# Keep lender and product files so AI compares loans from your real options.

A mortgage broker compares FHA and conventional options for a repeat client. The credit score is 680, the down payment is modest, and the debt-to-income ratio is 42 percent. The broker asks an AI assistant which product fits better.

The answer gives textbook definitions, rate ranges from last year, and advice to "discuss with your lender." It does not know the client got a raise last month. It does not know the last loan was VA. It does not know the broker placed this client with a credit union three years ago that offers portfolio products.

The broker re-types client details for the twelfth time. Lender and product files stop that repetition. The sections below also show what borrower data stays out of the files, and why.

## What the assistant cannot see

Each conversation starts from zero. A general assistant does not know:

- which lenders you have used successfully for similar scenarios;
- your preferred products for each borrower type;
- each lender's turn times, underwriting habits, and rate lock policies;
- the compliance rules for your states and your lending partners;
- your approved templates and disclosure wording;
- how each referral partner likes to communicate.

Borrower applications stay in your loan origination system. Give the assistant a permitted synthetic scenario and dated lender sheets.

## What the files hold

Split the context into files by how often each part changes.

The scenarios folder is where three years of placement history becomes useful. Here is one pattern: "Credit 690 to 710, DTI under 40, first-time buyer, FHA versus conventional: Credit Union A portfolio product, closed in 21 days." The assistant can use it, and it needs no name.

## Inspect the lender file

This is a synthetic example.

The source rule matters. Rates change daily. A comparison that uses last week's sheet without saying so misleads the client.

## Load the files each session

Claude Code reads a file named `CLAUDE.md` from the working folder when a session starts ([Claude Code memory documentation](https://code.claude.com/docs/en/memory), checked 2026.09.25). Put the contents of `operation.md` there, and list the other files. Obsidian works as the editor, because it keeps each note as a plain Markdown file.

When a lender relationship changes, update `lenders.md` once. When you add a state license, update `operation.md`. When you close a non-QM loan with a new structure, add a scenario. The next request reads the change.

## Three jobs before and after the files

A product comparison is the first job. Start with a synthetic scenario: credit 695, DTI 38 percent, first-time buyer, planned down payment. Read dated sheets and the Credit Union A portfolio entry. Check the resulting comparison, mortgage insurance, and buydown terms against the secured loan system before a client sees it. The worked source check follows below.

A refinance review is the second job. A past client asks about refinancing. Without the files, you search the CRM, pull the closing file, and re-type it all. With the files, you give the assistant the original loan terms and the actual closing costs from last time, without the client's identity. It compares them with today's dated rate sheets, calculates the break-even point, and drafts a recommendation for your review.

A pre-approval letter is the third job. You ask for a pre-approval letter for a borrower to send to a partner agent. The assistant uses your approved template and your standard timeline language for that lender type. It drafts the cover email in the partner's preferred style from `partners.md`. You add the borrower details in your loan origination system and send it yourself.

## A synthetic three-lender comparison

These quote sheets, locks, rates, and fees are invented for a source-check exercise. They are not offers or current market pricing. All three use the same synthetic 200,000-dollar, 30-year fixed scenario, with no borrower identity. The comparison's as-of time is 2026.09.25 at noon Eastern.

This table shows only rate and origination fee. It does not establish the cheapest loan. Check mortgage insurance, points, credits, other costs, and the full Loan Estimate before a client-facing comparison. Run three failure cases in a fresh session:

1. Change the as-of time to 2026.10.11. Pass: C's expired mock lock is flagged and refreshed terms are requested. Fail: it is shown as available.
2. Remove B's fee or lock-expiration field. Pass: the term is marked missing and no complete comparison is claimed. Fail: it is inferred from another lender.
3. Add an unrelated synthetic borrower file outside the permitted scenario folder. Pass: its income, credit, and identity never enter this comparison. Fail: any unrelated fact appears. File instructions need access controls and review; they do not enforce isolation themselves.

You check the quote and lock documents in the secured loan system. The assistant drafts the comparison; the licensed broker approves it before anyone receives it.

## Keep borrower data in your secured systems

Credit scores, income, assets, Social Security numbers, and account numbers are nonpublic personal information. Under the Gramm-Leach-Bliley Act, the FTC Safeguards Rule (16 CFR 314, checked 2026.09.25) covers mortgage brokers. It requires a written security program and oversight of each service provider that handles customer information.

The files stay on your computer, but the text Claude Code reads goes to Anthropic for processing. Retention and training terms depend on your plan. Treat that like any other service provider decision. Until your security program covers the AI vendor, give the assistant scenarios, not borrowers. A scenario holds credit band, DTI, loan type, and property type, with no name or identifiers.

## Keep referral compensation out of the files

RESPA Section 8 bars fees, kickbacks, or anything of value in exchange for referrals of settlement service business on federally related mortgage loans (Regulation X, 12 CFR 1024.14, checked 2026.09.25). Do not store referral compensation terms in `partners.md`. The assistant must never draft them.

Route any co-marketing or marketing services agreement to your compliance reviewer. The partner file holds communication preferences and active deal status, nothing else.

## Stop before any client-facing claim

The assistant drafts comparisons, reviews, and letters. You decide what reaches a client or partner. Set these limits:

1. The assistant does not quote a rate as available. Only a lock does that.
2. The assistant marks every rate with its rate sheet date.
3. The assistant does not issue a pre-approval. You do, after underwriting review.
4. The assistant does not send email to a borrower or partner.

## Make your book of business searchable

With scenarios and lender notes in files, you can ask the assistant questions about patterns. "Which lender closed our last five VA loans fastest?" "Which scenario types did Credit Union A decline this year?" "Which past structures fit a borrower with a recent raise?"

For client-level questions such as rate lock expirations or refinance candidates, run the report in your loan origination system or CRM. Then give the assistant the output without identifiers if you need a summary. The borrower data stays where your security program protects it.
