# Buyer closing cost calculator: what an agent website should show

Put a buyer closing cost calculator on your agent website with itemized charges, dated sources, visible assumptions, and an estimate label. Separate closing costs from cash still needed at closing. Offer an optional buyer question beside the result and a clear route to a licensed lender.

The CFPB defines closing costs as upfront costs for obtaining the loan and transferring property ownership. Its explanation distinguishes those costs from cash to close. [CFPB Loan Estimate explainer, checked 2026.10.14](https://www.consumerfinance.gov/owning-a-home/loan-estimate/).

Use the following requirements to brief your website builder. They are recommendations for the page and its acceptance checks. Scale With Search and the agent do not give loan advice. Keep financing decisions with a licensed lender and settlement questions with the responsible closing professional.

## Give the calculator a defined buyer question

Make the page answer: “Which purchase costs have I included, and what remains unconfirmed?” Keep the explanation and calculation available without a contact form.

The competing New Jersey calculator separates transaction fees from prepaids and escrows. It offers a cash-purchase option, a printable summary, and a consultation route. Its copy tells visitors to replace example inputs with provider quotes. [Competitor page, checked 2026.10.14](https://www.homesbuyingguide.com/buyer-closing-cost-calculator).

For your website, require each amount to show its source and status. Add a way to flag missing costs and ask a property-specific question. Approve local assumptions for your service area before publishing them.

Keep this page focused on purchase costs. Give monthly-payment calculations and home-price affordability scenarios separate briefs. If the buyer also needs to sell, offer a separate seller-service route without adding estimated sale proceeds to this calculation.

## Require inputs that someone can verify

The Loan Estimate separates loan costs, government fees, prepaids, initial escrow funding, other costs, and lender credits. [CFPB disclosure categories, checked 2026.10.14](https://www.consumerfinance.gov/rules-policy/regulations/1026/37/#f), [other cost categories](https://www.consumerfinance.gov/rules-policy/regulations/1026/37/#g).

Use those categories to organize the page. Request the following evidence for the transaction rather than publishing national fee defaults.

| Proposed input | Source to request | What to display |
| --- | --- | --- |
| Purchase price, location, and planned closing date | Buyer scenario or transaction documents | Scenario status and location covered by the estimate |
| Down payment or purchase funds | Buyer assumption, checked with the lender | Amount and calculation basis |
| Lender charges and required services | Current lender estimate | Itemized charges and document date |
| Title, settlement, attorney, and other transaction services | Applicable provider quotes | Buyer-assigned items and quote dates |
| Recording charges and transfer taxes | Relevant authority and settlement review | Applicable charges, source links, and date checked |
| Prepaids and initial escrow funding | Lender and insurer estimates | Separate categories with their source dates |
| Deposit, lender credits, seller credits, and adjustments | Receipts, lender documents, and contract review | Amount, status, and where each enters the calculation |
| Costs already paid or financed | Payment records and lender confirmation | Each affected item and its treatment |

Let users mark an amount unknown. Distinguish an unknown value from a confirmed zero. Label incomplete results “Partial estimate” and list missing inputs beside the total.

Leave unverified automatic fee formulas out of the initial brief. If you request them later, name the jurisdiction, source, update owner, and comparison tests. Mark date-dependent entries for review when the closing date changes.

For a cash-purchase mode, require the settlement professional to approve its separate worksheet. Identify financing-only entries explicitly. Keep applicable purchase expenses visible when that mode is selected.

## Show closing costs and cash still needed separately

The CFPB's Closing Disclosure explanation says total closing costs exclude the down payment. It also distinguishes money already paid from the amount still due. [CFPB Closing Disclosure explainer, checked 2026.10.14](https://www.consumerfinance.gov/owning-a-home/closing-disclosure/).

Ask the builder to show an itemized cost subtotal and a separate cash reconciliation. Require a lender-approved worksheet before implementing either calculation.

For a straightforward purchase scenario, propose this structure for review:

**Estimated closing costs = itemized buyer-paid loan and other closing charges minus lender credits.**

**Estimated cash still needed = estimated closing costs + down payment/funds from buyer − applicable deposit − closing costs already paid − closing costs financed − seller credits + signed transaction adjustments.**

The regulatory cash-to-close tables distinguish financed costs, purchase funds, deposits, seller credits, and adjustments. The Closing Disclosure also identifies costs paid before closing. [CFPB Loan Estimate cash calculation, checked 2026.10.14](https://www.consumerfinance.gov/rules-policy/regulations/1026/37/#h), [Closing Disclosure cash calculation](https://www.consumerfinance.gov/rules-policy/regulations/1026/38/#i).

Define each entry in the approved worksheet. Enter lender credits separately only when the cost subtotal has not already deducted them. Keep seller-paid items outside buyer-paid charges. Deduct a general seller credit only where it has not already reduced another entry.

The CFPB distinguishes general seller credits from seller-paid cost lines. [CFPB seller-credit explanation, checked 2026.10.14](https://www.consumerfinance.gov/owning-a-home/closing-disclosure/).

Deduct a prior payment only when its charge remains in the subtotal. Keep purchase funds and financed costs consistent with the lender's worksheet. Require separate review for assistance, subordinate financing, or other arrangements the initial model does not support.

Display excluded spending, such as moving or work planned after purchase, outside the closing total. Do not treat the calculator as a complete household budget or payment instruction.

## Put lender review beside the result

Display this proposed notice beside the calculation and retain it in any printed summary:

> Planning estimate using the inputs shown. This is not a loan quote, approval, or loan advice. Ask a licensed lender to confirm financing costs and your settlement professional to confirm transaction charges and cash due.

The CFPB describes a Loan Estimate as information about requested loan terms and estimated costs. Receiving one does not mean the lender has approved the application. [CFPB explanation, reviewed 2024.08.09; checked 2026.10.14](https://www.consumerfinance.gov/ask-cfpb/what-is-a-loan-estimate-en-1995/).

Before publishing a payment, rate, or down-payment amount, have the lender or broker review the calculator copy for Regulation Z. Include default values, result panels, downloads, and nearby promotional text in that review.

Section 1026.24(d) identifies advertising trigger terms, including payment amounts, repayment periods, down-payment terms, and finance charges. Its commentary limits the down-payment trigger to credit-sale transactions. Rates have separate requirements under subsection (c), and dwelling-secured credit advertisements have additional rate and payment rules under subsection (f). [CFPB Regulation Z advertising rule, checked 2026.10.14](https://www.consumerfinance.gov/rules-policy/regulations/1026/24/).

Ask the reviewer to determine applicability and approve required disclosures and their placement. An estimate label does not establish compliance. Require a dated source for any site-supplied rate, payment, or fee amount.

## Carry a buyer question into the received inquiry

Place an optional action beside the result, such as “Ask about the purchase process for this property.” Explain who receives it and what the agent can discuss. Provide a separate, voluntary lender-contact route for financing questions.

Ask for the buyer's question, preferred reply method, and usable contact detail. Make the property reference and calculation summary optional. Preview the summary before sharing it. Preserve its assumptions, source dates, and missing items.

Keep account numbers, financial documents, and payment instructions out of this form. Keep entered amounts out of page URLs and routine analytics. Name the receiving destination and response owner in the website brief.

Count calculator use and received inquiries separately. A displayed total does not prove receipt or establish buyer qualification. Publish a response-time promise only after the recipient agrees to it.

## Accept the page against the worksheet and receipt

Require the builder to demonstrate these checks with synthetic scenarios. Have the lender and settlement reviewer approve expected results before testing.

| Check to commission | Evidence to inspect |
| --- | --- |
| Itemized arithmetic | Page subtotals and cash reconciliation agree with the independent worksheet |
| Credits and prior payments | Each deduction appears once, with the relevant charge still included |
| Unknown costs | Missing inputs remain visible and the result stays partial |
| Cash-purchase mode | Financing-only items follow the approved cash worksheet |
| Changed closing date | Affected quotes and assumptions require review |
| Unsupported scenario | The page explains its limit and offers professional review |
| Printed summary | Inputs, dates, omissions, and lender-review notice remain visible |
| Phone and keyboard use | Visitors can enter amounts, correct errors, read results, and reach the inquiry action |
| Optional sharing | Submitted information matches the buyer's preview and sharing choice |
| Inquiry delivery | A labeled test reaches the agreed recipient with the question and usable reply details |

Record failures and require a passing retest after repair. These checks specify work to request. They are not results from an implemented calculator.

## Bring the calculator requirements into your website scope

Your calculator worksheet distinguishes estimated closing costs from cash still required. Supply the approved model to [whole website fix: buyer closing costs](/for/real-estate). Any calculator feature needs a written scope decision within the whole website fix.
