# Competing city pages on real estate websites: check the overlap

Check competing city pages by comparing their answers, responsible businesses, and search evidence before changing URLs. Give each useful page a distinct purpose. Propose consolidation only when the content and ownership checks support it.

Start with the brokerage page, team page, and your own agent page for the same city. Read their main answers together. Write down what each helps a visitor understand and which person receives its inquiries.

Google's canonical guidance concerns duplicate or very similar pages. Sharing a city name does not establish that relationship. Use the actual content in your comparison. [Google's duplicate-page guidance](https://developers.google.com/search/docs/crawling-indexing/consolidate-duplicate-urls).

The workflow below is a proposed review method. It reports no completed website audit or ranking result.

## Name the overlap before asking for a repair

Describe the problem in terms someone can inspect. Do the pages repeat the same explanation? Does an agent page imply brokerage-wide services? Does the contact button reach a different business from the one described?

Record those findings separately from search observations. A repeated paragraph needs a content decision. An incorrect contact destination needs a delivery repair. A change in search visibility needs evidence before you assign its cause.

Use a comparison sheet with the URL, business represented, main question, answer, source material, and inquiry destination. Add the person who approves changes. Mark an unknown field as unresolved.

Keep the affected sites together in the sheet. Identify which pages you control and which require someone else's approval. Prepare a request for the responsible owner when you cannot inspect or change their setup.

## Compare the query and page records you can access

For each authorized Search Console property, review the relevant query and page records. Use comparable dates, search types, countries, and devices. Save the settings beside the export.

Search Console supplies query and page dimensions, along with clicks, impressions, click-through rate, and average position. Those records help you inspect which pages appear for relevant searches. [Google's Performance report documentation](https://support.google.com/webmasters/answer/7576553?hl=en).

Write the intended question beside the observed query. Read the page that receives the record. Decide whether its answer serves that question. Keep a difference between your planned page and the observed page as a finding to investigate.

Most Search Console performance data is attributed to the canonical URL. The report also omits some query rows. An empty row cannot settle whether a page receives search exposure. [Google's data-grouping explanation](https://support.google.com/webmasters/answer/17011259?hl=en).

If you lack access to a brokerage or team property, record that limit. Ask its authorized owner for the relevant evidence. Keep unavailable records separate from observed zeros.

Use a manual search as a dated observation when it helps the review. Save the query, location, device, and account conditions. Google explains that results depend on time, place, device, and recent history. [Google's report guidance](https://support.google.com/webmasters/answer/7576553?hl=en).

## Inspect whether Google treats a page as a duplicate

For each URL in a property you can inspect, retain its indexed status and Google-selected canonical. Compare that value with the page's declared preferred URL. Ask the website maintainer to explain an unexpected destination.

URL Inspection distinguishes Google's indexed record from a live test. The Google-selected canonical comes from indexed data. A live test cannot predict that choice. [Google's URL Inspection documentation](https://support.google.com/webmasters/answer/9012289?hl=en).

Read the pages associated with the finding. Compare their main text, local evidence, services, and intended reader. Keep technical duplication and an editorial overlap as separate entries in the repair sheet.

If both pages remain useful for different readers, identify that difference before proposing consolidation. If the content repeats the same answer, ask the owners which destination should preserve it. Keep the decision pending until the responsible people agree.

## Assign a distinct answer to each useful page

Use the following table as a proposed division of work. Adapt it to the services each business provides. These assignments are editorial choices, with no claimed ranking advantage.

| Page | Proposed reader question | Material to prepare |
| --- | --- | --- |
| Brokerage city page | What services and offices does this brokerage provide here? | Approved business coverage, service descriptions, and office contact routes |
| Team city page | How does this team handle the work I need in this city? | Actual team services, member responsibilities, and supported local experience |
| Agent city page | What work does this agent perform here, and how do I contact them? | Verified role, personal process, publishable evidence, and direct inquiry destination |
| Neighborhood guide | What can I verify about this particular place? | Defined area, current sources, checked facts, and a relevant next step |

Ask whether a visitor can explain the difference after reading the openings. Revise the proposed assignments when they produce the same answer. Preserve a separate page when its purpose and evidence warrant one.

Use actual local material where the page needs it. Remove unsupported experience claims and interchangeable praise. Google's helpful-content guidance asks for original information, clear sourcing, and value beyond copied or rewritten material. [Google's content self-assessment](https://developers.google.com/search/docs/fundamentals/creating-helpful-content).

Name the business performing the work. Explain a team member's role without assigning the whole team's results to that individual. Keep credentials and experience attached to evidence you can publish.

## Choose a content repair or a URL repair

Choose the proposed action from the finding. For distinct services with overlapping introductions, start with a rewrite that clarifies the answer. Preserve the URL when the page remains useful.

For genuine duplicates, ask the technical owner to document the preferred URL and the method. Google's guidance describes redirects, canonical annotations, and sitemap inclusion as signals. Google still determines which URL becomes canonical. [Google's canonical methods](https://developers.google.com/search/docs/crawling-indexing/consolidate-duplicate-urls).

Require agreement from the affected owners before a change crosses websites. Name the content to preserve, destination, account access, and inquiry behavior. Leave a cross-site proposal unresolved when approval or access is missing.

If an approved consolidation changes URLs, prepare the old-to-new mapping before release. Google recommends permanent server-side redirects for site moves. It warns against sending unrelated old pages to an irrelevant destination, such as a homepage. [Google's site-move guidance](https://developers.google.com/search/docs/crawling-indexing/site-move-with-url-changes).

Retain the useful answer and source links at the agreed destination. Check that the page identifies the right business and contact recipient. Record what the visitor should see after following an old link.

## Review city templates before expanding them

Read neighboring city pages together. Identify the evidence and service explanation that make each useful. Hold another city page when its proposed difference consists only of changing the place name.

Google's doorway-abuse policy covers pages or sites targeting similar queries and leading visitors through less useful intermediate destinations. Its examples include city-targeted pages that funnel visitors to one page. [Google's spam policies](https://developers.google.com/search/docs/essentials/spam-policies).

Use that policy as a review prompt. Inspect the actual pages, purpose, and visitor path before describing a violation. Sharing a layout alone does not resolve those questions.

Ask the editor to define the missing answer before adding more pages. If the useful explanation belongs on an existing destination, update it there. Keep unverified local details in the research notes.

## Check the approved repair and retain the result

Before release, agree on observable checks. Each check should identify the URL, expected behavior, responsible person, and evidence to retain.

| Check | Evidence to retain |
| --- | --- |
| Content purpose | Revised opening and the distinct question it answers |
| Business identity | Approved business, affiliation, services, and contact details |
| URL behavior | Old address, agreed destination, and observed response |
| Page links | Relevant links reaching the intended destination |
| Inquiry delivery | Authorized test submission and matching receipt at the agreed destination |
| Search observation | Comparable report settings, query records, and indexed status where available |

For the page links, use labels that explain the destination. Google recommends crawlable links and descriptive anchor text. [Google's link guidance](https://developers.google.com/search/docs/crawling-indexing/links-crawlable).

Keep the pre-change record, approved wording, release date, and later observations together. Investigate a changed search record before assigning a cause. Record a successful inquiry test separately from later real inquiries.

Mark an unavailable indexing result as unavailable. A completed page repair can pass its content and delivery checks while later search observations remain pending. Close each check against the evidence it requires.

## Bring the overlap into your website scope

Prepare the affected URLs, comparison sheet, approved business facts, and source records. Include the owners who can approve each proposed change. Name the answer to preserve and the inquiry path to test.

Use the [real estate website page](/for/real-estate) to prepare a written whole website fix scope. Ask it to specify the content changes, approved URL decisions, dependencies, and acceptance checks. Keep changes outside your authority pending with the responsible owner.
