consumerfinance.gov/owning-a-home/loan-estimate/).

Require every expense to appear once in the calculation. If the visitor enters an all-inclusive payment, make its included categories explicit. Do not subtract the same insurance or tax allowance again.

Give blank, unknown, and confirmed zero different meanings. Mark missing expenses in the result. Keep the calculator open without requiring income documents, account numbers, or a contact form.

## Make the calculation inspectable

Ask the builder to show the calculation in plain language:

**Available monthly principal-and-interest budget = entered housing budget minus monthly property taxes, homeowners insurance, association fees, and mortgage insurance allowance.**

This extends the CFPB's budget-subtraction method with the cost categories named above. Have the lender review the categories and assumptions. [CFPB's calculation method, checked 2026.10.13](https://www.consumerfinance.gov/owning-a-home/prepare/decide-how-much-you-want-spend/), [CFPB's payment categories, checked 2026.10.13](https://www.consumerfinance.gov/owning-a-home/loan-estimate/).

For a constant-rate, fully repaid model with payments at each month's end, ask the developer to calculate the supported principal. Microsoft's PV function documents this calculation using a periodic rate, payment amount, and number of periods. It requires consistent units. [Microsoft's PV documentation, checked 2026.10.13](https://support.microsoft.com/en-us/excel/functions/pv-function).

Require an independent worksheet using `PV(monthly_rate, payment_months, -principal_interest_budget, 0, 0)`. The negative payment represents money paid out. The zero arguments specify no ending balance and payments at period end. [Microsoft's PV arguments and sign convention](https://support.microsoft.com/en-us/excel/functions/pv-function).

Then add the entered down payment to the calculated principal. That produces the proposed purchase-price scenario. [CFPB's home-price calculation, checked 2026.10.13](https://www.consumerfinance.gov/owning-a-home/prepare/decide-how-much-you-want-spend/).

Require the displayed price to reproduce the entered budget when calculated forward under the same assumptions. If costs depend on price or loan size, require recalculation until the agreed tolerance is met. Specify that tolerance in the acceptance brief.

Use the interest rate in this payment model. The CFPB explains that APR includes the interest rate and additional borrowing charges. [CFPB's interest-rate and APR explanation, checked 2026.10.13](https://www.consumerfinance.gov/ask-cfpb/what-is-the-difference-between-a-mortgage-interest-rate-and-an-apr-en-135/).

When expenses exhaust the entered budget, display a clear explanation. Do not return a positive price. For unsupported loan structures, direct the visitor to lender review rather than applying this model silently.

## Keep the price scenario separate from cash needed

Give the result its own assumptions panel. Show the budget, down payment, term, rate, expense allowances, source dates, and missing items. Allow visitors to change each assumption and compare scenarios.

The CFPB explains that cash to close includes the down payment, closing costs, and transaction adjustments. That is a separate calculation from the purchase-price scenario. [CFPB's cash-to-close explanation, checked 2026.10.13](https://www.consumerfinance.gov/owning-a-home/loan-estimate/).

Keep the down payment field labeled as money assigned to the purchase price. Ask visitors to consider other expenses separately. Do not treat their entire savings balance as the down payment.

List costs outside your model, including maintenance, utilities, moving, and emergency savings. Fannie Mae identifies these as homeownership budget considerations. [Fannie Mae's budget guidance, checked 2026.10.13](https://yourhome.fanniemae.com/calculators-tools/mortgage-affordability-calculator).

Require any printed summary to retain the assumptions, omissions, and estimate label. Place the lender-review instruction beside the result and in that summary.

## Connect the scenario to a buyer question

Propose an optional action such as “Ask about homes within this scenario.” Explain which person or team receives the request. Let the buyer choose whether to include the calculation summary.

Ask for usable reply details, a preferred contact method, an area of interest, and the buyer's question. Make financial inputs optional to share. Provide a preview of the selected summary before submission.

Define the agent's reply around the website inquiry: the requested area, property search, or next conversation. For financing questions, offer a lender handoff the buyer can choose. Fannie Mae directs visitors to a mortgage lender for personalized financing options. [Fannie Mae's lender instruction, checked 2026.10.13](https://yourhome.fanniemae.com/calculators-tools/mortgage-affordability-calculator).

Keep financial entries out of page addresses and routine analytics. Name the destination for any voluntarily submitted scenario. Confirm the storage and access arrangements before accepting the page.

Count calculator use, received inquiries, and later conversations separately. Define each event before measuring it. Do not label a calculation as a qualified buyer or an appointment.

## Check the page before accepting the website work

Require the builder to supply synthetic test cases and an independent worksheet. Ask a lender to review financial assumptions. Use contact details you control for an authorized delivery test.

| Acceptance check | Evidence to require |
| --- | --- |
| Arithmetic | Independent worksheet and page agree under identical assumptions |
| Reverse calculation | Displayed price reproduces the entered budget within the agreed tolerance |
| Units | Annual and monthly inputs convert consistently; the repayment term uses the correct period count |
| Zero interest | Explicit zero works without a division error; a blank rate stays unknown |
| Missing expenses | Unknown costs remain visible and the result is marked incomplete |
| Cost changes | A higher entered expense reduces the supported principal when other inputs stay fixed |
| Price-dependent costs | The final price and recalculated expenses agree under the documented model |
| Exhausted budget | No positive price appears when expenses consume the full budget |
| Result and print view | Both retain dates, assumptions, omissions, and the lender-review instruction |
| Optional sharing | The submitted summary matches the buyer's preview and sharing choice |
| Inquiry receipt | A labeled test reaches the named destination with the question and usable reply details |

W3C recommends descriptive labels associated with their form controls. [W3C's form-label guidance](https://www.w3.org/WAI/tutorials/forms/labels/). Require labels for monetary amounts, input frequency, selections, and contact fields.

Check keyboard operation and phone layout. Require a visitor to enter values without relying on sliders. Test correction messages, readable results, and the inquiry action.

These are acceptance checks to commission. A working calculator and a received test inquiry remain unverified until the builder supplies their evidence.
