# Condo special assessment: brief your agent's building page

Put a dated special-assessment panel on your condo building page. Identify the association's source, approval status, unit-specific amount, payment frequency, and unresolved questions. Give buyers a document-request route and sellers a separate listing inquiry.

A condo special assessment is an additional association charge for expenses beyond ordinary dues. Payment can involve a lump sum or installments. [Nationwide's consumer explanation, checked 2026.10.14](https://www.nationwide.com/lc/resources/home/articles/condo-special-assessment).

Use the website requirements below to organize approved information and collect questions. They are editorial recommendations, with no legal or investment advice. Confirm the assessment with the association or a qualified attorney before publishing property-specific wording.

## Show the source before summarizing the charge

Start with the association's current records. Ask for the assessment notice, supporting approval record, payment schedule, and any unit-specific statement available through the approved request process. Have the broker or attorney approve the public summary.

Florida provides one state example. Section 718.116(10) requires written notice stating the specific purposes of a special assessment approved under the condominium documents. [Florida Legislature, 2026 Florida Statutes, section 718.116(10); checked 2026.10.14](https://www.leg.state.fl.us/statutes/index.cfm?App_mode=Display_Statute&URL=0700-0799/0718/Sections/0718.116.html).

Treat that provision as a Florida source. For another state, obtain its applicable statute or official agency guidance. Confirm the association's governing documents and the local explanation with the association or attorney. Your website editor should publish approved wording without interpreting the documents.

Keep reserve studies, rental restrictions, and branded-residence terms as separate review questions. Require their own applicable state sources, governing records, and qualified confirmation before adding local claims to this panel.

## Specify amounts, frequency, status, and dates separately

Give your builder the following proposed panel specification:

| Field | Required page treatment |
| --- | --- |
| Building identity | Verified building, association, address, and phase covered by the records |
| Assessment identity | Source-backed purpose and reference that distinguish this charge from other assessments |
| Current source | Document title, issuing association, section or page, and approved link or request route |
| Approval status | Association-confirmed status, supporting record, and confirmation date |
| Amount basis | Identify whether an amount covers the building, a phase, or the specific unit |
| Unit amount | Publish only the confirmed amount for the unit; label an unavailable amount unconfirmed |
| Payment schedule | State lump sum or installment frequency, amount per payment, due dates, and end date when confirmed |
| Outstanding balance | Keep private unit-account information outside the public building summary |
| Dates | Separate document issue date, approval date, schedule dates, and last verification date |
| Unresolved items | Name the missing information and the person obtaining confirmation |

Keep ordinary dues and each special assessment on separate lines. Do not present a building-wide project cost as a unit charge. Ask the association to confirm the unit amount instead of dividing the total yourself.

Florida's statutory estoppel-certificate contents distinguish regular assessment frequency from itemized special assessments owed or scheduled during the certificate's effective period. [2026 Florida Statutes, section 718.116(8)(a); checked 2026.10.14](https://www.leg.state.fl.us/statutes/index.cfm?App_mode=Display_Statute&URL=0700-0799/0718/Sections/0718.116.html). Ask the association or attorney which current unit record is appropriate for the transaction.

Display the actual payment schedule. If you add a monthly planning equivalent, label the conversion and retain the source schedule beside it. An annualized figure should not replace the payment due date.

## Make approval status a sourced statement

Use the following as proposed website labels. They describe information received, rather than legal determinations by the agent.

| Proposed label | Evidence to obtain before publication |
| --- | --- |
| Not confirmed | Explain which records or association response remain unavailable |
| Proposed | Source identifies a proposal; approval remains unconfirmed |
| Approved, schedule not confirmed | Association confirms approval; payment details remain unresolved |
| Approved, schedule available | Approval record and current schedule support the summary |
| Revised | Confirmed later record identifies the change and the record it replaces |

Do not turn a meeting agenda into an approval label. Florida's meeting-notice provision expressly addresses assessments being considered. [2026 Florida Statutes, section 718.112(2)(c)3; checked 2026.10.14](https://www.leg.state.fl.us/statutes/index.cfm?App_mode=Display_Statute&URL=0700-0799/0718/Sections/0718.112.html). Require separate association confirmation of the decision.

When records conflict, withhold the disputed amount or status and retain the question route. Keep the document dates visible. Editing the page should not refresh the association's confirmation date.

Avoid a building-wide “no assessments” badge based on missing records. If a specific unit's paid status is confirmed, keep that dated confirmation within its approved transaction context.

## Connect the panel to buyer and seller questions

Place **Request this building's assessment records** beside the panel. Ask for the building, unit if known, requested record, question, preferred reply method, and necessary contact detail. Allow **Unsure which document I need**.

Carry the page address, assessment reference, displayed status, and verification date into the received message. Show the selected building before submission. Name the receiving agent and explain the next step.

Give sellers **Discuss assessment information for my condo listing**. Ask which records they hold and what needs clarification before marketing. Arrange private document delivery after initial contact through the brokerage's approved process.

Offer prompts for questions that need qualified answers:

| Question | Confirmation to request |
| --- | --- |
| What amount and schedule apply to this unit? | Current association-issued unit information |
| Has the assessment changed? | Association's later notice and confirmation of which schedule applies |
| Who pays at closing? | Attorney or closing professional's review of the contract and applicable law |
| Does insurance cover any part? | Insurer's answer for the actual policy and event |
| Can I obtain the supporting documents? | Association's approved access and delivery process |

Publish records only with confirmed permission and approved redactions. A request form should acknowledge receipt without promising document access or a legal answer. Obtain the visitor's permission before forwarding contact information.

Keep the inquiry open to all buyers. Federal dwelling-advertising rules prohibit protected-class preferences and limitations. [24 CFR 100.75, current through 2026.10.13; checked 2026.10.14](https://www.ecfr.gov/current/title-24/subtitle-B/chapter-I/part-100/subpart-B/section-100.75). Describe the charge and records process. Have your broker or attorney review copy, images, and form choices before publication.

## Accept the page against records and received inquiries

Agree these checks with the builder. Use synthetic details and destinations you control.

| Acceptance check | Evidence to require |
| --- | --- |
| Correct record | Building, phase, unit context, assessment reference, and approved wording match |
| Amount and frequency | Unit and building totals remain distinct; installment amount and due dates match the source |
| Missing information | Unknown amount or approval remains visible and never becomes zero or approved |
| Changed source | Revised records replace the relevant summary while preserving their dates |
| Buyer and seller receipt | Each received message preserves its purpose, building, assessment reference, source date, and question |
| Changed building | A second submission carries the newly selected building's records |
| Document access | Approved links work; restricted records remain unavailable through anonymous direct URLs |
| Failure and usability | Failed delivery shows a recoverable error; phone and keyboard paths remain usable |

Assign an update owner at handoff. Require rechecking when the association supplies revised records. Count received inquiries separately from page visits and document-button clicks.

## Include the assessment panel in your website brief

Bring your current building page, approved assessment wording, source records, and inquiry recipients to the [Scale With Search whole website fix](/for/real-estate). Confirm this panel in the written scope.

The published $2,000 offer repairs or rebuilds one listing agent or small team website as a static site. It includes inquiry testing with proof of receipt. [Published website offer, checked 2026.10.14](https://scalewithsearch.com/work).

Supply the reviewed association information and name the person who will maintain it after handoff.
