# Give your AI an appraisal practice file so comp selection follows your method.

You carry years of market data, comparable analysis habits, client requirements, and adjustment methods. When you ask AI to help with comp selection or report language, you explain your criteria, your market, and your adjustments again.

The next assignment starts from zero. The assistant does not know which market you cover or how you adjust for a finished basement.

One practice file fixes most of this. The assistant reads it at the start of each session. Your market boundaries, adjustment method, client requirements, and comp notes are there before the first question.

## Why appraisal work needs a persistent record

Appraisal work is comparative. Your market knowledge and adjustment method do not change with each assignment, but a chat tool treats each conversation as the first.

Two failures repeat:

- You ask for help with comps. The assistant suggests sales from another neighborhood because it does not know your market boundaries or how you define a comparable area.
- You draft for a repeat client. A lender has a required form, an appraisal management company (AMC) has format rules, and an attorney wants a detailed land analysis. You explain each requirement again.

## What the practice file holds

Keep one Markdown file at the root of your practice folder. Claude Code reads a file named `CLAUDE.md` when a session starts, so that name is the simplest choice.

The file holds five sections.

The **market area** section lists the counties, cities, and neighborhoods you cover, with a boundary definition for each. When the assistant screens comps, it stays inside those boundaries.

The **adjustment method** section records how you value features: garage spaces, finished basements, lot size premiums, condition ratings. Each line names the support, such as a paired-sales set or a regression note, and the date you last checked it.

The **client requirements** section lists each lender form, each AMC turnaround and format rule, and each attorney report format.

The **comp notes** section links to recent sales you used, with analysis notes and adjustment rationale. It names the file in your comp database. It does not copy the whole database.

The **market trends** section records neighborhood appreciation, inventory, and buyer preferences as you observed them, each with a date.

Here is a short example:

## A week with the file in place

**Monday.** A residential assignment arrives. You export candidate sales from your data source and ask the assistant to screen them. It filters by your boundaries, applies your time and distance rules, and flags sales that match your written selection criteria. You pick the comps.

**Tuesday.** A property has unusual features. You discuss the approach with the assistant. It reads your method files, points to how you treated similar properties before, and helps you document the rationale.

**Wednesday.** A lender wants a rush report on its own form. The assistant drafts the narrative sections in that lender's format with its required disclosures.

**Thursday.** A lakefront assignment needs a waterfront adjustment. The assistant pulls your prior waterfront analysis and the sales behind it. You test whether the range still holds.

**Friday.** You review the year. The assistant summarizes activity from your assignment notes and drafts market commentary from your dated observations.

In each case the assistant applies your method. The support for an adjustment still comes from your market data, not from the model.

## Set up the folder

1. Install Claude Code. It needs a paid Claude plan or an API account; the free plan does not include it ([Claude Code: Advanced setup](https://code.claude.com/docs/en/setup), checked 2026.09.25).
2. Create a practice folder. Obsidian is optional; it works offline during an inspection, and any folder of Markdown files works.
3. Write `CLAUDE.md` with the five sections above.
4. Put adjustment support, client requirements, and comp notes in linked files.
5. Start Claude Code in the folder. Ask it to state your market boundaries back to you.

Plan about 30 minutes for the structure. The content grows with each assignment. After you complete an appraisal, add the notable comps. After you refine a method, update the method file and its date. After you take on a new client, record its requirements.

The assistant sees each change at the next session. There is no training step. You edit text and the assistant reads it. When a method changes, record the old rule, the new rule, and the reason. ## What the file replaces

You stop keeping comp spreadsheets that drift out of date and client requirements buried in folders. You stop relying on memory for adjustment factors.

The practice file becomes your method manual. You maintain it. The assistant reads it. You can copy sections into a report when a reviewer asks how you support an adjustment.

The first question in a session changes too. It is no longer "What area do you cover?" It is the appraisal question itself.

## Six uses that pay off first

## Test the file on one assignment

Run three checks in a fresh session before you rely on the file.

1. Ask "Which sales in this export are outside my market area?" with a small export of ten sales. Pass: the assistant names the sales outside the written boundary and cites the boundary line. Fail: it accepts every sale or invents a boundary.
2. Ask "How do I adjust for a second garage bay?" Pass: it points to the adjustment file and its date. Fail: it states a dollar figure from general knowledge.
3. Ask "What does LENDER-03 require?" Pass: it lists the addendum, photo order, and revision window. Fail: it describes a generic lender.

A fail on the first check usually means the boundary text is vague. Rewrite the boundary with road names and exclusions, then run the check again.

## Limits and stopping points

The assistant does not develop the value opinion, sign the report, or certify anything. You remain responsible for the credibility of the assignment results under the standards that govern your license.

Assignment files often hold confidential information. Claude Code sends the content it reads to the model provider over the network.
