# Do you need IDX on your real estate website?

Include IDX when listing search on your own website serves a task you have defined and can maintain. Defer IDX when your immediate scope covers service explanations, sourced local pages, or contact delivery repairs. Write down the intended visitor action before buying the integration.

IDX means Internet Data Exchange. NAR describes it as a framework allowing MLS participants to authorize limited electronic display of their listings by other participants. That definition establishes what IDX permits. It supplies no evidence that your particular website needs the feature. [NAR's IDX overview](https://www.nar.realtor/about-nar/policies/internet-data-exchange-idx).

Use the decision method below for your agent website. It addresses whether to include listing search in the scope. Keep the technical investigation of an existing display with the person maintaining it.

## Name the task that listing search would serve

Write the sentence: “A visitor should be able to use this website to...” Complete it with an action you can describe and check. Avoid using “generate leads” as the entire specification.

For a buyer-facing search, identify the area, property information, search controls, and question the visitor can send afterward. For a seller-facing website, identify the explanation of your representation and how someone requests a conversation. Decide whether browsing other participants' listings belongs in that path.

NAR's seller-agent guide includes questions about services, local knowledge, suggested list price, marketing, and preparation. Use those questions to prepare your own service explanation. They give you an editorial starting point for a seller page. [NAR's seller-agent questions](https://www.nar.realtor/the-facts/consumer-guide-ten-questions-to-ask-a-sellers-agent).

Compare that explanation with the proposed search feature. Which question would IDX answer that the service page does not? Keep the requirement when you can name the difference. Leave it open when nobody can explain the intended use.

Use this worksheet to separate the proposed jobs. The examples are planning choices, without measured demand or buyer-behavior claims.

| Proposed website job | Material or behavior to specify | IDX decision to investigate |
| --- | --- | --- |
| Explain seller representation | Your actual process, market, identity, and contact destination | Does listing search answer an additional question in this path? |
| Provide property browsing | Permitted inventory, useful search controls, current details, and inquiry delivery | Can an approved IDX setup provide the required experience? |
| Explain a neighborhood | Defined place, dated sources, supported facts, and a next question | Does the page need current inventory beside its explanation? |
| Present a particular property | Approved material, current status, attribution, and contact recipient | Which permitted display method fits this property page? |

Do not equate every property page with an IDX search. Ask your broker and website provider which source and permissions apply to the display you propose.

## Compare the search options you already have

Inventory the property-search destinations you currently give buyers. Include your brokerage's search and any public property-site links you choose to share. Open each destination and record what a visitor can do there.

If a buyer uses another property site, ask what help they still want from your website. Treat their answer as a dated observation. Avoid extending one conversation into a claim about every buyer.

For each existing destination, inspect the search, property details, and contact action. Write down which business the page identifies and where an inquiry goes. Keep an unknown recipient marked as unresolved.

Now compare the proposed on-site search with those destinations. Specify the difference you would buy. That might be a defined browsing route beside your local explanation or an inquiry carrying the property context to your team.

Require a demonstration of that difference. A feature list cannot establish how your proposed setup behaves. Ask the provider to show the exact search path and the matching received inquiry under an agreed test.

Keep a public-profile link and a property-search link as separate entries in your inventory. Give each a clear label. Avoid assuming that changing a profile creates or repairs a website integration.

## Decide whether to include, defer, or investigate IDX

Use the following decisions to prepare a written brief. They are editorial recommendations, rather than a rule for every agent.

| Decision | Reason to record | Evidence needed before acceptance |
| --- | --- | --- |
| Include IDX | On-site property browsing has a defined role in your website | Confirmed permissions, proposed setup, costs, maintenance owner, and demonstrated visitor path |
| Defer IDX | The immediate scope can be completed through service, local-content, or contact repairs | Named pages and checks that establish the agreed work |
| Investigate existing IDX | The current search has a specific failure or unexplained behavior | Exact page, reproducible finding, source comparison, and responsible provider |

For an inclusion decision, name the search requirements before choosing a provider. Identify the approved coverage and the material someone should find on a property page. Ask what happens when the search returns nothing.

For a deferral, keep the website brief concrete. Specify your service explanation, supported professional facts, useful local pages, and contact destination. Revisit IDX when you have a documented browsing requirement.

For an investigation, retain the observed failure before proposing replacement. A broken search control, missing property detail, and wrong inquiry destination need different checks. Ask the maintainer to identify the last confirmed step and proposed repair.

If you already have IDX, assess removal through the same method. Inventory the URLs, links, content, and contact routes that depend on it. Agree on their replacement before cancelling a service.

When approved changes move page addresses, Google recommends mapping old URLs to new destinations and implementing redirects. It advises against redirecting unrelated pages to an irrelevant destination such as the homepage. Include that mapping in the removal or replacement scope. [Google's site-move guidance](https://developers.google.com/search/docs/crawling-indexing/site-move-with-url-changes).

## Require a complete cost and responsibility record

Request a written list of the services your proposed search depends on. Name the MLS, website provider, IDX provider, account holder, and person responsible for maintenance. Leave any unidentified dependency unresolved.

Ask for the setup charge, recurring charges, feed-related charges, and cancellation terms that apply to your arrangement. Record the provider, plan, billing interval, and date beside each quoted amount. Keep an absent amount marked as unknown.

Compare the proposed feature with the task it serves. Ask who corrects a display problem and how you report it. Require an explanation of what happens to search pages and inquiries when the service ends.

Keep the website fix and outside subscriptions separate in the brief. Ask the builder to identify which integration work the accepted scope includes. Resolve additional work before treating it as part of the purchase.

Avoid assigning a universal return to the feature. If you later assess its value, use your permitted records of actual use and received inquiries. Keep test messages, real conversations, and completed business separate.

## Assess search visibility as a separate requirement

If a provider presents IDX as an SEO requirement, ask which page problem the feature would address. Request the affected URL, proposed change, and evidence needed to check it.

Google's SEO Starter Guide describes helping search engines understand content and helping users find and assess a website. It says its guidance contains no method that automatically ranks a site first. Use those statements when assessing a promised search outcome. [Google's SEO Starter Guide](https://developers.google.com/search/docs/fundamentals/seo-starter-guide).

For your own content, require a useful answer with supporting material. Google's helpful-content guidance asks for original information, clear sourcing, and value beyond copying or rewriting other sources. Assess your service and local pages against those questions. [Google's content guidance](https://developers.google.com/search/docs/fundamentals/creating-helpful-content).

If indexing property pages belongs in the brief, require a separate technical check. Google processes JavaScript through crawling, rendering, and indexing. A working browser view does not settle what its crawler receives. [Google's JavaScript documentation](https://developers.google.com/search/docs/crawling-indexing/javascript/javascript-seo-basics).

Ask the maintainer to inspect the actual property URL and record the result. URL Inspection distinguishes indexed information from a live test. A successful live test does not guarantee that the page will be indexed. [Google's URL Inspection documentation](https://support.google.com/webmasters/answer/9012289?hl=en).

Keep that finding beside your inclusion decision. A technical defect needs investigation. It does not establish that every agent should add or remove IDX.

## Define the acceptance checks before commissioning search

Write the expected result for the visitor path, then arrange a controlled demonstration. Use contact details you control and obtain the receiving person's agreement before submitting a labeled test.

| Check to agree | Evidence to retain |
| --- | --- |
| Required browsing task | Search inputs and the result that satisfies the brief |
| Property information | Display compared with the authorized source |
| Phone use | The intended search and inquiry completed on the agreed device |
| Contact delivery | Matching labeled inquiry at the named destination |
| Maintenance | Named owner and documented correction route |
| Removal or replacement | Agreed destinations for affected pages and contact paths |

For a seller-service scope without IDX, test its own next step with equal care. Require the approved explanation, current identity, and matching inquiry receipt. Choose checks that establish the result you agreed to buy.

After an approved change, retain the completion date and observations. Search Console reports clicks, impressions, click-through rate, and average position, with query and page dimensions. Keep those search measurements separate from your inquiry records. [Google's Performance report documentation](https://support.google.com/webmasters/answer/7576553?hl=en).

Investigate a difference before attributing it to IDX. Record simultaneous page changes, URL changes, and unavailable evidence. A passed demonstration establishes what happened in that test.

## Bring the IDX decision into your website scope

Prepare your current website, intended visitor task, existing search destinations, and decision to include, defer, or investigate IDX. Add the dependencies, quoted costs, failed checks, and person approving public content.

Use [the real estate website page](/for/real-estate) to prepare a written scope for the whole website fix. Ask the scope to name the pages, approved integrations, contact destinations, and acceptance checks. Keep the IDX decision attached to the work it must perform.
