Check the named MLS rather than treating a national coverage claim as approval for your account. IDX permits limited electronic display of participating brokers' listings. NAR's public overview describes that permission framework. Rules differ by MLS. Confirm the proposed display with your MLS and broker before approving the website. Ask each shortlisted provider to return the same written answers: the exact MLS sources, required approvals, available inventory and fields, update process, and responsible support contact. Request local attribution and disclaimer requirements from your MLS and broker. Keep unresolved approval questions in the brief. For multiple MLSs, request a line for each source. Ask which subscription includes it and which charges apply. IDX Broker's terms allow MLS pass-through charges. Showcase IDX also identifies MLS pass-through fees. Ask the provider to demonstrate the feature you intend to use before paying for a larger package. iHomefinder's Lead Essentials includes property search, lead tracking, and CRM functions. Identify which functions you would keep in your existing systems before accepting a bundled replacement. Showcase IDX lists third-party CRM integrations and advanced routing under Premium. If your receiving system needs a Premium integration, include that plan in the quote and test the connection. For buyer inquiries, specify the property reference, reply details, and intended recipient. Decide when registration should appear by reviewing the actual visitor task. For sellers, require a service page and a direct contact route. Write both paths into the website scope. ## Inspect the actual listing addresses and search behavior IDX Broker's March 5, 2026 support guide says listing pages use canonical tags pointing to the preferred listing URL on the IDX subdomain. Ask your builder to show the proposed address and navigation back to your main website. iHomefinder describes its IDX as native, without framing or a subdomain. Have the builder show a property page's initial HTML, rendered page, canonical address, and contact route. Inspect your finished configuration rather than inferring search performance from a vendor description. Google's canonical guidance treats declarations as signals; Google selects the representative URL. Its live test and indexed report supply different information, and the live test does not establish Google's selected canonical. For Showcase IDX, include theme compatibility in the preview. Its published guide recommends avoiding real estate themes with competing search and property features. Request a demonstrated solution before approving a theme change. ## Obtain a complete quote and an exit plan Subscription contracts, cancellation terms and refunds depend on your account agreement and on state law. Confirm them in writing with the vendor, and with your broker or an attorney, before you cancel. Ask for the subscription, setup charge, MLS charges, additional websites, agent seats, required integrations, and maintenance cost as separate lines. Request the renewal date and cancellation method with the quote. IDX Broker lists a setup fee for its plans.
