# Choose an accessibility auditor for a real estate website

Choose an evaluator by the skills, methods, sample findings, and repair handoff they can demonstrate. A scan result alone does not show whether someone can investigate the barriers buyers and sellers encounter on your website.

This is a proposed purchasing process for real estate agents. W3C sources were fetched on 2026.10.22. The selection questions and acceptance terms are editorial recommendations. No website has been evaluated here. This article makes no legal applicability determination or claim of conformance.

## What should a real estate agent ask before requesting quotes?

Ask what decision the evaluation needs to support and who will use its findings. Identify the website, visitor tasks, and people who can authorize repairs. Request an evaluation proposal rather than a generic certificate. Keep unresolved legal questions with counsel and technical findings with the evaluator.

## Can an automated scan establish accessibility by itself?

No. W3C says knowledgeable human evaluation is required and that a tool alone cannot determine whether a site meets accessibility standards. Ask each bidder to distinguish automated checks from expert review in the proposed work. [W3C evaluation overview](https://www.w3.org/WAI/test-evaluate/).

## Which evaluator skills should be demonstrated?

Request evidence of relevant web-technology, accessibility-guideline, assistive-technology, and disability-barrier expertise. W3C describes those as complementary evaluation skills. Ask who contributes each skill on the proposed team. A named tool or a polished sales demonstration does not identify the person who will investigate your website. [W3C expertise guidance](https://www.w3.org/WAI/test-evaluate/combined-expertise/).

## How should previous work be reviewed?

Request an anonymized sample finding and ask the evaluator to explain how it was established. Look for enough information for your developer to reproduce the problem. Respect confidentiality. A sample should demonstrate the evaluator's method without exposing another customer's credentials, personal information, or restricted website content.

## What should an interview demonstration show?

Ask the evaluator to walk through a representative finding, its evidence, and the proposed repair handoff. Use an authorized demonstration environment. Ask what remains uncertain and when additional expertise is needed. Prefer an explanation you and your developer can inspect over a promise that every problem will disappear.

## Should people with disabilities participate in the evaluation?

Ask how that participation fits the work and how the evaluator will interpret its limits. W3C recommends combining user involvement with standards evaluation. Experience from an individual participant does not establish accessibility for every user or replace technical evaluation. [W3C user-involvement guidance](https://www.w3.org/WAI/test-evaluate/involving-users/).

## How should buyer and seller tasks inform procurement?

Describe the tasks bidders need to understand: finding property information, using listing search, asking a question, and receiving confirmation. Request evidence that the evaluator can investigate the components involved. Keep the standards target and detailed sampling plan in the technical scope rather than duplicating a version-comparison exercise here.

## What should the bid say about the evaluation target?

Require an explicit target and a reference to the agreed technical scope. Ask the bidder to explain any assumptions before pricing. Do not infer a full conformance evaluation from the word audit. W3C distinguishes evaluation methods and reporting resources. [W3C evaluation overview](https://www.w3.org/WAI/test-evaluate/).

## How should embedded IDX affect provider selection?

Ask whether the evaluator has experience investigating embedded or externally controlled components. Require a clear way to document a barrier and identify the party who can repair it. Do not accept a quiet exclusion of listing search. Record access limitations in the proposal before comparing prices.

## Which access arrangements should be agreed?

Define the environment, test accounts, permitted actions, and handling of private records. Use approved test data wherever possible. Ask how credentials and captured evidence will be protected. Keep access authorization separate from purchasing the evaluation so a commercial agreement does not silently permit unintended live submissions.

## What should a sample report contain?

Look for scope, dates, methods, reviewer information, detailed findings, and recommendations. W3C provides a report template containing those categories. Use it to ask questions about the bidder's deliverable. The presence of a template does not establish that the evaluation itself is complete or correct. [W3C reporting template](https://www.w3.org/WAI/test-evaluate/report-template/).

## What makes a finding useful to the developer?

Require the affected page or state, steps to reproduce, observed result, relevant criterion, and supporting evidence. Ask for the proposed remedy and retest method. Have the developer review a sample before purchase. A result is harder to act on when it names only a category or an overall score.

## How should the evaluator explain priority?

Ask for a plain explanation of the affected task and user impact beside each finding. Keep the technical result distinct from business scheduling. Require a way to identify a blocked inquiry or property-search task. Do not let a single score hide the problem that prevents someone from completing their task.

## Who should own repair decisions?

Name the website developer, IDX provider, content owner, or other responsible party for each affected component. Require the evaluator to distinguish investigation from implementation. Ask who approves changes and how questions are resolved. An audit purchase should leave a usable repair assignment rather than an unowned report.

## Does the audit quote include remediation?

Ask for separate descriptions of evaluation, implementation, consultation, and retesting. Compare each bidder against the same required deliverables. Do not assume a report fee includes code changes or vendor coordination. Leave an unquoted service UNRESOLVED until its scope, authorizer, and applicable price are supplied.

## How should independence be discussed?

Ask the provider to disclose relationships with proposed remediation products or subcontractors. Request an explanation of how findings and repair recommendations are reviewed. Keep your procurement decision based on inspectable work. The question is whether you can assess the recommendation and its interests, not whether every commercial relationship is disqualifying.

## What should be agreed about retesting?

Specify which repaired findings will be checked, the evidence expected, and how unresolved results are reported. Ask what triggers an additional charge or a new evaluation. Preserve the original finding and the later result separately. A developer marking work complete should not automatically close the evaluator's record.

## How should proposals and prices be compared?

Normalize the target, access assumptions, deliverables, consultation, and retesting before comparing quotes. Request exclusions and change-control terms. This article provides no typical fee or duration. A lower quote may describe different work, so record what each bidder has and has not agreed to deliver.

## What should happen when findings are disputed?

Require a review process that preserves reproduction steps and identifies the responsible technical reviewer. Ask for the evidence supporting a revised result. Keep disagreement visible until resolved. Avoid deleting a finding because the developer cannot reproduce it without the same account, state, or assistive-technology setup.

## What report rights should the website owner retain?

Request a usable export, supporting evidence, and permission to share the findings with responsible repair providers. Confirm any restrictions before signing. Ask how access works after the engagement ends. Retaining a dashboard login alone may not meet your need for an independent record of the work.

## How should public accessibility claims be handled?

Base them on the actual evaluation and reviewed wording. Use the separate [accessibility-statement guide](/articles/accessibility-statement-agent-website) for the public page. Use the [overlay decision guide](/articles/accessibility-overlay-agent-website-decision) for product-purchase questions. This article owns evaluator selection and the commercial handoff, which keeps those answers distinct.

## What should be ready before choosing the evaluator?

Prepare the website reference, task list, technical scope, sample-report review, proposed repair owners, and comparable quotes. Record missing evidence and the person who can resolve it. Use the [real estate website brief](/for/real-estate) for website repair requirements. Select the evaluator when the deliverable and follow-up responsibilities are clear.
